I do not recommend this organization…read more If you do opt to go with Tecce, and I expect this is true of all inspectors through Building Inspectors of America, read the contract very carefully. There are very severe limitations of liability. Also, be aware that in some/many cases you are likely getting someone who knows one thing well (in the case of Tecce, it appears it was roofs), but only marginal knowledge of other equally expensive systems and defects that can cost you tens of thousands of dollars when purchasing a new home without full disclosure from the homeowners (which IS a thing, apparently. And EXACTLY why you need competent professionals representing your interests!). Better to invest in the services of an inspector who is trained in engineering and has knowledge and experience that is both broad and deep on home issues, bc what they don't know will cost you! Wish I knew then what I know now. IN TERMS of "pros" response: he came to our home, noted that he obviously missed things that no doubt would have lead us to ask more questions. His service were a massive FAIL. He's not sorry and he won't be sorry when he pockets your money and blames others for his lack of skill and professionalism. Trust me; find another option or prepare to pay for what he 1) doesn't know and 2) doesn't own up to. Ultimately a lack of integrity punctuating a lack of skill.

Shower nooks were sloped to hold water, I put a level on it, wrong, said brand new roof had two layers of shingles, I have pics showing full rip off, wrong. Foundation is bulging, old wood along foundation yes not foundation and they said it was all cracked, wrong. Said could not find switch for bathroom fan, look on wall, wrong, said both bathroom fans may be vented inside of house, look on front porch and you will hear vent come on a feel air, wrong. Then put in report bushes need trimming! Seriously! Who ever this was should be fired as you have no clue how to do your job. Oh there's more but I'm done.

I arrived at the home 5 minutes after our scheduled appointment time, and Mike had already been up on the roof snapping pictures and visually inspecting the structure! He was very knowledgeable on all of the appliances and fixtures within the home, including the oil burner, hot water heater, electrical wiring, etc. I walked through the home with him for the inspection (which took about 3 hours), but in that time, I felt like I had lived there for years and knew everything I needed to know before purchasing the home - he even offered tips for making small improvements to the home.
