    Crown Point Resort Ruidoso, NM We had a very outdated 3-bedroom condo which had a musty smell when entering. We only used the main floor bedroom and the bed was very hard and uncomfortable. We had no hot water for 2.5 out of our 3 day stay. When we did get hot water, we had to run the water for several minutes before it became hot and then the temperature fluctuated from hot to scalding to warm to VERY hot. Staff were unresponsive, never answered phone calls nor did they return messages when we were dealing with our hot water issues, but the maintenance worker did show up unannounced. The desk staff were not friendly, showed no empathy and were not apologetic to our hot water situation. The (lobby) staff were not friendly other than the person who checked us in and Ansel, the maintenance worker. The shower walls and tub had long hairs on them. The countertops had a lot of knife cut marks and chips, and the kitchen faucet sprayer kept hanging down and wouldn't stay in place. The kitchen cabinets were damaged, and one drawer wouldn't open because the cabinet pull was too big and hit an adjacent drawer. The cookware was the nonstick kind instead of the stainless steel that doesn't have cancer causing PFAS. The parking lot streetlight by our condo entrance had a burned-out bulb which was a safety hazard while trying walk on the uneven brick parking lot, go up & down stairs and use the pathway to the condo entrance in the dark. The main floor toilet tank kept refilling intermittently during the night and sounded like it was flushing which kept waking us up. This issue caused a delay in flushing the toilet and we had to hold the flusher longer so that the toilet would flush. The lamp shades on the main level were either broken, had holes, or were deteriorating. The front security screen had about a 2" gap at the bottom that let bugs in. The main balcony sliding screen had a large vertical rip that let bugs in. There were no TV in the bedrooms. If guests wanted to use the fireplace they had to purchase fake fire logs from the front desk. Our unit's exterior siding was deteriorating in places and some of the siding on the building next to us was either severely warped or had fallen on the ground. The best part of our stay was the quiet location and view of the pine trees.

    Would give less than 1 star Unit was filthy, numerous outlets were non working, two cabinet doors fell off when we opened them, upstairs shower was either scalding or frigid with no other option. Definitely concerning if a child was taking a shower and it went from cold to scalding with them under the flow. Talked to manager and was told unit had flooded with water flowing downstairs and they had not been able to get everything on the punch list completed. We checked in on Friday and when complained about the filthy conditions were told they only had housekeepers on Fridays, so they could not do anything. Rusty towel rings in bathrooms, water facet in kitchen had a trickle of water due to calcification but was replaced when mentioned.

    Staff very friendly and helpful. Check in easy and quick. Service efficient when repair requested. Staff highly recommended. Condo had lovely views of the forest, mountains, and lights of Ruidoso from both balconies. Lots of room in condo, but NO AC, and no in-condo washer/dryers. They do have laundry facilities on site. Condo has 2 floors, bedrooms are downstairs; kitchen, dining, and living area, upstairs. Furniture In living areas comfortable and updated. Kitchen is small and the utensils and cookware are sparse. But since we were on vacation, we didn't cook much. Very affordable with our timeshare trade. We paid $200 for the week. Pool is large, with hot whirlpool area. Could use some updating, but nice and deep (9ft at one end), and great for swimming laps. Would rate condo and amenities 3.5 stars. Condo Location 4 stars. Views 5 stars. Well worth the visit. The Lincoln County area has lots of history and many, many things to see and do. We haven't met a grouchy New Mexican yet. EVERYONE is so friendly and helpful. Great Place for families. 4 stars for Ruidoso / Lincoln County in the summer time!

They worked with us and extended the trip with no issues. The rental was straight forward and the details of what was expected of us and what was at the cabin was all spelled out ? I got our deposit back about 2 weeks after the trip. The cabin is listed as a 3 bedroom. It has a normal size bedroom downstairs, one large master upstairs and a very small room with a fold out bed. Worked for our son and two GrandKids. Probably not for me and my wife. Master was large and roomy but it is an open air concept? So the balcony is over the living room. If a party is going on downstairs....you'll hear it in the master! The cabin was ok...needs a little TLC if it were mine! Great views of the woods behind the cabin. We had deer in the yard all 4 days. The hot tub is great! Deck has a dining table and bbq grill. Not fancy but very useable. The pool table is on a 1degree slope... Internet kept going down so we resorted to our Verizon MiFi. Lots of parking..we gad three full size cars there. The deck & hot tub are private except for a next door neighbor. Views were great with two hummingbird feeders and lots of birds using them. Location is very convenient to town. Take a backroad to Inn of the Mountains. If it were just the two of us, we'd probably rent again. With two sons plus family & GrandKids, we would probably look for something larger and maybe a little upscale next time. We had a great time. Casinos, eating out, drive up the ski area...and don't bet on Crypthasarrived ( race horse)...you'll loose your $40 bucks!

