But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.

    Please see my previous reviews! After having to have to do our own pest control, the property…read moremanagement finally sent out a guy to fully address the problem and put out gel bait. He initially only came to just spray a couple of corners and left. Didn't want to come back at all, and it was harder than parting the Red Sea to get them to get the pest control to come back out. Spraying does nothing but push the bugs back into the walls, and after he sprayed we still had plenty of these things running around unphased. They really didn't want to come out and after almost a dozen calls, emails, faxes and being gaslit by management saying "you're the only one complaining of roaches and termites", the pest control guy finally shows up today. However, as we suspected, he basically puts two little gel bait squirts on a roach trap in the corner and calls it a day. LMFAO! I can't do nothing but laugh at this ridiculousness. But this is the kind of service their vendors provide us tenants 90% of the time, no matter what the issue is. If the roach is already on the roach trap, why would it need the gel bait??? LMFAO. Make it make sense. Gel bait is supposed to be used for the tiny nooks and crevices that roach traps don't get, especially under the bathroom & kitchen sinks, under/behind fridge and stove, behind the electrical outlet plates, baseboards, etc. But we had already gotten our own pest control supplies, watched a ton of Youtube Videos from reputable Pest Control Companies, called some friends, and did it ourselves, because these roaches don't wait for no one to multiply and take over. If we rely on ADR to solve this we would have had to replace our fridge and other expensive appliances/computer equipment. Better to spend $150 to $200 out of our own pocket, research and do it ourselves than to wait and rely on ADR and then lose thousands of dollars in lost appliances. Thanks to our OWN due diligence, we now have a reduction of maybe 99% of these things. Every few days we'll see a couple of tiny ones, slow moving on the floor. We are going to keep doing our own pest control maintenance measures on a routine/schedule as we can't rely on ADR to keep things at a certain standard. So for anyone who is going through this and reading this here are some tips to help you: For German roaches you need a multiple prong approach. Simply spraying will do little to nothing and a few months down the road when eggs hatch, you'll be back at square one. Treating German Roaches requires multiple-prong approach for an extended period of time, months and months and months. 1. Use Gel Bait - Advion Evolution is one of the most powerful and best ones. It really knocked a ton of these things out when ADR's own pest control didn't do jack for them. Youtube how to use gel bait, it takes a lot of work, get under your kitchen/bathroom sinks, under & behind fridge, stove, appliances, etc. Check for every nook & crevice. A little goes a long way. Stay on top of it, redo every 2 to three weeks. Remove electrical outlet plates and place a squirt or two on the sides and replace the plate. These things hide in the walls of your apartment/home. 2. Use roach traps - You can use them to monitor the roach activity. 3. Use IGR's - Gentrol IGR's - Insect Growth Regulators. Birth control for roaches, to keep the immature roaches from reaching sexual maturity and keep them from reproducing. Place IGR's under all sinks, in pantries, cabinets, closets, Change out every 3 months. 4. Stay vigilant and keep a regular schedule of your own pest control. Keep your living areas minimal of any food source, esp kitchens. Clean behind and under all major appliances at least twice a week, sanitize and disinfect all surfaces. If you see just one single German roach, get on it, because there are at least a hundred or more in your home/building walls laying eggs and hatching. Check out the NaturePest Natural Pest Control channel on Youtube. The video that helped us is called "How To Get Rid of Roaches. Eco-Friendly Cockroach Control Miami. Conclusion: We conclude that since it was so difficult to get any real pest control measures done that the pest control had been slacking off for quite some time in its service and this resulted in us getting an infestation in the middle of winter of all things. We keep our home clean, sanitized and disinfected. We never had this problem before, but apartment living can bring you such experiences, especially if the property management's pest control vendors don't always do a thorough job and you have some neighbors who bring the roaches into the building. The service vendors they hire are usually dirt cheapest, bottom-of-the barrel so the service is often subpar to put it nicely. (There are a couple of exceptions, but generally, don't expect much. Just don't.)

When it was time for him to transfer the earnest money to secure the house he was given instructions by the Rodeo Realty agent, whose name I'm reluctant to name for legal reasons. As my son's money was transferred something when horribly wrong, the agent's computer had been compromised, which he admitted and the funds were hacked and ended up with criminals in an other country. The money was gone. We appealed to Rodeo Realty for reimbursement as the problem was with the realtors office. We got a lawyer letter a few weeks later indicating they WILL NOT take any responsibility. My son was out the money! This company, Rodeo Realty is horrible and dishonest. The agent and Rodeo Realty got their commission. I would not recommend this company they are sleeve bags.
