The new manager Michelle is Great! Communication is great. They have it set up where She can send out and receive text. They had to shut the water off to the building this week due to water line break and i got the text letting me know. I really appreciated that. Sundance would of just shut it off with no warning. Btw, All tenants have her cell number and she does answer and takes care of maintenance or any other problems promptly. She has taken on a lot of issues left behind from the last owner Sundance. Before Sundance sold to them, there were issues with abandoned vehicles, the pond needed a new pump, water line leaks, bad lighting in back parking lot. Which Summerfield has taken care of all. So when the New Owners Summerfield bought it which was in June 2018, they inherited a lot undisclosed issues that shoulda been taken care by old owners Sundance. The maintenance crew is also the best as they are on top of whatever issue you have and it is fixed in a timely manner. The property is quiet and everyone seems to keep to themselves and there is no fuss to speak of. If you are looking for a quiet and affordable place to live, Colonial Terrace is the place for you!

In my opinion the owner has absolutely no people skills at all. I really can't say anything positive about this place other than leaving. Upon refusal of my lease being renewed, due to me reporting them to the Clermont County Board of Health, and given my 30 day notice because I had done nothing to constitute eviction, I was charged 250.00 for smoke damage, while my girlfriend at the time lived in another appt across the parking lot, and was only charged 150.00 for "Extreme Smoke Damage", so this should tell you that they hold personal vendetta's against their tenants. My basement appt flooded 5 times in 3 years, 3 of those having entire appt water damage, and never changed the carpet, changed padding but never changed carpet. Resulting in mold growing and never addressed that issue, which is why I reported them to the Clermont County Board of Health to begin with. Half way through my last 30 days, I flooded again n they came in n removed the carpet and padding after it sat there for days, and left me and my dog to walk on bare concrete floors with exposed, black molded tack strips. After the Clermont County Building Inspector investigated it was found that all the flooding, which they try to blame tenants for, for not keeping patio drains free of debris, was concluded that the drainage system had collapsed resulting in an entire basement floor, all 4 appts and laundry room, flooding with standing water. I do know for a fact that the drainage system was entirely replaced, so they did finally fix the issue after 3 years of problems, only because they were forced to. Please, please take my advice and find someplace else to live, and if it's not possible, because sometimes you have to take what you can, which is why I moved in there, move in and immediately start looking for another appt somewhere else. All these issues are facts, not exaggerated, and can be proven by photo and video.

They will change the rate on you last minute as you're signing the papers. They will consistently raise rates on you and call it a cost of living increase, yet they actually keep moving in rent the same. A quote from the landlord is " nobody is special and they will all pay the rent that we charge." I have a friend who asked me about moving here. I told her that I wouldn't recommend my worst enemy to live here. The keep up is lacking. My ceiling fan exploded and they changed a light bulb is all. It has little critters that they do little to actually take care of.

We have mold issues and all they want to do is wipe it down with a rag. Front office refuses to do anything about the druggies or any of your concerns. They give everyone different rental prices because they can. We don't recomend to anyone!

We also have water come up from under our kitchen. So what they did was dig a trench outside of kitchen area and put tar on the wall. Foundation inspector came and clearly stated it was foundation issue. But nothing to remedy that. Oh they sent us a cease and desist letter threaten to evict us. But they still haven't fixed our heat or the floors or the rugs that were damaged by water. They called us racist when we went to office after calling and no answer.. mind you i Puerto Rican I speak Spanish and my fiancé is a navy vet with PTSD. We can't get basic heat in 2021.

They play foot ball and baseball by these two buildings and hit the side. I have seen someone and heard them ask them to please stop. They say ok and continue to do so. I would hate to be in that apartment. But for me it's nice and the rooms are a good size. People don't bother you around here. There's and older couple who walk there dog everyday and are so sweet. Don't know there names but talked to them a couple times. It's nice to see that in a community. Just wish the kids would stay out if the road and play somewhere else.
