I rented a house from Dick Luke for two years and while the rent was outrageously inexpensive the experience was extremely negative. When we signed the lease they agreed to make several changes for us (like putting covers on radiators, fixing the shed that was crumbling in the back yard, and replacing the thermostats that we unusable) and none of those changes were made. There we several times where we sent them a list of items that were unsafe and needed to be fixed. They never did anything with out a fight. We had to live with an unvented dryer that sparked for over 6 months. We had holes in the roof that animals crawled in and out of. We had a crumbling shed in the back yard. The cabinets were rotting off the wall. The house was infested with roaches, even when we cleaned everyday. There were several times that we threatened to take legal action against them. Only when we did this did we get any cooperation from them. Furthermore, they sent repairmen to our house that would start a job and leave it unfinished. When they came to replace the dryer, they left a hole in the wall from the kitchen to the backyard for over a week. Also when they had to replace the sparking electrical box they never replaced the drywall. One time one of the repair men (over 60) call me (21 at the time) to ask me to go to the beach with him, which I found extremely inappropriate. Another time they were sending another repair man who never showed up and when I called to inquire they said "Im glad he hasn't come yet, if he does don't let him in, he is not a good person to send into the house with you girls". Also when we moved in there was rot in the toilet, food in the refrigerator, dust, mold, and mud everywhere. However when we moved out they threatened that if there were dust on any surfaces we would not receive all of out security deposit back. I wish you could pick negative stars. In my history of renting property, and work in property management. I have never experienced a company so unprofessional. They do have a large selection of properties, if you are forced to rent through them be sure to keep your own THOROUGH records, because they DO NOT! Take pictures prior to moving in, fill out a move in sheet of ANY and all conditions other than perfect. Prior to moving out be sure they actually send you a check out sheet. They charged us $200.00 in cleaning for dust on the fans and will not provide receipts. In addition they also advised an old roommate to take us to small claims, for an un-investigated and unfounded reason...who does that? Please be aware! read more

Wow. What a horrible, unprofessional company to rent through. The staff have absolutely NO idea what they are doing. They have lost rent checks and asked that we pay again (after the checks had been processed by the bank). The property manager Cheryl is incredibly rude and has tried to get us to pay for general repairs in the house (not damages caused by us). If you want something repaired, get ready to bug them relentlessly or show up at the office in person, because that is the only way it will get done (and it will probably take several times for them to do it right anyway). They are negligent and we have had a number of problems renting through them. I would rather pay more money to deal with people who give a damn about my renting experience than pay cheaper rent to deal with these assholes in a house that is falling apart. read more

I have tried to obtain information about a rental property that was listed under Dick Luke Co. for over a month and have never gotten a response. I used to be in the real estate business and handled over 100 rental properties. I understand the workload. I also understand customer service and believe in treating others how I want to be treated. I am really disappointed in the lack of customer service I received. It's a sure sign of what would happen if we were to move in. No response for any maintenance issues, too, I'd bet on it. I feel like I've had the opposite experience than any of these other posts. Cheryl has always been helpful and got back to my roommates and me, in a timely manner. I've never had issues with repairs not happening, whenever we've called Cheryl, someone has come out either that same day of the next day. I can speak for myself as well as my roommates to say that our experience with Dick Luke has been a positive one, and the only reason we left our house was to downsize. read more

Just a quick review. Was not satisfied in the condition nor the helpfulness of the property manager we rented from. House was filthy, many things wrong with the apartment. This after the manager did a walk through, and nothing was done prior to move in. Not happy with property management. There is a lady named Shae who works there, that tried to bend over backwards to help get things ready during our move in, and still trying to help us to get things fixed 10 days after the fact. She is there shining star over there from what I can see, and they should be thanking there lucky stars she is there!! read more

Do not hire the Dick Luke company for your residential property manager, you will regret your decision if you do. They were our property management company for 2 years, and they simply collected rent and offered little beyond that. We were out of town landlords and were not able to properly keep an eye on the condition of the property. Unfortunately, they did not ever check on the house either. Numerous repairs were needed throughout the years and their management company was not willing to meet the service providers to complete the work, thus putting it all on the tenant. The tenant rightfully got frustrated and started calling us directly when issues arose. When our 2nd round of tenants moved out, they left the property completely trashed and even left a window open. The house needed thousands of dollars worth of repairs and the yard had not been mowed the entire year and needed costly maintenance. Additionally, our tenants had not been paying rent on time for several months and didn't pay the entire last month's rent. We were never notified of this issue and Dick Luke did not catch this oversight until I noticed the error on our final statement/check. Dick Luke did little to resolve the situation beyond an email and I had to take action myself to get the final rent payment from the tenants. Despite their oversight, they still took their management fee out of the rent check. The list goes on with complaints about this company. Needless to say, we fired Dick Luke and it couldn't have been a better decision to cut ties. read more

Not even worth one star - the worst property management company I've had the misfortune of renting from. Do not rent from them unless you want to kiss your security deposit goodbye because they will find any excuse for you to "forfeit" your money. Their maintenance people will spy on you and they will try to get neighbors to tattle on you for perceived wrongdoing. They will charge outrageous fees for normal wear and tear and make baseless accusations about you violating your lease when you genuinely have no knowledge of the damage they claim. You are guilty unless proven innocent. It's one thing to deduct some fees and another to treat your tenants like rule-breaking liars. It's insulting. I'm sure they hope you'll be too busy to go through the trouble of suing them. I almost wish I had actually violated the lease so I wouldn't feel like I've been scammed. On top of all that, basic maintenance takes months. This company will make your life miserable. read more
