I love this place. The maintenance man lives on site and does all the applications and stuff that…read morecomes though. This is really beneficial because he knows everyone in the building. He responds quickly to text messages, requests never take longer than a week and he'll even go the extra mile to change a light bulb if you leave him one to swap. The heated underground parking is amazing, hallways are always clean and I've never had an issue with pet feces. The units are spacious, I hardly hear my neighbors, my daughter loves the play ground, and everyone is very friendly. They even have grocery carts to use to bring your stuff in from the parking garage. The only issue I've had is it too a week to unclog a drain. But the manager does run the entire place by himself so that is something worth taking into consideration.

I like this place and I would sure hope so since I live here. There is underground parking, a big…read moreparking lot, outside garages if needed, a pool and workout center. I also like the conference room that can be booked as well as the suite that works great for visitors. The rooms are nice with laundry and patio included. They are spacious with a good sized kitchen. The facility is secure and there are elevators to for different floors. There are two sides of the complex. The location is in a very nice part of Sioux Falls and close to businesses and parks. There are plenty of nice places to walk along with businesses easily within walking distance. There is a school, University of Sioux Falls sports complex, church and just down the road, many more services. Avera health has a clinic that is very close as well. I've been in rentals for a while and this is by far the nicest place I've stayed in.

An honest review covering most of the aspects of the Penbrooke Place Apartments after living here…read morefor 7 months. The Building: The buildings are slightly dated but don't look too old. Building access is either by the given key or a dial pad located at one of the doors that can be programmed to call your phone to let people in. The hallways usually seem dirty but are cleaned occasionally. The Room: The rooms are also key access with a standard deadbolt. The rooms were pleasantly cleaned and had slightly dated appliances that worked fine. The patio is a nice size (12' x 4.5') but could be small if you had a group of people over. I haven't had any issues with noise from my neighbors and the walls do a decent job of dampening noise. *Note: The 3rd floor rooms have a vaulted ceilings and a wood fireplace which is awesome. Laundry: Each floor of the building has a single washer and drier and uses a charge-card type of system. To be frank, the laundry system is a joke and is overpriced, so far i've spent over $200 in my 9 months being here. The card system is huge pain because each time your card runs out of $$, you have to go online to refill it (which is fine), but then you have to walk to the office and use a outdoor machine to fill your card. This isn't too much of an inconvenience until it's 0° outside and you have to walk outside and use a machine just to fill your laundry card. Parking/Garage: The garages are average, the stalls are separated by plywood and chicken wire in the rafters which people seem to be able to easily break into. I personally wouldn't store anything overly valuable in your garage that could be easily taken. Parking is surprisingly crowded during most times of the day & my girlfriend cannot park in our apartments parking lot most of the time. People: The building sometimes smells like marijuana, which isn't particularly surprising. I don't want to judge people but I wouldn't feel comfortable living here if I had small children. I haven't had any issues with noise, but my neighbors are all pretty quiet so It's hard to say.

My roommate and I lived there little over 2 years ago. First we were told that would be living on…read more2nd floor, went into finish signing our lease we needed up on 3rd floor. Second, within a few days the wall a/c unit died. We called right away because I work overnights and sleep during the day and well they didn't come up until 2 or 3 hours later. The guy played with it for a little bit and says its fixed. We called at least 6 more times over a 2 month time frame because the a/c was not working. My room at one point was 117 degrees. They replace the unit 4 times in this process and none of them worked. Then when winter came we never turned our heat on because heat rises and everyone below us had their cranked on high or something. We would have our windows open because we got so hot but the building manager told us we could not do that because we would freeze everyone else pipers. SO you die of heat in the summer and winter living on 3rd floor there.

We don't feel comfortable walking on grass even though it's required to pick up dog messes, there's still some that disregard. The townhomes themselves are your typical quick built, cheap material, new construction with your basic paper thin walls. You're going to hear your neighbors conversations if you don't have a t.v. on or something. Which in turn reiterates the fact you have no privacy. Maintenance is slow to get to requests sometimes, but are friendly. Snow removal is a joke. I've never seen anywhere take 4 hours to clean a lot and walks. Threats to have your vehicle towed are given on a regular basis if you don't have your car moved out of the way for half a day while they're plowing. I get it...lot needs to be cleaned, just hope you're never out of town when they move snow or do a lot resurface. Otherwise your expected to park a block away on the street. With all that said, it feels safe here. Nice area of town. Close to mall and restaurants. Prices are to high for what you get. In hind sight, we would have been happier in an apartment with lower rent. The lowest lease they do is 6 months, and you have to pay $100 more a month for a shorter lease. I recommend only moving here if you will live here for at least a year. They have a small gym with a couple treadmills, elliptical, and free weights. Community room is nice. They let you rent for free. It worked great for my kids birthday party. Overall, it's all about your personal preference.
