I live in one of the non-high-rise structures on the 3rd floor--not a lakeview, but a great location nevertheless! *Safety: (+) Ypsi isn't exactly the safest place, but Lake Shore offers some comfort in the gated grounds & security gated entrance (someone there 24/7). (-) Even though there is a secured entrance, sometimes people follow you through the gate instead of checking in or swiping their entry fob separately (which can be really worrisome since you don't know whether that person is a resident--I suppose there isn't much Lakeshore can do about this problem though, unfortunately). *Value: (+) For the price, size, + amenities, it's a great value--they offer free workout classes and all kinds of events each month--it's a great place to make connections! The complex is always looking to increase participation in events & activities, and they work hard to make it feel like your money is coming back to you (e.g., monthly Bingo to win rent credit)... (-) The price seems higher comparatively to other Ypsi residences and possibly out of reach for someone on a really tight budget--I had to sacrifice other expenses because I wanted a safer place more removed from Ypsi (always read the online reviews for those seemingly "too-good-to-be-true" places). (-) From the renewal lease terms, it seems that rent goes up every year...and not just a few bucks--it might become unaffordable if you stay more than a year without an income increase. (-) For how much they do & all the amenities they offer, it seem that Lake Shore sometimes cuts corners to save money or doesn't have money to make necessary repairs. For example, the dog park fence is broken in places, and I found out from other residents it's been like that for a few years now. Also, they advertise 5 tennis courts but 3 of the 5 are not open due to a crack in the court that has been there since before I got there. *Staff: (+) Management is really responsive to your questions, concerns, & suggestions. They may not always be able to accommodate, but you know that they at least listen. And the staff member who plans activities is always looking to help residents market their talents for the benefit of all other residents. I've heard some examples of management giving people a hard time despite extenuating circumstances, but my personal experience is that they are always at least willing to listen and try to work with you. They're understandably hesitant to break the terms of your lease since it's a legal contract. *Maintenance/Utilities: (+) My personal experience with maintenance has been a positive one--they respond to requests quickly and efficiently for the most part. For example, I once realized that a raccoon had gotten into the wall of my balcony through the roof, and maintenance staff took care of the problem within a week, updating me on their progress. Regarding utilities, my thermostat is certainly not perfect, but the bills seem manageable in the apartments where you pay for your own usage. I paid max $100 total utilities (incl gas heat, sewer, water, trash) in the cold winter months (no one was living on the 2nd or 1st floor beneath me during the winter months), and up to $50 for electric/ central air in the summer. Note: those in the high rise with AC units may have a different story to tell, as well as those living lakeside in the winter months. (-) I've heard resident "horror stories" about problems with maintenance or heating/cooling that never quite get fixed. *Pets: (+) It's quite pet friendly!! There is a dog park which many residents use, as well as dog waste stations around the property. Having both an initial move-in deposit plus a monthly pet fee seems a little much, but is comparable to other apartment complexes in the area. (-) People don't always clean up after their pets, and many tie their dogs out (which is against the rules). *Parking: (+) It's fairly easy to find parking somewhere in the complex, though perhaps not always right near your apartment door. You can purchase a carport which is reasonably priced ($15/mth) and well worth the price in the winter months! (-) Some areas of the complex have better parking access than others for general parking. *Quality of Living: (+) I can honestly say I feel quite lucky that I get along with many of my neighbors and have few complaints about my personal living situation this past year. (-) I've heard about and witnessed some concerning things, including the constant smell of marijuana in the halls, thin walls and noise/music, pervasive dog barking, and some owners who cannot control their aggressive dogs (and bring them in the dog park even though they know the dog is aggressive). (+) Luckily, Lake Shore is responsive to complaints and tends to do their best to identify the problem resident and manage the problem.

