And the only thing I wanted to be responsible for was the excursions. He worked with us when we wanted to downside on certain hotels and answered questions at a reasonable time. Despite having a few questionable logistics, everything worked out smoothly during our trip to Greece. At first, we weren't going to do private transportation, but having it from and to the airport really makes a difference. In the end, we never had to call Nick for anything during our trip. Hiking trails destroyed, air quality in the unsafe range, FEMA and city authorities asking travelers to stay away made no difference to these greedy people. I was told that basically the apartment has to be on fire or in the evacuation zone to receive a full refund. Who cares about the customer? Instead of offering me a full refund, I had to plead my case to get only 50% back. I will never rent a place from this company again, and they should be ashamed to not do the right thing and understand that in an unprecedented time of disaster, they would be better served by caring for the customer.

If your situation requires any explanation, you can send emails and additional documents, but based on our experience, it feels like no one actually reads or takes them into consideration. I have an excellent rental history for the past three years. I have never had an issue with rent payments -- in fact, I consistently pay my rent 5-7 days before it is due. However, based on how our application was handled, it seems that an applicant's actual payment history and excellent rental record carry very little weight. What was especially frustrating was that they did not provide a reasonable amount of time for our current landlord to respond to their verification request. Instead of contacting us, explaining exactly what information was still needed, and giving us an opportunity to provide it, they simply denied the application. The entire process feels extremely formal and automated. You pay an application fee, submit numerous documents, bank statements, proof of income, rental history, and additional explanations -- yet there is almost no meaningful communication. After this experience, it is difficult to avoid the impression that collecting application fees is more important to this company than giving applicants a thorough and good-faith review. I completely understand the need to verify income, rental history, and ensure applicants meet established rental criteria. However, a professional property management company should at least review the explanations and documentation applicants provide, consider their actual rental history, and give them a reasonable opportunity to provide missing information before issuing a denial. We are extremely disappointed with the way S&S Property Management handled our application. Based on our experience, we would not use this company again or recommend them to others.

Invitation Homes used my security deposit as their maintenance fund…read more Invitation Homes took thousands out of my security deposit to pay for general upkeep and repairs on an aging house--work that was not my responsibility and had nothing to do with damage I caused. They used my money to get their property ready for the next tenant. My security deposit was used as their maintenance fund. Deductions included hundreds of dollars for driveway sealing and charges for roofing shingle repairs. The driveway problems came from poor sealant applied before I moved in--not damage I caused. The roofing repairs were also unrelated to any damage I caused. They also took money from my deposit for carpet cleaning that was not needed. I had already paid to have the carpets professionally cleaned before moving out and used area rugs during my tenancy. They did not provide evidence justifying another cleaning. I put my own time and money into maintaining and improving their property. I added landscaping, improved its curb appeal, and repaired multiple issues myself. After benefiting from that work, they still took thousands from my deposit to cover their own upkeep. After my first year, their initial renewal offer proposed increasing my rent by more than $1,800 per month. Calls and emails took days to receive responses, and I could not reliably reach the local office. I would never rent from Invitation Homes again, and I strongly advise others to look elsewhere.

It repeatedly turned on around 1:00 a.m., 2:00 a.m., 3:00 a.m., and 4:00 a.m., making it difficult to get a good night's sleep. I hope management will address these issues, as they would make a big difference in the overall guest experience. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

I was left hot water for weeks and nobody did anything to fix it or make any accommodations to the tenants I didn't have a working toilet for almost a week. My apartment was flooded twice by the neighbor upstairs and nobody ever came out to check for the water damage and told me just clean up the water myself. Thank God, I finally moved out from one of their apartments and no longer have to deal with them except now they deducted all this money from my deposit and although I've asked for receipts multiple times for some reason they seem to keep ignoring that email for that request. I'm sure they'll respond to my lawyer though!