None of the 7 beds downstairs had any bedding. We had chosen this particular cabin - Little Bear Lodge - because all 12 of us would have beds and because of the dog toilet room we had to double up, 40 year old men had to crawl on to the top bunks and mates weren't with mates. The swimming pool and hot tub were a big draw as they were advertised as heated. The heater did not work. They charged us a $400 cleaning fee but expect us to clean before we leave AND haul trash ourselves! Do not go there. If you have to choose sleeping in your car or this, choose your car. It won't be as big an aggravation.

My husband passed away the end of August and we had a cruise booked that week to celebrate his birthday (November 9th). I cancelled the cruise and booked this cabin so my family could be together that week. The management company was very helpful prior to our arrival but not after we arrived. Twice I have requested a call from the owner of the management company, and they will not call me back. I would recommend that you go to the management company's website and read their reviews. It looks like about half of them are bad and complain about how rude the management company is. Mountain Air Cabin Rentals. This was our experience with them too. The management company's manger told us that the cabins are only "deep clean" twice per month, give the world we are living in I would expect the cabin to be thoroughly cleaned between each guest and you pay a cleaning fee. The cabin is in a very nice area and centrally located to town but still feels like you are in the mountains. The cabin is nicely decorated, the kitchen is well stocked with dishes/pots pans etc. The beds were comfortable. The gas fireplace is a nice touch, so you don't have to mess with firewood and ashes. It was an accumulation of things that made the trip not enjoyable. The pictures are very misleading as to the size of the cabin. When we arrived, the cabin was not clean, not the end of the world, so I cleaned it. The floor was not swept, and the rug was filthy. I swept and wiped all the counters down and washed the dishes (not knowing if they we clean or not). The shower curtain was moldy. There were huge cobwebs in the bathroom and long black hairs in/on the tub and shower surround. The hot tub cover was broken, and it took three people to lift it (it appears that it is only missing two screws), the hot tub jets only worked on low. The shower in the small cabin did not work, which makes me wonder if the tub was even cleaned. The maintenance guy was great and came out twice. There were no blankets on the beds, just a sheet and light bedspread and only sheets for the hide-a-bed. The Short-Term Rental permit in the cabin had expired over a year ago and was only for 6 people, I did not see one for the smaller cabin. There were piles of black dog hair in the cabin and trash under the couch. All of that was a disappointment but the thing that made the stay unpleasant and unacceptable was the Hide-a- bed couch. On the Thursday the last two of our group came in and were planning on staying two nights. And we were getting ready for bed and pulled out the bed only to find it was filthy and broken. The plastic mattress had pee and what appeared to be blood stains on it and stunk. The bottom section of the bed was broken, no support for the mattress, wires sticking out, they had tried to duct tape it back together. I called the management company, the "manager" came out. She would not even look at the things that were wrong. All she said was that the hot tub cover broke three guests ago and "since this is a mountain resort town" that there was not a repairman or a place to replace it and they were aware that the hide-a-bed was broken and that they were very expensive and not locally available, so the cabin owner was looking for one. She also said that in the listing the listing that it was only to be used for kids. The listing stated that it will sleep 8 adults nothing about kids. Why would anyone let kids sleep on the bed in those conditions? They could easily fall through the end of the bed and seriously hurt themselves on the wires that were sticking up. She also said that no one would think that adults should sleep on hide-a-beds. She said our two opens were 1) pack up and leave tonight or 2) take it as it is. Wow!!! I had to spend an extra $380 to get a hotel room for two nights since the bed was not usable. They were not the cheapest nor were the most expensive, I picked them for the location and the hot tub (which was a disappointment). I could have spent less money for one without a hot tub. The manager also laughed when I told her that I would be reporting this to VRBO, her response was they will not do anything. I do find it interesting that they have changed the listing to say that the couch is for "kiddoes", I have screen prints of the listing before the change. I will never stay at one of their managed properties again. I will be requesting a refund.
