Not only was he extremely knowledgable about every aspect of the home, he was also very thorough, provided a ton of details and documentation, including several photos throughout the house. Even after the job was done, he made himself available to answer questions, and was amazing with always getting back to me in a very timely manner. I cannot say enough about how great of an experience it was working with John! Highly recommend!!!!

He gave advice on what I could fix (and how) and what would require experts (and what to not let those experts try to sell me) and even a free service by the city that I didn't know existed. He also just explained things that didn't have to do with inspection like what certain plants are or fixtures in the old house and what they are there for, this guy really KNOWS houses and you can tell he's passionate about it. He was extremely thorough and sent the reports to me within hours of the inspection. I would absolutely use him and recommend to anyone looking for an expert home inspector.

When trying to get the bid, I was told by the principal, that the stump would be leveled off so we could use the healthy side as a garden decoration. After payment, he refused to level the jagged stump. I showed him my neighbor's wooden fence that was put askew by a log swinging down on a rope. He refused to take responsibility for it. Even the clean up after, he refused to fix the big truck tire and outrigger divots in my front yard. He refused to clean up the area in my neighbor's yard around where they brought branches from the back yard. His blanket refusal of all my reasonable and polite requests that he made to get the bid seemed surreal. We took a chance by picking the lowball bid, but you get what you pay for.

Next, I communicated with Christy, who is courteous, competent, personable, friendly, yet professional. She is just ON THE BALL! I then spoke with Brian, who is TOP NOTCH. He did our inspection and verbally went over the top issues with me by phone before sending the report. He was most helpful in guiding me with repairs. The report: I have bought and sold numerous properties, but this, by far, was THE MOST detailed and thorough inspection/report I have ever received - including pictures. Though not nit-picky, he adequately addressed the major issues, and then made note of the minor issues, that still would need to be addressed. The pictures were just so helpful. The bill: very reasonable! I just can't say enough good things about this company - other than: CALL THEM 1st! 727-733-5186

Run!!! Do not under any circumstances higher this company. There was so much missed by Dan Burns…read moreon our home inspection that we are $30,000 so far in debt on repairs.. When Christine was asked, which is part of our contract about the video of the sewer inspection she stated that I didn't ask for it. When I got in contact with the sewer company, I was informed that they offered her the video and she declined it on our behalf. That there was also an estimate written up on two issues that they found that were not presented to us in our 14 day inspection window. Christine says she sent it to my realtor but she sent it to an incorrect email address. However, the contract was not between Young home inspections and my realtor so all information should've been presented to us. Christine immediately lawyered up so when we had to have the four-point inspection re-done we had to pay for somebody else to do it to find out that Dan had missed additional electrical/fire issues. We have found that our air conditioner was not working at all, it was not connected to the thermostat, there were no duct work going to the vents to the back two rooms plus the rest of the duct work was not in working order, the A coil and vents are filled with dog hair so thick that there was no way that any air could have gotten through the air conditioner. When I opened the cabinets, I noticed that the microwave was not connected to the outside vent, that wasn't reported either. Dan stated that the smoke detectors and carbon monoxide detectors were in good working order. I am not sure how that could be because when our appraiser came through, it was noted that there were zero smoke detectors or carbon monoxide detectors in the home, and we had to pay for the appraiser to go back out and inspect That these had actually been installed. before our loan could be finalized. The flooring in the house is going to be replaced because the floors were poorly installed and were actually not attached and had not moisture barrier under them.. The tile in the kitchen backsplash has zero grout and again none of this was on the inspection report. Extermination company that they hired noted that there was no termite damage. However, the installation for the HVAC system brought to my husband's attention that there is in fact termite damage in the attic. We also checked our shower where Dan marked one small section was missing grout when there were several places and even broken tile which caused mold in all of the drywall . Christine is a completely unprofessional and hides behind an attorney named David Levy whom she had send us a cease a desist letter before completing our inspections therefore not fulfilling her end of the contract. I have spoken with several other people who have left reviews on other social media site and these people are in major debt because of the things that Dan has missed. Also Young Home inspections notes on their contract and website that that they go above and beyond NACHI standards which is a false statement as only 1 of their inspectors is NACHI certified, and it is not Dan. Please beware, this is the biggest purchase you will ever make, this company took away our power to negotiate with the seller or our option to walk away.

Dave, the owner of Thomson, went through the house and found everything that was wrong, be it large or small. He documented each issue using both words and pictures and made suggestions for how what we might want to do to fix them. He then compiled all of this information in a big blue binder with his business name on it and sent it to us in the mail (as well as through email). When our insurance company required us to fix something quickly and complete a wind mitigation or risk being dropped, Dave came back out when we were ready for him and reinspected the issue. He answered my questions about the process and also explained why he was doing what he was doing and what some of the insurance company's lingo meant. He was easy to talk to and well informed about what he was doing. Because we didn't shop around, I can't really comment on Thomson's prices (were they too high? were you getting a steal?). I do know that they seemed reasonable for the amount of information that we were given. If you need a home to be inspected, I definitely recommend calling up Thomson Home Inspections and at least getting a quote.

Steve published the report the same day and followed up with texts and phone calls to make sure I didn't have any questions.
