This place is pathetic they will attack your wallet at all cost. As far as living my building was roach infested. I told them right away and my response was "sorry". After reading reviews they've known about the issue for a while. Be prepared to pay every fee and avoid the property manger at all cost she treats her employees horribly, she is extremely rude. Verbally telling me as a nurse I should be able to email her during the business day even if I'm working (guess I thought my job was More important than it was) when I responded 1 business day late to her. FYI if your 60 day notice is late (from my experience) prepare for at least a 90% rent increase for ever day it's late. Read your contract too, if you were unaware your 60days was up then they did not properly inform you and you do not owe them that money. This is my honest review. I loved all the workers except for Diedra and the company as a whole is coming after your wallet and will take every cent they can in anyway they can.

High employee turnover, in particular, reflects unsupportive management practices, inadequate resources, or a lack of clear direction, all of which directly impact residents' quality of life. I have mice in my apt because they choose not to clear out the brush behind the apt, dishwasher broken for over a month and walking out the front door looks like a ghetto because the concrete is so filthy. When I call the office the answer is always the same, staff shortage. It appears, in addition to not being responsive to the residents, they don't pay enough to the staff making this not a great place to live. The photos also show the trees haven't been pruned over the years. Vines came down from the trees. The limbs are touching the ground. There's a lot of dead branches in the trees. It is a fire hazard and yet they do nothing.

I have repeatedly raised concerns about vehicles driving at unsafe speeds, yet it took weeks for management to even post a notice addressing the issue. This is especially concerning around the townhomes, where there are no speed bumps or other effective traffic-calming measures. Children regularly walk through this area to and from the school bus and bus stops, and vehicles continuing to speed through the complex creates a serious and unnecessary safety hazard. Posting a reminder after weeks of complaints is a start, but a social media post or notice alone does not physically slow vehicles down. I strongly believe management needs to take more meaningful action, such as installing speed bumps or other traffic-calming measures in the townhome areas before someone gets hurt. Residents and their children should be able to walk through their own community without worrying about vehicles speeding through residential areas. This issue deserves more urgency and a real solution, not just a reminder to slow down.

You cannot beat the location. We love all the stores, Trader Joes, Whole Foods and t he demographics (Which they could not say) but we saw and met some tenants, seemed very similar to us. Older adults, no kids, love dogs, love being in the location with action and def no need to cook! The serene public golf course on one side versus the street balcony views are great choices. They have 3 months+ leases when available. They just added a small doggie area against the building back, but there is already a nice path to walk your pet. They really should forget the grass in the dog park and just use turf. Workout and entertainment rooms are nice, security and even a wine bar and locker you can keep your liquor. There are extras you have to pay for utilities, internet, garbage, pest control, very similar to other places. Love it here.

Avoid Artessa - Great Front Desk, Terrible Property Management & Security…read more The only positive part of my experience living at Artessa has been the maintenance and front desk team, especially Moises and Andrea. They are consistently polite, understanding, and do their best to help whenever I reach out. Unfortunately, their great customer service cannot make up for the severe property management and safety issues throughout the community. The access gates and garage doors are constantly malfunctioning. The garage door often breaks down, leaving residents locked out of their own building, or staying unlocked and allowing unauthorized people to access the premises. Even worse, security is practically non-existent--I've seen three cars broken into with their glass completely shattered right inside the property. The parking garage is perpetually filthy, and the breezeways are dirty and covered in bird poop. Even when they pressure wash, the results are far from satisfactory. Walking through the property is unpleasant because irresponsible dog owners don't pick up after their pets, and the administration does nothing about it. What makes this even more disappointing is how management treats reliable tenants. I have always kept my unit in excellent condition, paid my rent responsibly every month as it should, and fully cooperated whenever maintenance needed access. When a leak from a neighboring unit impacted my apartment, I cooperated through 12 days of my kitchen being practically unusable while two industrial fans and a dehumidifier ran constantly--drastically increasing my electricity bill and limiting my freedom to meet online with my work colleagues (I work from home.) Despite my consistent track record as a model tenant, management showed zero flexibility or empathy when I faced a personal emergency and needed to break my lease early. They refused to allow me to hand over the apartment early without paying out the remaining two months, declined to reduce the early termination fee, and refused to even offer a credit for the excessive electricity used to fix the leak caused by another unit. It is frustrating to pay rent at a place that claims to be luxury apartments in a prime location when the grounds are unkept at times, vehicles are vulnerable to crime, and management offers zero support or goodwill to responsible residents in times of need. Unless management takes serious steps to repair the gates, secure the premises, and start treating good tenants fairly, I strongly recommend looking elsewhere.

