If you're facing foreclosure or dealing with any complicated real estate or legal issue, I cannot recommend Alfred S. Walendowski enough. Mr. Walendowski is not only an expert in foreclosure defense but also a compassionate and strategic attorney who truly fights for his clients. From the start, he took the time to explain every step of the process in a way that was easy to understand. He looked at every angle of my case and found errors in the bank's paperwork that I never would have noticed on my own. His knowledge of predatory lending laws and issues like "robo-signing" was impressive, and he used that expertise to build a strong defense. Because of his persistence, I was able to keep my home and preserve the equity I worked so hard for. He also guided me through the mortgage modification process, making sure my rights were protected every step of the way. What really stood out was how much he genuinely cares about his clients. He treated me like a person, not just another case file, and always kept me updated so I felt confident and supported throughout the entire process.

She said that Seth Ben Ezra is excellent and priced right. She was wrong! If most good attorneys are "big selling radio bands--then Seth is the Beatles!!" Although We had paid off our mortgage three years before and had refinanced a few times during 27 years- it turned out that we found ourselves in " who would believe-60 minutes type report administrative nightmare because twelve years before a bank that was no longer in business had failed to file the needed paperwork with the local government. Two different banks and title companies had not picked this up-exacerbating and burying the problem! To make a long story short- no one could find where that "Tail ended and the nose began". We had all these letters of satisfied prepaid mortgages for three different properties, yet, we were looking at 3 month predictions to be able to sort out a veritable malpractice legal title confusion. We would have lost our buyer and gone through ridiculous personal chaos. Seth, was relentless calling and e-mailing us back late at night; having multiple members of his large and experienced staff researching and inquiring In every direction. But, even more so, it was Seth's perseverance and tremendous personal connections with so many people in the mortgage banking industry that enabled us to close on time. Throughout this ordeal, we never heard that this is going to cost you a lot more. We only heard,"I'm going to get this done for you!" We only met Seth for the first time at the closing. He was even more friendly, understanding with a great sense of humor than on the phone. You sensed the tremendous respect and liking from our buyer's lawyer. Therefore I wanted to share my experience I'm a 60 year old African- American female who owns a home in Long Island and land in Mississippi. I have a 20 year old daughter. I had a free consultation with Attorney Suzanne Ettinger. I was advised I did not need a trust fund at this time and to think about a trust at 70 years old I was advised to sell my land if not in use and advised my daughter would go through probate in both New York and Mississippi. I was shocked at this advice which is contrary to protecting your assets as advertised. I was never offered a trust fund plan or at best a will. When I asked the fee for the trust fund I was quoted $6500 and for land transfer would total $10,000. I pondered with this advise. Would this advice be extended to a person of Non African- American descent or this Law Firm has select clientele.