I was relieved to find an…read moreapartment complex that treated their units as resident homes rather than temporary shelter. Unfortunately, masked behind this are invasions of privacy and an intolerant property manager. As a resident there, my parents would leave me their cat to watch for varying amounts of time while out on business. Although we signed a lease stating we were not cat owners, I did not think babysitting a pet here and there would be a violation. My parents had left me a piece of cat furniture for when we do have to watch the cat. I kept the cat tower in the most hidden storage closet in the apartment (behind my girlfriend's vanity and closet). During a mandatory inspection (where maintenance will enter your apartment with or without your permission), they were supposed to be checking the smoke alarm and furnace which were nowhere near this storage closet. Upon returning to my apartment later in the day post-inspection, I found a letter on my door. On the letter, it had stated the terms and conditions for cat owners and the fees that accompany it. When we called the office to address the new situation, they had stated that maintenance had "found a cat tower and reported back to management about having a cat". What is ironic is that the cat tower was completely hidden, and there was no cat in the apartment at that time. Not only did maintenance draw questionable conclusions that ultimately led to a ridiculous $200 pet fee and an extra $25 a month, there was a clear invasion of privacy. There was no reason for them to open up any closet besides what was required of them, but they did and used the excuse that "it was open" (which was a blatant lie). Even if that closet was open, they would have had to go out of their way to go and creep to see what they did. The only positive outcome that came of this was my decision to adopt my own cat. If they're not going to negotiate and charge me anyways, I might as well utilize what my money is paying for. As nice a place to live as this is, the untrustworthiness and intolerance of their staff is enough for me to rethink where I should give my business and to write this negative review. As an educated consumer of apartment living, I'd advise future customers to consider looking elsewhere. If you value quality of management and communication, you'll find that Marianne Manor does not. (I feel inclined to note that the one young woman who I had spoken to was very apologetic and only doing her job. The property manager not only seemed to order the younger worker on what to say, but refused to speak to me or my real estate agent on the phone. Other encounters with the property manager not only proved the lack of customer service and intolerance, but ultimately revealed her rude and ineffective communication).

I stayed here for about 10 yrs, this is 10 yrs of not knowing that I was inhaling and breathing lead, mold and gas. They never really fixed anything properly it was more like a cover up, if I could leave no stars I would. The manager LENA has terrible power issues and her husband pretty much does anything she says, even if it is incorrect. They asked for me to evacuate to give them their unit back and stated that it was not anything personal, it was something corporate made them do, after I let them know that I had multiple injuries and only wanted new and fixed appliances. Never had any issues with rent and was a relatively good tenant, who worked from home. Sometimes I would hear maintenance taking down in the basement and had to endure many many sleepless nights because of the things I heard, not to mention the front desk rep was completely unprofessional, she called me next thing I know I'm receiving an unexpected letter that they would like their unit back. She's incapable of handling her job and always seems to overwhelmed, she's hung up on me multiple times already, when asked for a refund back that I was told I would get back in return only to get hit with a big fee bill weeks after evacuating. Everyone is paying different rent did I say everyone, there was escorts coming in and out of my building at 23711 BROWNSTOWN SQ DR APT 103 in Brownstown MI 48141 on a daily basis and I can attest because I have seen it with my own eyes very young girls that look no more than 17 getting into cars with men over 50 plus, etc. It was extremely uncomfortable, weed smoke in and out of the building and ofcourse the building that had predominately black people were always targeted as the ones that were doing the smoking, very accusatory. The Landlords are from an entirely different state and do not mind knocking on your door accusing you of things that you did not do just to find reasons to put you out, unfortunately. The only thing nice about the community was that the cut the grass 2-3 times and week and on a daily basis when their trying to lure in more victims. There are ALOT of people over there that are not even US Citizens that receive more respect than anything else. Then their spreading lies to other people that call that I received an eviction when I have proof of a non eviction dismissal from the 33rd Circuit court with Judge Jennifer Hesson. I lived with MOLD in my bathroom for a year and a half here. I told them about the mold MANY times via maintenance requests, emails, and phone calls. The first time they "fixed it" they simply resealed the toilet and did nothing about the mold. The second time they "fixed it" they only fixed the cosmetic issue so it was back within one month. I told them it was back and nothing happened. My asthma was exacerbated, i was sick ALL the time, and people who came over would have literally SKIN reactions (that i have photos of.) Then, after I moved out they had the AUDACITY to charge me $300 for carpet staining. YOU LET ME LIVE WITH MOLD FOR A YEAR AND A HALF. Do yourself a favor and do not EVER even consider living here. Not to mention, they continue raising the rent with no improvements to the property or townhomes and no amenities. The gym was closed "due to covid" the whole time I lived there. While I know covid still exists, we are no longer in a pandemic and if the ONE amenity you have to offer is a gym, perhaps you should open that if you're going to raise the rent.
