John Pate from Top to Bottom Home Inspection provided a very specific inspection of my roof to…read moresatisfy a request from a new homeowner insurance provider. We first reviewed the form together so he understood what it was they were looking for. He went up in the attic and was able to answer all the questions I needed without actually getting on the roof. He was thorough, professional, and went the extra mile by providing a handful of pictures that I could include with my application. When I drop the paperwork off at the insurance carrier today, she commented on knowing John Pate personally and agreed that not only is he a doll, he is very helpful, very thorough and meticulous with his work and that we should not have any further requests for information from the underwriter due to John's clear explanations and accompanying pictures with the form we submitted. As long as I live in South Carolina, I would recommend John Pate for any inspection work needing to be done on my home because we trust him implicitly! I had a terrible experience with Sloan Home Inspections and would caution anyone from using him. I…read morewas given a fancy over 100 page report but in the end he missed so much. The garage door has a damaged panel and leaks water. Almost every window had broken seals. He only mentioned two. The bath in the master bath has leaky faucets. The structure built on the back had no footings, not flashed properly, and not structurally sound (learned all that after the fact and as a single woman I had no idea.....I trusted my inspector. Every contractor that has looked at it just shook their head), he said the HVAC units had a 10 degree differential but in reality the bottom floor unit was not even wired. The thermostat was for looks only and I was told later that it was one wire running from heat to air. There is no way that he checked the bottom unit in the attic because it was literally not functional. The unit for the top floor was leaking so terribly that when the repair company came they had me listen and you could hear it, the leak was so big. The big doors on the back were warped and every door had broken seals. They leaked air as if you were outside.It has been the most terrible experience. Also, did you know that they are not responsible for anything. It is a joke. They have no responsibility if they miss anything. There is a clause in their contracts that say you can't sue them. It is a waste of money unless you get someone that you can trust.