They gave a promotion of a free month and a $400 GC to HEB. All of those extras have helped me and my family out a lot! I was already with an economic hardship with the $600 move I had to pay but rather instead of having to worry about a rent and making sure I had all my ducks in a row I was given my free month. This is especially welcomed because this month of June is my birthday month so I take it as a major blessing for myself and my family. The amenities they have to offer are wonderful! I had some small repairs I needed to have completed and maintenance was on it that same day or next day and I was very happy about that. Especially with previous apartments it would take a few business days. This was completed in a few business hours. I am very happy here and I really hope others feel the same way if they currently live here or if they are thinking of moving here.

It did not seem too terrible until the complex was taken over by Willowbridge. I had roaches from the day I moved in to my apartment - both the German little roaches and the bigger ones on occasion. My dog and cat, despite being on flea treatments, also had fleas it felt like 90% of the year. I only seemed to be able to get rid of them for maybe 4-5 weeks at a time and then would have an infestation again. When asked about indoor treatment since I paid a monthly pest control fee, I was told it would be an additional fee and I would have to stay out of the apartment with the dog and cat for at least 8 hours. Since moving, I have not had any issues. Multiple cabinets and cupboards did not close correctly from the day I moved in until the day I moved out. The linen closet in the hallway was never able to be fully shut. There was water damage under the kitchen sink. The cupboards under the sink in the second bathroom did not close correctly. A pipe burst in my kitchen and when trying to wash dishes, was leaking into my downstairs neighbors apartment. Almost every single wall plug was loose. I lost frozen meat 2 or 3 times from the plug falling out of the wall while I was at work. I had planned to move when my lease was up in March 2024. In December 2023, I received an offer from Oak Terrace to renew for $759 per month. I electronically signed the renewal offer. On 1/18/24, when I questioned why the new lease agreement not only reflected a larger rent payment than what I had been paying and not the $759, but also reflected an increased pet rent for my dog and cat (who are emotional support animals - verified by a letter from my primary care physician). The excuse I received was "We are not sure how the system generated that one but we had to void due to amount and dates were not approved." Throughout my last lease, they also tried to charge me pet rent multiple times because the site they use, Petscreening.com, did not think that my signed letter from my primary care physician was acceptable enough. The A/C in my unit went out multiple times - I am not sure how many times but once was for long enough that they had to install a window unit in my living room. It normally happened when I was at work so would not be home until 6-6:30 in the evening and the apartment would be 85*+. I would put in a request that night and would not see maintenance until the next day or sometimes even 2 days after I put in the request. My dog and cat were consistently left in the apartment (with windows opens, fans on and thankfully they were smart enough to stay in the breeze) for hours on end, even when requests were marked as urgent. Not necessarily the apartment's fault but in the 3 years of living there in a middle, 2nd floor apartment, I had multiple sets of noisy neighbors on both sides. Not regular people moving around, "get over it, you live in an apartment" noise. This was, what sounded like, things being hit or kicked into the wall, running something hard up and down the shared bedroom wall, loud music to the point I could Shazam a song and it would let me know what they were playing. And most of this happened between the hours of 11 pm - 2 am. Outside contractors hired by the apartment would use my paid for, designated parking spot. When I was finally able to move out March 2025, there was a period of approximately 2.5 weeks from move in day at the new apartment to the end of my lease at Oak Terrace on 3/31/25. On the morning of 3/26/25 at 11:04 AM, I was contacted by the property manager while I was at work asking if they could do the walk through of my unit to assess what would need to be fixed/replaced. I was told the unit was being rushed and if I could turn my keys in early, they would credit me for a blind I knew needed to be replaced. I told them I would absolutely be able to turn the keys in early and had my brother run down to drop them off, as I was at work. I asked him to take photos of the apartment before stopping at the leasing office to turn in the keys since we had planned to go back that upcoming weekend to do one final walkthrough and see if anything further needed to be done, cleaned, pictures taken, etc. My brother texted me at 11:54 AM and told me he could not take pictures of my unit as there were already maintenance men in there painting and cleaning. Even if he had taken pictures, it would not have been a true reflection of our move out since I had not been given even an hour to turn in my keys before let themselves in. When I was finally given the move out statement, conveniently, the account balance was exactly equal to my deposit. Renter beware!
