Unfortunately, we were unable to come to SC to look at the property prior to our arrival. We thought we were renting a nice home in a gated community. We were soon disenchanted upon our arrival. After working 6 weeks with licensed agent and property manager, Mike Hill, whom we trusted to be a professional honest realtor, we believed the listing information, electronic media, photos and phone information provided by Mike Hill were current, accurate, and a true representation of the property. We also trusted that he was looking out for our best interest and that he was not misleading us since we established a working relationship. Upon our arrival to the property, we quickly learned Mike Hill was deceitful, dishonest and untrustworthy in his transaction with us. He misrepresented the real condition of the property and made us believe the property was in turnkey condition and furnished as promised. Mike Hill concealed pertinent facts relating to the property such as potentially fatal and health hazardous black mold which made it uninhabitable, especially for my husband who has a lung condition. There were potential health risks from rodent feces, active roaches and ants, leaking water from the fireplace, slow drains and a running toilet. There was also a fire hazard which involved two doors that were difficult to open. Square footage and garage size were misrepresented. Mike did not make any initiative to remediate these hazards. The property was not cleaned, the carpet was disgustingly stained, the walls were filthy. I did file a complaint against Mike Hill with the South Carolina LLR and the SC Realtors, and he was found in violation at both hearings. Due to the character count for this review, I cannot add the violations in its entirety. Please go to the SC LLR Website under Real Estate Commission, then enter Mike Hills name and click on his license number to read the investigation and violations. South Carolina LLR: Mike Hill was found in violation of: substantial misrepresentation involving the real estate transaction. Mike Hill was found in violation of: pursued a continued and flagrant course of misrepresentation or made false or misleading promises through associated licensees or through any medium of advertising or otherwise. Mike Hill was found in violation guilty of: in the practice of real estate, demonstrated bad faith, dishonesty, untrustworthiness or incompetency in a manner as to endanger the interest of the public. The action is designed to protect the welfare of the people at large. Mike Hill was issued a public reprimand and fined $1500.00. South Carolina Realtors Violations: Mike Hill was found in violation of Articles 1,2,12 of the Code of Ethics. Mike Hill was issued a Letter of Reprimand, complete (2.5) two and a half hours of live classroom REALTOR ethics education and (4) four hours of live classroom education of any combination of the following course topics, agency, property management, contracts or disclosure and was fined. Upon completion of the SC LLR and SC Realtors hearings, I contacted Bob and Mike Hill by mail and phone in an attempt to recover my damages/expenses. I asked them both if they would do the moral and ethical thing and reimburse me some of the costs caused by Mike Hill's carelessness. They both refused. They kept $3522.68 of our money for only 4 days in the uninhabitable property. Failed to reimburse us $150.00 for a mold inspection which Mike Hill refused to order. Another $4135.86 in moving expenses to relocate to a habitable rental. Mike Hill cost us thousands of dollars and put us in a financial bind. I would like to be reimbursed for our costs that resulted from Mike Hills misconduct. I urge others not to do business with these unprofessional and misleading individuals.

We made numerous complaints about things that needed to be fixed & only one thing (the refrigerator) was actually fixed & that was 3 days later. We had to store food in our neighbors' refrigerators until then. The other things were that the front door didn't latch & had to be dead bolted just to keep it closed & the sump pump in the basement didn't work. The sump pump malfunction lead to flooding which lead to mold. Our child got very sick & went through about $10,000 worth of testing & medical appointments before they discovered that the mold was making her sick. At this point & after numerous complaints that were ignored, we asked to be let out of the lease or have the problem fixed. The owner of the company refused to do either, even after I told her how sick my child was. We left anyway & had to make several requests to have our deposit returned. They reluctantly returned half of it & implied that they could take us to court for breaking the lease. Their website home page boasts that they found their business on ethics, however, they are only interested in making a buck.

Their lack of professionalism and care for the tenants in their units is horrible. They rarely ever respond to maintenance work orders. It took me submitting four work orders for maintenance to finally come and clean an AC piping leak that was causing the carpet flooring in one of the bedrooms to be sopping wet. And that was one actual response out of the 10+ I've submitted for other reasons (bug infestations, AC, black mold). I've had to take care of these issues myself due to their lack of service. When you try to get a hold of them via phone they're never around to answer and they always go to voicemail. They've showed up to my apartment unannounced many times without 24hr notice as stated in the leasing agreement and when I have been given 24 hr notice for them to show up to my unit they fail to show up without notifying me of their expected absence. Please stay away from apartment units/complexes managed by them. Please take into consideration that their rental pricing is lower than surrounding properties but it comes with double the headache and trouble.

I cannot speak to how he conducts himself as a sales broker, and maybe Clardy is not aware of the type of person they have working for them, but I hope my recent experience gives you insight into the type of man that Clardy has in their employ. Steven returned my security deposit from a lease I terminated, 30 days after termination, with several hundred dollars deducted and no itemization for those deductions. This is against the law in South Carolina, When called and informed that he had broken the law and needed to return our money, this man claimed he was being harassed and to leave him alone. I said he could return the money or get sued. He said PLEASE SUE ME. That he has a lawyer and would never see the inside of a courthouse anyhow so BRING IT. I said I would and hung up. Minutes later I get a text - Hey! Can we talk and resolve this? I really just needed some time to review the information! Clearly this man knew he was about to lose at least triple the amount he withheld and was doing damage control. AFTER TELLING ME TO PLEASE SUE HIM! I said he could Venmo or wire me the money that day or he would indeed be sued. No convo required. And lo and behold he returned the money, but not before sharing an "invoice" for the deductions he "decided to overlook upon review." $250.00 for paint touch ups - we had already done that before moving out. And $150.00 for burnt out lightbulbs (normal wear and tear landlords have to cover), replacing.a bathtub drain plug (that was already broken when we moved in), and a new air filter (that was replaced when we moved out and also wear and tear). But look at those dollar amounts!!! So even the bill was fraudulent. Again, never worked with him as a broker. But He is clearly lacking in ethics and is a nightmare of a human being to deal with. People are rarely unethical and engaged in criminal behavior in one area of their life or profession and then are wonderful human beings in another. Engage with him at your own risk.
