    Tenants left oil stains in driveway- Corliss move out inspection missed this

    I hired Corliss Realty to manage my rental property. It's a small "mom and pop" operation but they are friendly enough. They found a great tenant for my house. Their advertising charges and their property management charges were on the higher end of the spectrum when it comes to property management companies. After the tenants moved in, they started "nickle and dime-ing" me for "repairs" Most of the "repairs" were not necessary. When they offered to buy stuff for maintenance, their prices were much higher than Costco or Amazon (for the same stuff). To avoid this, I would have to buy stuff on my own for the property. Much of their "maintenance service" consisted of simply calling my home warranty company to come out and fix stuff. My tenants stayed for 3 years. When they moved out, they broke their lease early. Corliss neglected to inform me that California law states that if tenants break their lease they are responsible for the term of their lease or for the cost of finding a new tenant. On the contrary, Corliss told me that I would be responsible for the costs associated with finding a new tenant. My tenants left the house in pretty good condition with a few minor exceptions. There were some oil stains in the driveway and some writing on the walls. Corliss claimed that the move-out inspection was perfect and failed to mention any of these problems. They insisted that the tenants should be refunded their entire security deposit in full. It struck me as odd how insistent Corliss was about the tenants being refunded their security deposit in full even though the tenants broke the lease. It turns out that Corliss realty acted as the agents for my tenants when they decided to move out and buy their own house - that seems somewhat shady and unethical. In the end, I felt that Corliss was not looking out for my best interests when it came to managing my rental property.

About us: - We bought our house in this pandemic situation in a market with limited inventory. The market was very competitive due to low interest rate. We were the first-time buyers with low down-payment. It was a bit hard to compete. About Simone: - She is very smart. She could find out what type of property we were looking for after a short period of time in spite of the fact that we were picky buyers. They were updated with rules and regulations especially in this pandemic situation. - Don is an expert who can analyze the inspection report technically. When he talks to you and explains to you the report and gives you the solutions, you will trust him. As an engineer, I really liked the works he did for us. He helped us to understand the details of the inspection report and also helped us to fix some of the problems at our house after we moved. I had originally met Mr. Perez when he was the buyers agent for someone who invited me to view the property they were purchasing with his help. Months later I was in discussions with a different agent and broker about selling property. I had asked that agent to go with me to a property in the mountains I wanted to view. That agent committed to following up at the beginning of the new week, and e-mailed their team members, promising one of them would contact me. Unfortunately, no one associated with that agent ever followed-up and the property I was interested in became contingent and no longer available. I continued to watch the property, and about five months later the property fell out of escrow and was relisted for sale. My experience with the agent I had been in discussions with lost my trust and confidence. I didn't feel they valued me as a potential customer for a sale, and they showed I couldn't trust them for showing me property or negotiating property. Perhaps if I had asked them to sell my car, or help me buy a car, that would of been different. But when you are dealing with hundreds of thousands of dollars into the millions, i'd have to be insane to work with anyone I can't trust. I contacted David Perez of Bullock Russell Real Estate Services since I already had his phone number, he had already helped someone I know purchase a property, and he seemed very knowledgeable when I had previously met him. To my surprise David offered to show me the property, despite knowing it would require several hours of his time, and a three hour round trip drive. He also knew, it was the only property I was looking at in California. David contacted the selling agent to request a time for us to view the property, met at the property on a Saturday, walked me through all the different areas within the property and pointed out issues that concerned him about it. He estimated it may need an addition $250,000 investment to bring it up to code and to correct several concerning issues, including a notice we found on the door from the county indicating it was in violation of several codes. David recommended not purchasing the property and explained why, and that is what a buyer or seller wants and needs from a real estate agent. Someone who is honest, trustworthy and genuinely helping you evaluate a property. I found David very friendly, eager to assist, professional, and knowledgeable. He was able to answer all of my questions about the property being looked at and saved me from making a bad purchase. I didn't buy that property and decided to hold off on property hunting while I determine what state or area I want to look at going forward. I interviewed 5 or 6 different agents and brokers so far, and I found it difficult to find one who I feel I can trust. When dealing with so much money, and something so important, I want someone I'd feel comfortable leaving my wallet on the table around if I had to leave the room. I can only speak to my experience, but I feel confident all my money would still be in my wallet if I left it in the room with Mr. Perez, or when making a decision for buying real estate.

I have tried to contact her over 8 times and left multiple voicemails with no reply. Not one call back. I happen to be speaking to other couples interested in this property and they were told 2 weeks ago that they were no longer accepting applications and the owners are "making their decision." However during every contact with other couples she is selling them on her being their agent. The listing is still on Zillow/Redfin etc. She even told someone, who was able to get ahold of her, it is not her responsibility to remove it. It's 100% her responsibility to remove it and she has FULL power to do so as the agent.
