Renovated unit fell apart immediately, serious dangerous problems, jet tub without a subfloor etc. lead pipe from toilet in rent stabilized unit above had putty to seal large whole. Mr. Dubno was my lawyer when I bought my apartment a number of years ago, and I will use him again when I buy my next. My anecdote: I was originally going to put down 15% and needed Mortgage Insurance, but before closing, changed to 20% down. At the closing, when the bank wanted me to sign up for PMI, he deftly swooped in and cleared that up for us. I'm glad I had him there. read more

Bob Dubno has not been an ethical or responsible legal professional during my interactions with him. He represented a seller from which I bought a condo. As part of that agreement, we placed $15,000 in escrow under his care. The money was to be reimbursed to me if there was an assessment in the building I was buying. There were two assessments and I provided Mr. Dubno with the proper documentation. He stopped responding to my requests and has not reimbursed me with the money from the escrow. We hired Bob Dubno through the recommendation of a friend, for the purchase of our 2-family home in Kensington, and were very pleased. His fee was reasonable, he answered all of our questions, and brought up things we hadn't thought of. When our "final" walk through was a disaster (the night before the scheduled closing), he was a champ. The closing was rescheduled, and all was well. The more I get to see Dubno, the more it becomes clear that he is responsible for delays and increased costs, poorly written contracts, etc. His assistant is also part of the problem as she is used as the guard before he gets involved. He has been the coop attorney in our building for years and each year service and responsiveness go downhill. Buying and selling in New York is difficult enough without having Dubno involved. The buildings that he represents would be better off with someone else, but there is such inertia in coop land that he continues to hang around. And, he continues to milk fees from everyone around him. I do not know if he was ever good in the past, but now he is a big part of the problem. Arguments over small amounts of dollars, closings delayed for no good reason, deposits held on long after they should be returned, unresponsiveness, and I could go on and on. A disgrace. read more

Bob Dubno was my real estate lawyer when I bought my small Brooklyn apartment in 2001. He was as attentive and helpful as if I were buying a multi-million-dollar penthouse. Since that closing, I have gone to him innumerable times for advice and he always gets back to me quickly with help. I was in need of a real estate attorney and my boss recommended Bob. We called and left a message and he got right back to us. He gave me advice straight off the bat and I hadn't even hired him yet! I knew that I wanted to work with him. I emailed them whenever I had a question or concern about the transaction and either Bob or his assistant Agnes responded very quickly. I used Robert "Bob" Dubno as my purchasing attorney and wish I hadn't. My real estate agent seemed skeptical when I first mentioned him saying that he had had a couple bad experiences with him in the past, but I didn't know any better so I didn't listen to him. Should have listened. My initial phone call was very promising, but as soon as we were in contract with the seller he was never available and kept delegating me to his office staff. He really rushed me through the contract signing and being new to home buying, I assumed that this is normal. But because of this, he ended up missing a key clause on the seller's contract and it ended up causing me a lot of headaches and forced me to rush to closing. The seller would also contact him and he wouldn't even bother to pass the information along to me. At least he showed up at the closing (unlike Jo.A.'s experience) but that was probably more so that he could collect his fee. He made me feel really rushed during the closing. I would recommend that you do your research and find a different attorney. read more

The buyers attorney was extremely difficult, completely unreasonable and held up the closing with ridiculous and untrue reasons which Bob dealt with head on. My husband & I hired Bob on the recommendation of a friend. He was condescending on our first phone call when I asked questions (this was our first home purchase). I should have dropped him right then. Instead, and regrettably, we stuck with him. We met him for the first time at our closing at which he told us to sign some paperwork with incorrect amounts of money on them the caused us to have to overpay, with the assurance that he would get us the money back within a week or two. Despite our hesitation, he insisted. Well, over two months went by and no matter how many times I called him, he would not return my phone calls. When I finally got him on the phone, he YELLED at me acting as if I was harassing him. He told me "This isn't my problem. Once you sign everything, I'm done. You aren't paying me to do this." Then when I got angry in response to that, he got very nasty. We finally got our money back, but it was a huge hassle and he was no help at all, and it was a problem he caused! He also gave me the impression that since I was a women, he didn't want to deal with me, only with my husband. What a world class douche bag. read more

As a first time buyer of a Co-op, I had no idea what I was in for ~ a friend referred me to Mr. Dubno. At our first and only meeting ~ he was very convincing that he would be available 24/7 - I thought it strange that I would be signing a contract and writing a 20% deposit check on that first encounter ~ finding out later that this was not the process. I sent several e-mails and unless I cc'ed others - I would not receive a response and when I did the response would be vague or refer me to someone else for help. I told him that I wanted certain items to be removed or repaired put in the contract ~ well needless to say they weren't as I found out at the CLOSING. I am still trying to have the repair completed by the Management Company and unless I e-mail his office assistants - I have not been contacted by him regarding this matter. I could not recommend him to any family - friend or even enemy with a clear conscience. Never Again! read more
