Endesa, the electric company, if considering purchasing a lot, anticipate that there can be real problems with getting adequate electricity. Don't expect the developer to disclose these problems. Is the neighborhood technically "urban" such that Endesa must bring electricity to your home or after your home is built will you be dragged into an expensive lawsuit with Endesa where they look for declaratory relief, to say they are not obliged to provide electricity because the neighborhood doesn't fit the technical definition of "urban", this because there is not a sewer system. If you recently moved into a new home and put the septic, know we are now being asked to pay 20k USD to hook into the septic. Seems like most of the residents are transient so you may not see or know any neighbors. Plan on spending 20k Euros for a real security system, with cameras, etc. - nothing short will do, there are break-ins despite the community's very nice security personnel. Of course everything in this neighborhood is very expensive, i.e., landscaping, etc. I think a lot of people will be losing a lot of money if they sell in 2014 -2015. Vacant lots, I think there is a moritorium with the issuance of building licenses because of the sewer issue. Prestigious neighborhood but I wouldn't do it again. Many very nice views of the sea and some great sunrises. To build a new home, I don't think it can be done, building a 3500 square foot home for less than 3 million USD.
