As an long distance house hunter, throughout the process and by its conclusion, I knew how very…read morefortunate I was to have found, trusted, and worked with John Grieco. No matter what one reads or hears from talking people about the Seattle real estate market, establishing a relationship with the right agent to help sort out its many factors became a hugely important part of the equation. A cross country move is daunting, a mind-boggling process, especially in such a competitive market. My confidence to work with John developed first from the East coast by phone, email, and text. John was forthcoming with information on the pros and cons of properties and neighbourhoods I was considering. One of the most important things he did was to keep in touch with me, almost daily. Before I could travel to Seattle, in order to "see" several properties, he walked through and sent me the best narrated videos. Clearly, he valued me as a client. I flew in to Seattle prepared to spend a month. Within three days of on-the-ground house hunting, we found the property I now call home where I envisioned myself living. In hindsight, I will say that there may have been other houses we could have seen over the next weekend, but I told John I loved the house, so we headed for his office to look at comps and put our offer together. He gave me excellent assessment of the seller's disposition in order to help me make decisions about our offer strategy and conversely, what he advised was likely theirs, based on the history of the listing. While I was still in town, John walked me through all of the inspections, their results, and our subsequent negotiations with the seller. I flew back to DC and began packing. After the closing, John measured every room of my future home providing details for all of its walls, floors, doors, windows, closets, and ceiling heights so that I could plan furniture placement ahead of the movers. He contacted an excellent painter and had the locks changed. Above all, he kept me in good spirits. I'm a designer, an art historian, and a stickler for details. As he will tell you, I'm possibly one of the more knowledgeable clients he's worked with and therefore likely more exacting than others. Working with John was such a great and genuine pleasure; I put my trust and confidence in him every step of the way. He mailed me my house keys on the most fabulous key chain - a blingy martini glass! And in the fridge I found a chilled bottle of Veuve Cliquot. As far as I'm concerned, he's one in a million.

My wife and I were referred to Tim three years ago to help us purchase our first home together as…read morenewlyweds. We had an excellent experience with Tim, who guided us through the process in a very difficult market. We ended up winning the house we wanted even though there were a few higher offers. Tim's experience and knowledge in negotiating a home purchase is the only reason we got an amazing deal, or the house for that matter at all. Buying a home is stressful, however my wife and I both agree that Tim took as much of the stress away possible in any purchase. We were always informed verbally and in writing of every step of the process. We never felt like customers, it felt like having a great friend making sure your getting taken care of. Recently the housing needs of our family changed and we decided to sell the same home. We were dreading the process of getting the home ready for sale while also preparing to move. We also had no real idea what we could ask for the house. We called up Tim, and he came right over. After a few days of researching and calling other agents Tim took us through what he thought the house would sell for and we agreed to list it. I expressed to Tim that I didn't have a lot of time to get the landscaping and some minor repairs done. Tim told me to get everything out of the home, and he would take care of it all, and to literally don't stress a moment about it. Tim took a lot of hard work right out of my hands which made the move so much easier! My wife and I were blown away at the professional crew Tim brought in during the next two days. As promised, Tim handled everything and ahead of schedule. The house looked amazing. During the snow storm Tim even came out and shoveled out the long driveway himself. During this time Tim was also marketing the property and calling prospective buyers while setting up for the listing date. During the process we would receive a call or email daily letting us know what was going on. My wife and I were mentally prepared for the actual process to take 1-3 months and to either accept less then asking or make concessions at closing. We had no idea what kind of frenzy Tim had created! Unknowingly, we were in for one heck of a fun day on listing day. The house went on the market and within a few hours we received a notification that our house was the most likely home to sell in Linwood. A few min later Tim called saying the house was packed with buyers and two offers were already coming in. Tim handled the negotiations and worked us into a higher then asking price. We were thrilled and wanted to pull the trigger. Tim advised us to be patient and use the time in the offers to see if anything developed. Sure enough, a third buyer came in a few hours later. It's always inspiring to watch a professional at the top of their game in action. Tim handled the three buyers and drove the price up to about 14k over asking price and got the inspection waived. As a professional salesman myself I can only say that after observing Tim negotiating the purchase and later the sale of a home, I would not want anyone beside him to negotiate a property on my behalf. The house closed on time and as smooth as possible. The service we received during and after the sale was top shelf. We give Tim Lenihan @ windemere our highest possible personal, and professional endorsements. Mr. Lenihan in my opinion is the Nordstrom of real estate agents. After our experience with him and his crew we can't imagine using anyone else. Thank you Tim! We are so thrilled and happy! Rex & Liz-

It was out of our price range at the time, but it helped ground us in expectations for the Puget Sound housing market. Manesh met us no questions asked, and took us seriously as a customer even though we were incapable of buying at the time. We stayed in contact and sent Manesh nightly reviews on properties he found for us. Again... nowhere near ready to purchase. About a month and a half ago, my wife and I came across a house we couldn't pass up. Expectations realigned, Manesh helped us understand our own sincerity in getting this done, despite our recent "not ready" history. Manesh guided us through all of the situations we must consider and his guidance was invaluable. Had it not been for Manesh's recommendations for what offer to put in and additional clauses, we would still be renters. It's our first house ever that we put an offer in for and we got it! Had it not been for Manesh, we'd still be on the endless PNW house shopping journey that our friends are stuck in. I highly recommend Manesh, especially for the new house shoppers like us, who needed someone with the patience, care, and respect for their client like you would treat family. Thank you, Manesh!

It was completely unknown territory for me and needless to say, I was more than afraid to make the wrong decision. We sat at a coffee shop and talked a lot about the process. Both my wife and I had tons of questions to ask, and Manesh kindly and patiently addressed our never-ending concerns. He explained potential caveats, took into account all our preferences (location, type of house, year of built, etc.) and came up with an effective strategy. I am not an expert in the real estate market, but that day I left the coffee shop with a solid understanding of what steps to take. Not only did he provide a comprehensive tour of the housing market and shopping tactics, but also made us feel confident in our attempts to buy our dream house. Manesh promptly provided us with a frequently updated listing of the houses that could have been interesting to us. He was always on call and responded in a timely manner. He walked us through many houses in different parts of Seattle, and always made sure we had a detailed picture. He taught us to pay attention to not too obvious aspects of the process, like a builder's rating, number of previous owners, etc. He wanted us to not only make a good financial investment but mainly settle down in a place that we can call home. We found a lovely townhouse that we decided to buy and made a deposit to secure the purchase but continued to look for other opportunities. It happened that another house with more favorable conditions came into the market, and we changed our minds. Manesh managed to get 100% of our security deposit back in no time. Having finalized our decision we started the paperwork. Manesh introduced us to multiple loan officers from different banks. It goes without saying that people working with Manesh are also highly reliable professionals. They guided us through the entire process so we did not have to worry about bureaucratic issues. They offered us great options and special deals to go with. Thanks to the quick and competitive strategy of Manesh and his team, we finally bought our beautiful house. Manesh did not stop surprising us with his enthusiasm even after the deal was done. Once we moved in Manesh showed up at our door with welcome-to-your-new-home custom-made gifts. He even brought toys for our kids. He also shared contacts of trusted handymen and specialty contractors to make sure we can continue on fixing and renovating our house. I am truly pleased with how he still checks in with us. I couldn't have imagined such a professional but at the same time personally tailored relationships from a real estate agent. I've recommended Manesh Lakhani to everyone I know. He's a real expert and a genuinely nice guy. I honestly think it'd be challenging to find a better agent.
