I have nothing positive to say about this company. I rented from this company and it was a nightmare. I was in my home all of 5 months before a rat got in my home through holes under my porch. I brought it to the management and the owner and attention. We had agreed to splitting the pest control bill Unfortunately I was stuck with the bill. The owner do not take care of his properties he does patch and glue work to his houses. I ultimately moved out because he wanted to raise my rent to something that wasn't worth it. He will try to milk you for every hard earned penny you have. He's a liar and a thief. This man stole my security deposit by making up bogus charges to keep my security deposit. I would stand clear of this vicious company unless you want to live with rats and in patch and glued together house and robbed of your hard earned money.

I also renovate homes, so I am not uneducated in the realm of home repair. This property, in a desirable waterfront area, was our family home which we renovated top to bottom. Many contractors who did work on the property were very complimentary and several people said we would have no trouble renting it out. I spoke to Linda, the owner, at length before I signed the contract. Little did I know that I should have been taking notes and had those notes verified and signed! One thing that Linda told me was that she and her spouse also run a handyman company that does repairs at a reasonable rate. When a very minor repair was needed just prior to putting the house on the rental market, CPM denied making the statement about the rate. If they tell such boldface lies, what else is in store? Inexplicably, they did not put the property on the market for FOUR months. After one month of finally being on the market, they recommended a rental reduction. I asked to wait and, lo and behold, a desirable tenant signed the lease. Since the property sat for so long, landscaping needed to be done before move-in. CPM got a quote for over $200. I shit a brick and called the landscaping company, who obviously had no idea what the scope of work was. When I explained what was needed, the cost was reduced to $80. So, don't expect this company to work for your interest. Pre-move-in cleaning was also outrageous (and mandatory) especially considering that I had it cleaned when I handed over the keys four months prior. Heather (in the office) has been sometimes helpful and patient but there are questions that I've routinely asked again and again with no answer. I cannot trust this company at all and am biding my time to make the switch to another property management company.

You are required to hire Chesapeake Property Management preferred Cleaning Company when it is time to move out of the property. The prices ranges from $200 and up. If you decide to move in one of Chesapeake Property Management, make sure you take pictures of the property prior to moving in and after. The office staff is great about helping out with packages and deliveries--there are lockers in the mailroom for packages, or if it won't fit in a locker they'll hold it in the leasing office for you. Office staff will notify you right away if you receive a delivery, everyone is good with communication in general. The building itself is well-maintained. The leasing office staff holds social events for residents which is a good way to meet people in the building. It's a wonderful place for dogs--and their owners. It's right next to the park and everyone in the building is understanding about having a pet. Having parking in the building is a huge benefit. I feel safe being able to park my car in the garage. One time there was an issue with the automatic door to the garage (a malfunction that was quickly fixed) during the interim, while they were fixing it, they had a security guard standing outside the garage for us. I thought that was impressive--they are pretty on top of things. I've only lived here in the winter so I haven't experienced the courtyard or rooftop deck, but am looking forward to doing so. The gym is beautiful--it's huge, and never super crowded. I am not much of a workout person but I appreciate it. Finally, I think rent here is a touch lower than other apartment complexes in Baltimore. I highly recommend 101 Ellwood to anyone in the market for an apartment! Jen G.
