The eviction process is never fun for a landlord, especially in a state that is more friendly to tenants. But I was happy with the result, that I got the eviction warrant in about 6.5 months, even though it was during the holiday season, I was very grateful to get a trial a few days prior to Christmas, and the trial went very well. I got my rental home back about 2 months later, after waiting for the sheriff to put it on schedule, because Long Island has many homes on its list waiting. Glad that everything turned out well, and I made the right choice choosing David.

Witkon, Esq was appointed Guardian Ad Litem to represent the interests of my adult handicapped son in eviction proceedings. Through no fault of my own (my ex ATTORNEY husband stopped paying the mortgage without my knowledge - resulting in foreclosure, auction and subsequent eviction proceedings from our home). Mr. Witkon first contacted me on Friday, December 15, 2023 at 4:30pm. We were scheduled for court the following Monday, December 18, 2023 at 9:30am. So to say he waiting until the last possible moment to call and obtain information is a complete understatement. He was appointed 30 days before making initial contact, and until the last minute! When Mr. Witkon called I explained to him that both Luke and I were home with a terrible flu like illness for the past three days and I was in no shape to accurately speak to him (medicine head), but because it was so late in the game due his lack of consideration and calling at the 11th hour, I acquiesced and attempted to answer his questions. Mr. Witkon was dismissive and disrespectful in that conversation, speaking speaking over me. When asked if he needed to actually meet Luke he said, "based on your description of your son, I see no need to met with him." On Sunday evening, December 17, 2023 Luke and I took a rapid Covid test at home which was positive. I went to court (wearing a mask) to notify the court of the situation. As a Physician Assistant practicing medicine for more than 30 years I am more than aware of the Covid safety guidelines. When Mr. Wiitkon, (25 minutes late), arrived he was informed of the positive results. He IMMEDIATELY started shouting at me to get out of the building. Mr. Witkon called me and asked me if I could produce a photo of a positive test strip proving Covid. I explained it was a home test, and my garbage is collected on Monday mornings, so I could not produce it, but, I stated I would happily get a doctors note as we were seeing a physician 3 days later. Mr. Witkon was incredibly rude, shouting and speaking over me to the point that I had to say several times, "If you continue to speak over me you will not be able to hear my answers - remember God gave you two ears and only one mouth, so you should listen twice as much." I can't even begin to describe the horrible, condescending manner in which he spoke to me, a 9/11 First Responder, handicapped child, a woman he had never met and knew nothing about........ Mr. Witkon actually said, "Your lucky I was able to get this case adjourned." Sir, Covid got this case adjourned, you Sir showed up 25 minutes late, proceeded to lie to the court by saying you told me to bring my son, when you clearly stated on the phone there was no reason for you to meet with him. Mr. Witkon actually had the audacity to say that he did the best he could for Luke. Again Sir, if your best is contacting your client at the 11th hour and browbeating them after they clearly tell you they are sick in bed with your overbearing, rude, over talking, condescending manner, than I am truly sorry for the rest of your "clients". I realize that Mr. Witkon was court appointed, and therefore this case was pro bono for him, but did he have to be so incredibly rude? In a text message with Mr. Witkon I informed him that I would NOT be able to work with him and I further informed him that I would accurately reflect our interactions in a thorough review. On December 20, 2023 Mr. Witkon filed paperwork with the court requesting to be removed as Guardian Ad Litem, stating that I threatened him. Well, Sir, if stating that I would write an accurate review clearly reflecting all of our communication is a threat, than I suggest you conduct yourself in a more professional manner with respect and kindness. I look forward to sharing our text conversation with the court at our next scheduled date, as I firmly believe Mr. Witkon should at the very least, receive some type of sanctions for his treatment of both me and my son, Luke.

