    Jake Kenworthy of Village Realty The Ratliff Team https://www.jakekenworthyproperties.com/ was the…read moreagent/owner/renovator (marrich holdings llc) of a home I bought recently.  Long story short it was a poorly renovated home that had significant issues tied to things Jake claimed was new and renovated. It is very clear there was a lack of care or professionalism between Jake and his contractors. Or they simply were not truthful about their renovations considering all of the mold that was found once I started opening walls that they claimed they did. Jake refused to take any accountability so here I am hoping to make sure no one else finds themselves in this situation with mold and a crumbling house that was supposedly "beautifully renovated" to "give buyers true peace of mind" according the listing. Below is a full list of the issues  -less than a week after moving in, water backed up into the basement due to a faulty sewer ejector pump that Jake claimed was brand new  -still less than a week after moving in, I noticed there was black mold on the drywall inside the utility room in the basement. We had mold remediation and THERE WAS EXCESSIVE MOLD ALL OVER THE DRYWALL in "the finished basement" that Jake claimed to be "a standout feature" with a "refreshed laundry room."  -To make things worse we also found trash concealed in random spots, beer cans in the attic and tucked away under the bathroom vanity, poorly done and unfinished grout in the "fully renovated top to bottom" bathrooms, improperly done insulation, at least 70 screws/nails and counting inside and outside of the property (This doesn't even account for the trash I caught during inspection that I had made Jake remove before closing).

He stayed in touch over the years and when we decided to relocate to GA we decided to go with him again to keep things simplified as there were lots of moving pieces with moving across the country. He was extremely friendly and communicative trying to earn our business, but the moment we moved forward with him, his communication and professionalism drastically changed. As you can imagine, being across country means communication is extremely important to the sale of our home. He provided little to no updates. When I asked for updates, he made passive aggressive comments saying that he would like to talk to my husband since he was the one who owned the home (we have been married five years and have lived together in the home since we purchased it, and my husband also works 6 days a week so I'm the one more readily available for informational updates. When I asked for written documentation for any correspondence his response was "I don't like email, I get too many spam emails" as if that was a justifiable response for lack of communication. From a legal standpoint I wanted all information documented, just for protection of everyone. When discussing listing price of our home, he made multiple comments recommending we drastically lower the price of the home (by ~15k). We politely pushed for our original asking price my husband and I discussed and we ended up selling it just under $4k under asking. When earning our business he prided himself on home description. When the listing went live, the very first phrase of the listing of our home was "Pull up to this affordable one story home and you'll see many other homes in the area are larger!" I pushed back that it would greatly affect the perception of potential buyers and he disagreed. Leading up to closing there was absolutely no communication other than two very short emails about directions and time. There was no information given in order to be adequately prepared or confident going into closing, especially after driving so far. I just feel very disappointment as he marketed himself as exceptionally hardworking in the best interest of his clients and my husband and I have experienced the opposite. Overall I feel extremely disappointed throughout this experience and would not recommend.
