Mike Carroll review…read more I wish I would have researched this service earlier. The 1 Star rating does not describe how bad this service was with Southern Homes....notably Michael Carroll....i guess he is the owner. I called around to multiple appraisers and apparently they were all busy. I was offered referral to Michael Carroll for some reason. I imagine that reason is because they are not good at what they do and the others understand setting the bar so low is in their favor. First, he is over priced...second, he takes far too long to produce a report... Now for the content and appraisal comps....absolute trash. Irrelevant comps, no application to the property, he chooses bad properties for comps and I'm not sure why. The comps are bad on all metric based characteristics, lot size, equivalent features, location, proximity to features, associated upgrade values....this guy couldn't have done a worse job. It was truly miserable to work with him. Find a better option and be happy you did. Do NOT pay this guy to give you an appraisal...he will talk about being in business for 35 years blah blah..knowing Panama City...he is antiquated, he is out of touch with real estate values and he will not be what is realistic or applicable to the market or your home condition. I would save yourself the disappointment and frustrations of having to wait for this delusional and lazy appraiser to give you a faulty product that isn't even relative to the property. The stuff he compared to my property was irrelevant in comparison. This guy is a joke. He's also arrogant and obnoxious. I had a contractor at the property and who been through many of these and he has the same impression that Mr. Carroll was an obnoxious jerk...did I mention he's overpriced? Clearly the other appraisers in Panama City are comfortable suggesting this jerk because when you recommend the worst obnoxious joke in town...you look like a great alternative when Mr. Carroll delivers a sorry pathetic product. He had of intentionally go out of his way to pick bad comps for the property I had him appraise and there were seismic flaws with his appraiser comps provided. Save yourself the frustration....do not use this company and I bet absolutely every other option in Panama City vicinity is superior to this racket they're (southern values) running with this appraisal company. I would give ZERO STARS if I could. This is by far the worst appraisal and real estate experience I have ever experienced in real estate. Exceptionally horrible. This is for you Michael Carroll for an abomination of an appraisal. I truly wish I never called nor was referred to your pathetic services. ZERO STARS DO NOT USE!! Be happy to avoid this clown.

Joel was able to come out very quickly, did a thorough, in person evaluation of the property, and was extremely communicative throughout the process.
