I have been seriously tardy in reviewing Davis Stirling, so I will do so now. We have been using Davis Sterling for well over 10 years for our townhome complex. They literally saved us from serious legal, financial, and other penalties for lack of filing proper State documents. We had no idea that our former property manager did literally nothing until it was finally exposed, and we fired him. Davis Sterling came in, corrected our books, updated and filed proper state documents, and got our banking financials back on track. Mario, in accounting, provides expertly detailed financial reports each month, as well as detailed yearly budgets. Chris is always within reach, and responds quickly to any and all inquiries. They know the law. They know their stuff. Chris also has great connections to top-notch vendors for painting, electricians, gardening, tree removal, plumbing, legal services, painting, and construction. We've only had a few minor communication hiccups, that were quickly resolved to our satisfaction. It was mainly because we were unfamiliar with detailed laws and regulations, that Davis Stirling handles all the time. read more

Chris helped me during the apartment hunting process, and even though what I needed in a rental didn't match what they had available, he still gave me great advice, was super friendly and personable (especially considering that he had no vested interest in any of the properties I looked at), and exuded a level of genuine, friendly customer service that feels so rare these days. Rental hunting is stressful, but Chris was quick with much needed words of reassurance and encouragement. So, after after -11- years, they responded, called me Travis (which I'm not, this is actually my REAL name). I stand by my review that we had a bad experience ELEVEN years ago. I've lived in 2 different states at 3 different addresses since the original review and have never been cut a check by Behling or had any issues with rent. I do admire how welcoming Davis Stirling Management was towards renting one of their properties even as first time renters until issues started to arise. One of the biggest issues was that there was a rodent issue at the property I rented from Davis Stirling. I first experienced a rodent issue chewing the gas line of my car after 1 month of living in this property. Please keep in mind that this property did have an enclosed garage but we were not allowed to use it as renters. I park in 1 out of the 2 parking spaces that we are allowed to park in on the premises. I brought up the issue after the first incident happened to Chris Behling and I was told that they notified their client/landlord of the property about this issue and said that they did something about it. This particular repair was over $3k to fix and I didn't ask Davis Sterling/the owner to be responsible for paying any of this repair but I mainly just asked if they could do something to prevent it from happening again (i.e. placing rodent traps around the property). I understand that this is not an issue that is commonly brought up to landlord, but I expected for this issue to be taken seriously due to the expensive cost to repair my car. About 5 months later, I discovered that my engines coolant line was chewed by rodents, therefore made my engine overheat (another approx. $3k to fix). I spoke to Chris about this issue again and was informed that the client did do something about it after the first time I brought up the issue. I kept on going back and forth just to figure out what was done previously to help prevent this issue from arising again (which it did in a short amount of timeframe) but was just hearing excuses/dodging the main question, which was very frustrating to me. I ended up emailing Mario Allegrini back and forth to get my questions answered as to where were the rodent traps that were so called placed after the first incident happened. One of the responses Mario gave me via email was "The owners will beef up trapping and give you the location of the traps. However, if rats found your car to be a source of food, they will attack it again. I suggest leaving the hood open at night and spray the wires with Rodent Defense Spray. If you don't have Rodent Defense, you can use Pine-Sol." This response from Mario was very unprofessional and did not show any respect towards the amount of money that I was having to pay to repair my car after the 1st time I brought this to Davis Sterling Management Corporation's attention. Like are you kidding me...so I was told that traps or something was done the first time that I brought up this issue that was occurring OUTSIDE and around my car but nothing was done. Plus being told to leave my cars hood open which makes my car parts easily vulnerable to theft and being exposed to the natural elements when as a property management company, you know that we have to park outside on this property since we aren't allowed to parking in the enclosed garage?!? I would have been less frustrated if they just owned up to begin with and said nothing was done after the first time but will ensure that something is done now but it took me at least 5 emails back and forth before I finally got a straight answer...I asked if Davis Sterling/the landlord would help to pay for the repairs since it is not cheap and NOTHING was appropriately was done about this issue after the first incident happened but I received no compensation after any of the incidences happened and I ultimately had to be responsible for paying both of these costly repairs. I ultimately had written email correspondences between myself and Davis Sterling Management's representative, Mario Allegrini, which showed no professional management skills in terms of rental properties and handling with renters as issues were brought to his attention. Another notable issue was that the back tenants had a dog, which I feel like we should have been notified as being in close proximity to them just in case if we have any allergies. Also the noise of barking, etc. can get very irritating. We just dealt with it since we didn't want to complain about it since there wasn't that much that could be done but simple things like these should have been brought up to the tenant out of respect to our living space since we were living on the premises first. Overall, I was reasonably satisfied that Chris was pretty professional with conducting business but Mario was very unprofessional, which made me not want to work with Davis Sterling Management again. read more

