    Bob was referred to be by my realtor, and I was very impressed with him (initially). He seemed to…read morebe very thorough and I left the inspection feeling great. I told several people that I'd highly recommend him. Unbeknownst to me, it was quite opposite. Since closing on my house a few days ago, I've had different professionals in for routine maintenance, (furnace + duct cleaning) plus a remodeling contractor and plumber. All have found concerning issues that in my opinion should have been caught. The furnace had a leak in one of the hoses, and the motor for one of the zones was frozen so wasn't operating, and heat was pouring into the basement from the pressure buildup. A 220 live wire was hanging in the attic. Mold and mildew was found in the basement that looked like the owner tried to cover with paint. He told me the cold water wasn't working at all in the utility tub so I hired a plumber to come out and fix it. Turns out the handle was put on backwards so it did indeed work. One of the bedroom walls is bowing due to moisture in the wall. Inspections aren't cheap which is why I'm also disappointed by what has been found. I will say Bob is a very nice guy, and takes the time to go through the report and answers any questions.

Both the buyers inspector and wall engineer stated that he should've caught this. No, it didn't start bowing after I purchased the how cause I filled and painted the cracks and no new cracks appeared.

Rachel, my real estate Agent, was aware of my concerns about buying older homes and the issues that can come up. I knew I would most likely need to spend some money, especially on an older home, but I did not want to be blindsided. Rachel mentioned how she used Ken, All Around Inspection with one of her other clients, who was also particular and had many concerns, and how happy her client was with Ken. Rachel explained how Ken was extremely knowledgeable, and answered her clients numerous questions. She loved how Ken was especially detailed oriented and took the time to answer all concerns. I am also extremely grateful my realtor who worked tirelessly to find me a house she knew I would be happy in, and who had my best interest at heart. After Ken, All Around Inspection, inspected my potential new house, he found mold all throughout the attic, tootsie roll sized animal feces, and informed me that the roof would need to be replaced in two to three years. Ken was highly professional and extremely patient with all of my questions, and took time to throughly inspect my "New Home." Ken remained neutral and completed the inspection in roughly two hours; the next day I received a thorough report from Ken. Because of the mold issues and the animal feces found in the house, I was able to cancel my contract. A couple of weeks later, I found another house I liked; made and offer; and contracts were signed. Ken, All Around Inspection, did a thorough inspection which took about two hours, answered any of my concerns, and the next day I received a detailed report with pictures from Ken. This "House" had asbestos, and other hazardous issues. Needless to say, I canceled that contract too! Thank you Ken for your integrity; and for your hard work, and for always remaining neutral.     These people are very inexperienced when it comes to practical nature of home maintenance. They…read moreseem to come to your home with the intention of finding every little thing possible, just so they can make sure there won't be a lawsuit down the road for them. No level of judgement at all regarding repairs - everything they find needs fixing. Case in point, I have a front storm door with top and bottom closers, so it closes consistently and nicely each time. I have it set for a long close of TEN seconds, to keep it from hitting me in the behind, when I'm coming thru the door carrying something. They claimed I had to fix the door because "it wasn't closing properly", and of course scared the heck out the buyer. I adjusted it down to a 6 second close, with a 45 second adjustment. Very complicated apparently - for people like this. I would be very, very careful about hiring these people unless your prepared to get the hel! scared out of you. I'll be posting more about this company at a later date. 26 year old aluminum gutter should be sanded and painted, not replaced. Sure, sounds reasonable. It's a matter of personal preference if someone wants an aesthetically pleasing gutter vs. one that's still perfectly functional. I wouldn't hire these guys if they were the last inspectors on earth.

He very clearly explained everything. He was patient with my questions and answered them thoroughly. He didn't rush or cut corners. His experience as a contractor really showed as he was able to explain different construction methods and what method was used when my house was built. I would highly recommend Shamrock Building Inspection Consultants, and would not hesitate to serve as a testimonial for the great work Colin did.
