    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

They post regular content and often do negotiated deals. However, I quickly learned that the only way you can really take advantage of these deals is if you're ready to sign then and there. It is first-come first-serve and unfortunately, it was not practical for most people to wait around for the perfect deal not knowing the timeline. Most apartments require you to provide 60 day notice of intent to vacate. This timeline felt shorter for me because I was going on an international business trip. I did not really have the time to look around and wasn't sure what to do. Luckily for me, I stumbled across The Realm Agency on Instagram. I liked that their posts showed pricing and location. Sometimes apartment locators can be really obscure in my opinion. I sent them a message and sure enough someone contacted me shortly after. That's when I had the privilege to meet Chris- the best locator around! Chris was super attentive to all of my needs and questions. He inquired about what type of apartment I was looking for, amenities, my budget, expected move in date, etc. I gave him some areas I was interested in and within a few days he had compiled an extensive list for me. I am not lying when I say that Chris worked around the clock to help me find the perfect apartment! We were texting each other during random hours since I was traveling and working in both the Philippines and South Korea. He always kept me informed about my options and was never pushy on a single property. I appreciated his honesty and feedback in regards to the pros/cons of available properties. Working with him honestly felt like talking to a friend! There was one property that I really ended up liking and Chris was able to set up a virtual tour. However, that same apartment ended up getting leased during my tour. I was pretty upset over it, but Chris was able to offer me an even better alternative shortly after (literally the next day or so). I felt so grateful since it felt like a huge burden had been taken off of my shoulders. Let me also point out that I am a pretty picky person. I had high expectations for my new apartment and was so worried I wouldn't find the perfect place. I finally moved in today and I truly love it! I moved to Harvest Lofts at Farmer's Market (an area that I did not even first consider). Chris truly wants to help you find a property that you will not only like but love. If you're looking for a new place, do yourself a favor and contact The Realm Agency!! It is completely free and saves you so much time. I honestly don't even know why people bother to look for apartments on their own if businesses like these exist. Chris- THANK YOU SO MUCH! You are a life-saver and super awesome. Rio and I have finally found our new home and it wouldn't have been possible without your help.     Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

The property gives Boutique luxury hotel vibes While there is some final construction going on, you really can't tell. The team is great and generally quiet. I called maintenance for an issue ( I wasn't sure what exactly) but the maintenance mgr, Gerard arrived within 15 min..assessed the situation and determined it was something to pull in the construction lead, Anthony on. These gentlemen were so professional ( even wore shoe covers to protect my new home). The test of an excellent property and experience is mgmt attention to resident concerns and maintenance professionalism and responsiveness...The Lyle checks both boxes. I love it here. 4/24: Service excellence is so important to me and Rana has been truly amazing. Answering all of my questions so I select the best unit for my needs. The property exceeds my expectations and management attentiveness/responsiveness is an indication of how your living experience will be. I can't wait to call Lyle home this month.     I have loved almost everything about this apartment for the majority of my lease. I got a new job…read morenext to Legacy West, so I had proximity to work, the floor plans were nice and spacious for the price, and besides the sound of my upstairs neighbor stomping around no complaints. My leasing agent Jamie was super helpful and seasoned, but management shifted, and I didn't experience any issues then. It was not until I decided to not renew my lease, as I was missing my friends in Dallas. So I sent my 60+ days notice, and they conduct a preliminary walk through, which I thought was kind of odd as my previous building did not require such an early walkthrough. Not only did they not show up on the day they told me, they moved all my framed art work. My diplomas frame was ON THE FLOOR, while everything else was at a slight angle. I filed a complaint with the front desk, and they notified me that their staff was not supposed to do that (touch your belongings), and they should have arrived at the schedule time. However I have the slip saying when they actually conducted the walk through and the email confirming the scheduled time. Irresponsible and unaccountable. But this brings me to my next encounter. We had scheduled fire inspections, and on one of those days I left my AirPods charging on my nightstand. I come home to find that they are missing and no where in my apartment. I even try to track them on Find My iPhone, but they came up as offline. I sent an email to the leasing office, only to not get a response. So after work, one day later, I went in to the office to ask if anyone has seen my email. They have and suggested I show up the after during lunch to meet with the onsite manager, Stacy. Naturally, I show up and talk with her. She double checks my find my iPhone app, like I don't know how to use technology, and then tells me what happened on that day. She claims that she and the maintenance staff did the room checks together, but she never actually entered the room. Then, she says that my room was the messy room. I pressed her about that because that is just rude. She clarifies that there were boxes every where, because I was moving. However, I haven't started the moving process yet, so not only did she not do her research on who she was talking to, she has the audacity to tell me her staff didn't steal anything, as she can attest by standing outside the apartment. All in all, she suggest that no one could steal AirPods in the 2 min it takes to conduct the fire inspection, BS, and that I should file a police report. The main lesson here is that this building is fine if you can deal with extra noise, but never let these staffers into your room unattended. In fact, I would suggest getting a lockbox and an interior camera. However, for the $1,500 a month I pay in rent, security should honestly be included. Hence, my one star review. Live at Legacy/Metro West if you want a new building with walkability.
