I was asked to send an email with my questions upon my questions being received I was told these questions might need research ... I don't mind paying for research but I'm not a fool and don't appreciate being treated like one. If your shopping around my recommendation is to be specific so an establishment like this doesn't get you for your money before rendering any services or direct answers. Here's the general questions I was asking that "need research" ... 1. what is a 60 day notice If a 60 day notice has been presented are tenants obligated to move? If upon my purchase tenants have not moved, do I need to re-issue a 60 day notice 2. What is eviction? Who Can and cannot be evicted? 3. Whats the difference between eviction and 60 day notice ? 4. Is COVID still restricting owners from evicting or raising rent in Los Angeles County? 5. Upon purchase if tenants are already present how much am I able to increase the rent? 6. How long can tenants live in the home without paying rent? 7. If home is delivered with tenants what's the quickest way to get rid of them ? 8. What counties is COVID affecting as far as Los Angeles, Orange County Ventura county? 9. Can existing tenants sue me for wanting to remove them or increasing the rent? 10. What are the air b n b restrictions in East Los Angeles? 11. How much do you charge for evictions? And does this guarantee that they will be gone?

I will keep them in my files for help with the many services that they provide. My person over there is Lawanda. She's awesome. I got what I needed to get the tenant out without causing me thousands of dollars. Thanks again, Lawanda, for taking personal care of me. Put it on my bed bring them close out so I can get them folded.

    I had a terrible experience with Lawanda and her team. It's worth noting that she is a paralegal,…read morenot an attorney. This means that she can file the initial paperwork, etc for an eviction but if your case goes to court she has an attorney she works with that handles that leg. When I first spoke with her she gave me fairly unrealistic timelines about how quickly my case could be resolved which was disappointing but unfortunately not the worst of it. Even though I sent her an email, detailing exactly how much my tenant owed. The wrong amount ended up on the paperwork. This mistake wasn't caught until months later when we finally had our first court date. It was my deadbeat tenant who pointed out the error because she knew we'd have to start the process all over again. And we did. We literally have to start all over. Months in the process was lost and Lawanda refused to take any blame. She instead blamed my property manager but he wasn't the expert who was supposed to be triple checking all the legal filings, she was, and she didn't. This was a very expensive mistake that I had to pay for as it meant dismissing the case and starting again. If I continued working with her I was going to have to pay all the court filing fees again, she didn't even offer to waive those. I would've looked for other representation either way but accountability does actually count for something. But she took none. I hired Lawanda to pay attention to the details , she didn't and for that I paid dearly. Would not recommend her after my experience.