    I hate to write a 1-star review, but I feel it is my duty to share my horrible experience and let…read moreothers be aware of who they are really dealing with. I wish I could say he was at least a nice guy, but I can't -- Matthew Tannenbaum is not a nice guy, and he's a bad lawyer. I honestly can't believe I let him sweet-talk me into being my attorney. I'm an amateur landlord, and I thought hiring an "experienced" eviction lawyer would help me navigate a stressful situation. Instead, he took advantage of me the same way my tenant had been doing for years. From day one, things went downhill after I sent my first retainer installment. Once he got my money, he became almost impossible to reach. Calls were routed through an answering service, and every time I managed to get him on the phone, he rushed me off within 15 minutes -- often sighing, sucking his teeth, and reminding me he "doesn't care" and that it's "my decision what to do." That is not what you want to hear from someone you've just paid thousands of dollars to represent you. After paying him more than $3,000, I expected at least some level of courtesy and communication. Instead, he dismissed me and my family as if we were nothing. He even tried to debate how much I had actually paid him, completely disregarding the thousands I had already given. To make matters worse, his own typographical error on the court application delayed my case by a month, costing me an additional $1,600 in state taxes. And yet, he acted as if he was doing me a favor and had "waived" his fees, when the reality is his mistakes were costing me. Some of the most outrageous moments: Before trial, he told me repeatedly that he "doesn't care what happens" and that "if you don't like it, you can release me and get a new attorney tomorrow." He actually said to me: "Don't be a landlord. It costs a lot of money to be one, so don't do it." I had already paid him thousands, and this was the advice I was getting. He told me to "just leave the guy alone" when I asked about storage, as if I was the aggressor and my tenant -- who was living rent-free in my home -- was the victim. He filed my sheriff's eviction request late (two days after I gave him the fee), which landed on a weekend and then a holiday, gifting my nightmare tenant an extra 3 days in my house to cause damage. Despite me asking, he failed to tell me in advance that I would be responsible for paying the tenant's movers and one month of storage. I only found out days before the eviction, and the bill came to well over $5,000. Ironically, my squatter ended up with a better moving service than I use for myself. He insisted eviction records and credit impacts are "myths," and pushed settlement. But what's the point of an eviction if it doesn't deter horrible tenants? I thought this process would put something on my tenant's record, yet my tenant walked away scot-free while I lost tens of thousands of dollars. And here's where it gets even worse: my tenant actually admitted on video that he personally knew my lawyer, since they worked in the same building. That's not speculation -- that's a fact. Knowing this, it's hard not to question why my lawyer consistently acted in ways that benefited my tenant, even if indirectly. Whether intentional or not, the result was the same: my tenant got to stay in my house longer, cost me more money, and walked away with more than he ever should have. Throughout the entire case, Matthew Tannenbaum gave my tenant every advantage while treating me -- his paying client -- with disrespect and neglect. He was more of a salesman than an advocate. You'll get more useful advice from strangers on Reddit than from him. I have every receipt and proof to corroborate this bad experience. If challenged, I can back up every claim I've made here. If you value your time, money, and sanity, avoid Matthew Tannenbaum at all costs. Save yourself the stress and go with someone who will actually have your back, not your tenant's.

    DO NOT HIRE Russo Law Group for Property Disputes…read more If you're looking for lawyers who will avoid going to court at all costs, lack aggression, and seem more interested in running up your bill than actually fighting for you, look no further than Russo Law Group. This firm has no teeth, no fight, and will do absolutely nothing to protect your interests. From the very beginning, they failed to mention that they don't even go to court. Despite the ongoing and obvious issues with my co-owner--my brother--they strung me along for over two years, charging $5,000 upfront, another $9,000 later, and then hitting me with an additional $27,500 at closing without any prior disclosure. All this, and yet no real progress was made. They allowed my brother's lawyer--a local storefront real estate attorney charging only $4,400 over two years--to completely push them around, dictate the terms, and walk all over me. My lawyer had no fight in them to stand up to the other lawyer, protect my interests, or stop me from being taken advantage of. My brother unilaterally evicted tenants, costing me 18 months of rental income, and I made it clear I would not pay for renovations and wanted the property sold as-is. Despite this, Russo Law Group let my brother take full control of the situation while I was left with no say. To make matters worse, after all that time and money, they revealed that they don't handle court cases and would simply pass me off to another firm for legal action. Why wasn't this disclosed upfront? Adding insult to injury, my original lawyer left the firm, and I was reassigned to someone completely unfamiliar with my case. Russo Law Group is toothless, ineffective, and a complete waste of time and money. They failed to protect my rights, allowed the other side to steamroll me, and drained me financially while leaving me worse off than when I started. If you need a lawyer to actually fight for you, avoid this firm at all costs.

When I relieved Mr. Weiss of his duties because the cost of the contested divorce exceeded my ability to pay and take care of my children with no child support, Mr. Weiss continued to bill (without my knowledge) for court costs associated with withdrawing from the case to the tune of 5k....Three years later!!!!. Nov. 2017, I get a demand to pay from him and I am still not divorced! Feeling victimized by my husband and attorney. Mr. Weiss offered to settle for 2k if I remove negative reviews warning others about his services. I refused. The public has a right to know and I will not be strong-armed (or bought) by someone I retained initially to protect my interest. Horrible personal experience made worse by this attorney. Regret I ever retained....total waste of money.
