    My interactions with Julie Sanghera reflected repeated miscommunication, blurred professional…read moreboundaries, and unprofessional conduct during and after completion of our transaction, including issues related to walkthrough representation and subsequent unsolicited contact. Please see my full brokerage-level review below, which documents the complete sequence of events involving Julie Sanghera, Aman Deol Sian, Stacey (administration), and Danielle Hrasko (managing broker). We selected Aman and Julie for professional, hands-on guidance in selling our long-term family home and purchasing a new one. We clearly stated that communication, advocacy, and professionalism were our top priorities and agreed to full commission for that level of service. From the beginning, we experienced repeated communication failures, misalignment with our stated needs, and a lack of client-first advocacy. Both agents took multiple holidays during critical stages without prior disclosure, delaying progress. We were shown properties that did not meet our criteria, and even for the home we ultimately purchased -- which we found ourselves -- our requests to view it required repeated follow-up. We also had to prompt our agents to actively advertise our home. During negotiations, Aman prematurely disclosed our future pricing strategy to the buyer's realtor, weakening our negotiating position. Shortly afterward, the same party submitted an offer, and Aman offered a $1,500 credit in acknowledgment of this error. Throughout subject removal, our agents repeatedly advised the buyer's realtor that deficiencies had been resolved before receiving confirmation from us, resulting in additional deficiency lists, unnecessary stress, and extra work. As completion approached, communication decreased significantly. We received conflicting information about the walkthrough, and when it was finally completed, we were not informed that major contract breaches remained, including unremoved items, garbage, damage (including a broken window), and failure to complete professional cleaning. We discovered these issues upon arrival with our moving company, causing delays, added costs, and significant stress. We were forced to manage removal and cleanup ourselves, with only partial assistance later arranged. Two days after possession, we received a brief message stating the transaction was complete, and our agents and their office administrator exited our group communication while outstanding issues remained unresolved. Shortly afterward, both agents blocked our minor and adult children on social media, despite their having no involvement in any disputes. This conduct felt inappropriate and unprofessional. When we followed up regarding the promised $1,500 credit, Aman advised it would likely not be honored. It was only released approximately one month later after escalation to the managing broker, without apology or accountability. Danielle Hrasko later acknowledged our concerns, apologized on behalf of the team, and indicated additional training would be implemented. We also received unsolicited and distressing messages from Julie months later regarding a perceived social media comment, reinforcing our concerns about professional boundaries. We also noted a pattern of review activity on Julie Sanghera's Google profile in which multiple positive reviews appeared within a short time frame in early 2025. We encourage prospective clients to independently review timelines and content as part of their due diligence. Overall, our experience reflects consistent deficiencies in communication, advocacy, professionalism, and accountability. Given the emotional and financial significance of selling a long-term family home, this was profoundly disappointing. We strongly encourage prospective clients to proceed with caution.
