My journey started on Zillow, when I saw a gem which peaked my interest. I immediately sent a message and soon received a text message inviting me to an open house viewing. From the first introduction, I was impressed with Adams' management style as well as impressed with the house itself. After a brief conversation, Adam advised me if I was interested in the property to please apply ASAP (no pressure) as the property owner, his staff and OPM would all be going out of town for the holidays and since I was in a time crunch he would do his best to review my qualifications and present my application to the property owner. To my surprise, within two days, I received the message Congrats you are approved! WOW, what a blessing early Christmas and Birthday present. My family and I were OVERJOYED!! Adam is phenomenal at his job. He is dedicated to business, the property owner as well as me, their new tenant. While on vacation, cooking holiday dinner and nursing his precious sick daughter, he kept the lines of communication open. Often, I shared with him that we could resume business when he returned into town yet Adam stepped away from family duties to provide me with updates. As a new tenant I appreciated his commitment and felt welcomed into the family. Every step of the way, all of my questions were met with straightforward answers and the paperwork was explained flawlessly. It really made the entire process pain-free and very reassuring. With any move, one might run into a few minor hiccups, and of course, Adam has taken care of any issue in a nice, polite and timely manner. I have been happy here with the overall management of this property, and I do not plan on a change any time soon. Thank you again Adam. I really had a great experience with you. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Given that it was a long distance move, Sarah was really sweet in helping me by doing virtual walkthroughs, sending me videos and making deposits and leasing all available online. Even when I was moving in, she was kind enough to leave me a lockbox and forms in the house as my arrival window was 8pm - 4am. While I've only been in my house for a short time, I'm very happy with my home. The area is a quiet, less rented part of Sacramento that fits my needs. It's safe and close to most things I need. It was as she described 100%. The only drawback I'm finding is that the response times are slow on their end, most likely due to the fact they don't have 24/7 maintenance (you have to schedule repairs) and things that need to fixed have to be relayed to them through property owners. Currently, I'm trying to get lights fixed and I'm hoping that gets done in the next decade :). Overall, I love my diggs and I'll renew my lease as long as it's an option. Moving one more time? No.

I honestly believe any good reviews are fake or bribes, that is how poor mine and my family's experience has been with this company. If you're thinking "wow this price is a steal" that is because they will STEAL from you/your tenants/your landlords at every point they can. They intentionally write all of their financial statements incredibly vague and confusing. For example: let's say 7 different charges, for maintenence and repairs. Each would have a different price listed next to it but with NO other description, so it literally says R&M charges... so could be for anything. I started to type out a quick story of just our CURRENT unresolved issues and it ended up being 6 pages worth of bulleted facts of this company's fraudulent behavior. Most recently they drilled off our smartkey doorknobs and deadbolts without my knowledge, because the renters I evicted didn't leave a key apparently, left the gate clicker under the mat, and the back of my home completely accessible. Then the company charged me $350 for the new lock and $220 for the drilling! They are dishonest, take forever to respond to messages, even though portal messages are the only way to get ahold of any one. They only give you 1 point of contact and if that 1 person sucks, you're out of luck. Steer very clear unless you want to fight tooth and nail for your own money even if it is clearly documented on Mynd's end that you are entitled to it. My family is most likely going to end up having to fight them in court.

Unexpected work for months that was never discussed prior to moving in and then blamed the landlord and workers for not even letting us know the work had been finished over a month prior yet we were not allowed to use our premises (confirmed myself with the construction company who said Keyrenters was aware) Upon moving out, they also will keep money for repairs and promise to give receipts (CA law) and then they ghost and block you right after you move. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). Notice how their good reviews only come from landlords because they do not give a shit about tenants AT ALL.

    We were tenants of a property managed by River City for less than a year. To Debbi's credit, if…read morethere was ever a repair to be made, it was handled quickly. However, the story below outlines how River City Management mishandled our security deposit, and probably has been doing so for many tenants over the years. The issue for us came when we decided to terminate our lease early (before our 1-year term). River City took this opportunity to take more money from our deposit than they were entitled to take, according to the California Civil Code. CA Civil Code 1950.5(b) clearly states that only 3 things can be deducted from a security deposit: unpaid rent (of which there was none), the cost of cleaning the rental unit (which we meticulously performed before moving out and they did not have performed), and damage to the unit beyond normal wear and tear (which they verified there was none). Well, the lease that River City writes includes an extra $1,200 fee for moving out early to cover their "damages", which they deducted from our security deposit. This is against the law, as cited above. They also broke Civil Code 1671(d) for charging us liquidated damages, despite not providing any proof of any damages they actually incurred. (Not one day of rent was missed between us and the subsequent tenant.) We tried very politely to ask for evidence of damages incurred, and we even tried to respectfully refer them to the civil code, so that they may be more informed of the law and work with us on a reasonable resolution. They declined any effort to work with us despite the facts of this issue. Debbi called us rude and disrespectful, despite our sincere and very intentional effort to gently bring this to their awareness. Well, given that they had illegally taken money from our security deposit, and they were clearly not interested in working out a compromise, we eventually filed a small claims lawsuit against River City Management. It was not until after they were served that they tried to engage in good faith with us (without trying to belittle us or put us down). This is when they finally decided to settle out of court with us. Sadly, I am sure we are not the only tenants from whom they have illegally deducted money from a security deposit. Please know your rights as a tenant when you engage with any property management company, but especially River City Management. And always be respectful.
