I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

The home needed extensive work, including new carpet and vinyl flooring, interior paint, garage door opener replacement, landscaping, trash removal, minor plumbing repairs, sliding glass door adjustments, and a full home cleaning. Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks. Even more, Kelly secured and placed a qualified tenant before the home was listed on the MLS. I was expecting at least three months of vacancy, but thanks to Kelly's hard work, it was only one month. As a real estate investor for over 25 years, I can confidently say this was the best property management experience I've ever had. Kelly truly went above and beyond, and I highly recommend him to any property owner looking for reliable, hands-on property management or real estate services. Hard to find trustful people like Kelly in Las Vegas.

    This was the worst experience I have ever had with a real estate professional…read more I hired Kelly Hurst to sell an inherited Las Vegas condo under extremely difficult circumstances. I live out of state and was very clear from the beginning that, because of my health, work, and the circumstances surrounding the property, I needed to be as hands-off as possible. A major reason I agreed to work with Kelly was his representation that his property-management experience made him capable of handling the eviction, the property, and the practical complications of the sale. What I received did not reflect the level of competence, support, or professionalism I was led to expect. Although Kelly handled the eviction, he did not provide identifying information I requested concerning the former occupants in case I decided to pursue a civil claim related to the significant financial damage they caused. He sent me a video of the condo's contents, but his commentary was unprofessional and conveyed that he resented being asked to deal with the property. My most important personal objective was preserving some of my deceased brother's belongings, consistent with my deceased mother's wishes. Because I could not travel to Las Vegas, I asked Kelly to coordinate access for a basic third-party packing service such as TaskRabbit. I was not asking him to personally pack anything or pay for the service. I needed someone local to facilitate access so that a service I paid for could retrieve and ship a limited number of items. He refused. Even after my financial advisor tried to help facilitate a solution, he remained unwilling to assist. Without anyone in Las Vegas to coordinate entry, I was effectively backed into a corner and ultimately had to authorize donation or disposal of the contents so the sale could proceed. To my knowledge, he did not arrange for the contents to be donated or disposed of either, despite my written instructions. His communication with me was repeatedly rude, dismissive, and defensive. When I expressed that the situation had not been resolved for me, he responded with comments such as, "I thought we were past this." Eventually, the working relationship became so stressful that I stopped communicating with him directly and had my financial advisor serve as a buffer. The closing process created another unnecessary crisis. I realized at the last minute that nothing had been arranged for the notarized documents required from me as an out-of-state seller. I contacted the title company myself. When the need for notarization was confirmed, Kelly pushed back and stated that he had not heard of this and believed the documents could be completed electronically. The title company then had to explain to him that documents being recorded required notarization. This delay created avoidable last-minute stress during an already overwhelming week. Kelly did not have to conduct a substantial marketing effort to locate a buyer. He knocked on a neighbor's door, and that neighbor happened to want the property. I still received an extremely poor financial outcome, lost the opportunity to preserve my brother's belongings, and had to personally intervene to make sure essential closing requirements were completed. I completed this sale despite the representation I received, not because I felt competently supported by it. In my opinion, the service provided did not come close to justifying the commission charged. I would not recommend Kelly Hurst or Havenhurst Realty & Property Management. If you need an agent who can manage a complicated or emotionally sensitive transaction with professionalism, initiative, accurate information, and compassion, my experience strongly suggests looking elsewhere.

I paid 6 months rent in advance $4500 (6months x 750 + 4500) and then I went away for approx 7 months, leaving my wife to live in the condo, with the security her rent was paid until I got back. This company, namely Mike Gonyea proceeded to evict my wife at the end of the 1st month. When she went to court to fight the eviction, with the proof from our bank that we were paid in adv. she was told she was 1 day late n nothing could be done, receipt or not. After finally proving to Gonyea we had paid he refunded $1300 even though he owed us $3750, I mention this because I think its important for people to know you might be dealing with an unscrupulous Real Est "professional" if u deal with this business. And I am going to re-post my review again, lets see if its censored by YELP AGAIN...

    Mike Gonyea was our property manager. It was the biggest mistake that we've ever made. To make a…read morelong story short, after our tenants moved out, he claimed that he had $2400 worth of repairs done to our place. We asked for copies of the invoices, he was not able to give them to us. After many months of bugging him for the invoices, he told us that he no longer wanted to represent us, but we still had to pay him to manage our property. Who does business like that? He also told us that the last person who questioned him about invoices, a year later, that person dropped dead and no one knew why. We told our cop friend about it and he said that was a threat. We reported Mike to Better Business Bureau to help us get copies of the invoices. Mike was not able to provide the copies to them. If he really did all the repairs, he wouldn't have a problem providing the back up. When we got our W-2 from Mike, the numbers didn't match our monthly statement. We would never recommend him to anyone.