This is definitely the worst property management company I've encountered. David Behling is just not doing anything at all for our condo complex. We have a huge ceiling leak and damage caused by the roofers last year. After using Behling for almost 10 months now and they haven't done a thing to resolve this issue. When we call them, his son answered the phone and was clueless about what's going on - all I got was "Er... I dunno know." This is totally unacceptable and unprofessional. If he's going to leave office for the day, he should have arranged a qualified person to be the backup person. Behling called themselves "boutique" company - I'd say more like a one-man shop. I can't believe our HOA has selected such a shaky company. They made a point not to send out any billing statements to the tenants. But they totally lack a system of recording and documentation. I'm all for going green and paperless (in fact I don't get any paper bills at all for all other services). But other services has online statement available, online payment system and a website to retrieve past statements and payment history. This shop is still back in the stone age. Nothing online and still charges very high price of monthly dues. I am already planning to move out of my condo if the HOA doesn't change the company. Read the other reviews and save yourself the headache. If you would like to be outrageously disappointed when the company you're working with wastes your time, You found the right place. I'll make my story simple.... At 9 AM I called about a property, Chris told me to complete the application and we are good. When I called back the same day, in literally less than two hours to inform him it was complete and submitted, he already gave it to someone else. Seriously! I wouldn't trust not one word. On a secondary note, which could almost be humorous if I hadn't been shafted, I spoke with the manager David and expressed my disappointment. David explained to me that my treatment was standard. When I asked for the company name because I found the number on craigslist, David refused to give it to me for fear of a bad review on social media. Additionally, during our conversation David claimed to be a good person and someone with integrity. I am surprised to see so many negative comments. I gotta say, the management is super-responsive and professional. Everyone I've dealt with employed by this company has been very nice and helpful. After about a few weeks of frustrating dealings with questions and problems by our own mean, my wife called David Behling for multiple questions we had. David answered the phone and immediately listened to what we were looking for and asked. He said he would call me back and not only did he actually call me back, he did so in 20 minutes, with all answers we have been looking for over weeks. This is the worst, most unethical company around. They don't know their place and are very rude to owners. They misrepresent owners interests and facilitate help Real Estate Fraud with neighboring owners against the interests of their clients. Leases are not executed fully and legally. Calls are not returned. Emails are threatening and hostile. They report incorrect numbers to the IRS which require correction by an accountant. My friends and I all laugh at Chris Beihling who is pretty much useless and never around. When he is, he does not pick up the phone. They verbally yell and abuse clients, owners and anyone who try's to reach with them. How they stay in business I have no idea. If I could post a minus five as a rating I would. This property management is the worst ever. David Behling is the rudest person I have ever talked to (we live out of state). He not only did not fix any of the problems at the house that we hired him to manage, he tried to evict our tenants without just cause. My tenants wrote me and told me that David Behling told them that it was not his job to call the people to fix the problems in the house, but in turn it was their job. What the heck am I paying him for? He had someone unprofessionally clean a mold problem in the house I was renting and now, the problem has gotten even worse; the mold has spread throughout the house and the tenants had gotten severely sick. He also bragged to my tenants how he has evicted over 150 people and basically told them that he didn't give a s**t about them and their financial situation or about how the mold affected their health. In this time where the economy so bad, to have a property manager mistreat tenants like this is ridiculous. My tenenats had been good tenants just up until this month where they fell a little behind and instead of trying to work it out with them, the next day he immediately served them with papers of eviction without notifying me. Now, my tenants have moved out, are countersuing me and Behling property management and am I left wondering how all of this could have been avoided had I not hired Behling Property Management. read more

A total nightmare to deal with! David Behling knew that we were trying to sell our condo and being in the middle of escrow, he knew we didn't have the luxury of time should any issues arise. When a disasterous moisture issue struck the floor above us and the walls outside our bathroom, David tried to put the entire financial responsibilty on us, stating in an email "the obligation falls clearly on you"--an estimated $35,000 worth of repairs! Morevoer, we learned this only after our realtor forwarded us the email he had sent to her and our buyer's agent, and that email nearly cost us our buyers! After a stressful week of talking to lawyers, it became painfully obvious that the repairs were the responsiblity of the HOA and he finally conceded and tried to back pedal by emailing, "There has been voiced some concern about who will be repairing the common area (exterior walls). Of course this will be the HOA because it is clearly their obligation." What is clear to me is that he was trying to squeeze us for money during a critical time in our sale process and after realizing he was completely in the wrong, tried to pretend that we misunderstood him. read more

If I could give zero star for Behling Property, I would do that. Unfortunately, Yelp doesn't give me that option. Anyway, if you want to use them, you better think twice. First, during open house (we're renting a house), they did not even personally show the house. What they did was they hid the key outside the house so people who are interested can come by anytime. Lucky them that no one broke into the house. This is just a warning for landlords out there. Second, Yes, they are responsive to our questions, but they are rude, irresponsible, and very very very lazy. Our hot water did not work when we moved into the house. We told them about this and they asked us to give City Council a phone call. When we had questions about small issues, after few responses their reply was they did not want to spend their time for small issues like that.
