Morally Reprehensible Crooks They refused to correct their pack out invoice that was listed twice as storage charges and rolled up in the recap as Cleaning $1,574.40. My insurance will not pay Cleaning. In addition, they would not clear this up with my insurance and forcing me to pay their error. In only 20 days from the invoice date, they charged me an additional $196.26 for interest. I did not pay the interest so I will soon find out if they will not hold all my furniture and personal belongings hostage. Then because they were always generating invoices, they refused to quote the build back cost. My home has been left completely gutted - ceilings, walls, and floors for more than 60 days. This review does not contain all the other damages their technicians did to my home that they did not repair. This is at my additional cost. It has been a horrible experience and I would not recommend them. Update: Invoice # 1389 is dated 04/19/2023 add 20 days and it becomes today 05/09/2023. The electrical wire that was cut during ceiling removal and tagged. After 45 days I had to hire a electrician to repair. Then when removing the plastic coverings on the ceiling, it was extremely noticeable all the truss beams were cut. I had to hire an additional contractor to reinforce the entire structure so the ceilings can be replaced. read more

This is a 1 star rating because I cant give them a 0 or a negative score. Worst service ever had zero follow-through and no call back for days. Did not follow through with our insurance company had additional added cost that are not covered by insurance. Almost everything we were told that would be taken care of was not. Had to fire this company and go find a different restoration company who did a fantastic job. The new restoration company dealt with the insurance company and insured that everything was paid.With Conejo we were out 3 thousand dollars for out-of-pocket payments. read more

Contacted Conejo Restoration to investigate a possible leak in the ceiling of dining room. They came out quickly and assessed the situation and provided an estimate. When we moved forward, they kept in constant contact with me and even worked directly with my homeowner insurance. They were pleasant, professional and very thorough with their work. However, there was some discrepancy with the final cost. It was larger than I remember in the final estimates to be. It seemed an extra $600 was added. Since they sent multiple documents, detailing my deposits, and payments, I thought I did not see that new cost. I was on a business trip and paid the final balance, without a deep review. Only to review and still cannot see where the extra $600 came from... Even my insurance company reimbursed me at the cost I initially was quoted. There was something funky with the billing. Their work was good, but I would review and ensure all costs are presented before you pay. I wanted to give them a lower star rating, but the work was honestly very good. Conversely I would have given them 5 stars, if i didn't have questions about the final bill. read more

After searching on Yelp, I decided to call Conejo Restoration because they had really great reviews. A guy name Casey came out quickly to my home. He Examine the damage and even taped up the mold area. (Exceeding the exceptions.). Then sent me an emailed estimate within hours after coming to my house. Conejo did some water damage remediation on my rental property. The finished product was good enough but their practices are unscrupulous. First they charge $180 for an estimate but they don't tell you prior. Second they low ball the estimate for insurance approval. Third they pad their final invoice with a line for "profits" not included on the estimate. Insurance wont pay for this so the homeowner is stuck with it. read more

Our plumber recommended Conejo Restoration and they responded immediately when he called them. We did our due diligence and obtained two other quotes. All quotes were pretty much the same. We chose Conejo Restoration because they were very professional, very friendly, and explained everything. In the end, the actual cost was lower than the estimate! I highly recommend this company - they are efficient and professional. We used them in coordination with our plumbing contractor, Lloyd's Plumbing. We needed to run a new waterline to our refrigerator which entailed cutting into walls and ceilings. As our house was older, there was asbestos in the wallboard. Conejo put containment barriers up and cut the minimal number of holes necessary to get the plumbing work completed. They kept the barriers up until they had repaired, plastered, and painted the damaged areas so there was virtually no dust. They coordinated their time and work with the plumbers so that everything was completed quickly with little mess and disruption. Afterwards it was as if they were never there - everything looks as good as new. We were very impressed. read more

We recently used Conejo Restoration for water mitigation and repairs caused by a flood in our kitchen. They were very responsive, professional and just all around really nice people. They also used protective plastic on our floors and counters to keep them clean and damage free. Our technician, Casey and the owner, Scott checked in with us multiple times over the duration of the project to ensure we we satisfied with the work as it was progressing. Within 2 weeks of the flood our house was completely back to normal and you can't even tell where the drywall was replaced. It is never my intention to leave a bad review unless I feel it is warranted and in this case Conejo restoration I called for a water damage mold quote was a complete nightmare of mishaps and unprofessionalism in my subjective opinion. In a nutshell charged $231.73 non-refundable to try and lock you in. Promised a window to arrive and did not arrive until 1 hour 15 min late inconveniently effecting my time and plans due to their mixup fo going to wrong place first. Arrived and spent maybe 20 min not really evaluating the mold much taking some pictures and measurements. When quote arrived pictures sent were from another house and unprofessional others of his arm showing moisture reading and my wife working at her desk nothing of the damage I needed. Scott charged me again for service call of $207.19 in quote after already billing me for wasted visit. Kept saying had to take furniture out so quote had to be higher which I took out myself days later. Joked he should give me 10% discount for being late which he says he added but his quote was $600 or more higher than other quotes I had to get with my discomfort of using Conejo Restoration. Scott's phone kept ringing at our visit distracting him from doing the quote. The visit was unprofessional and Scott and Kim the person on phone you talk to refused as a courtesy to refund the initial $231.73 for all their mistakes and my valuable time wasted and frustration they caused. My review is not on the work performed but on the poor customer service and price gouging. I luckily cancelled before the work had begun after the constant delays, excuses and over charging. I ended up finding out they charge over double than ALL other companies I later researched. My ex wife used them first from the VENTURA FIRE and they eventually cut their hourly rate in half after the insurance refused their high rate. The work they completed was adequate but they failed to do her bonus room. My advice when using any Restoration company is to get multiple quotes and try for a referral read more

Wow!! I just read Cheryl's review. My experience was virtually IDENTICAL!! Scott came in like a bat out of hell, tore my house apart after the rains occurred in the winter and claimed he did so because we "already had mold". He bullied my wife into thinking we had mold within a day of the rains which was 100% false as we found out by a reputable company who later had to clean up Scott's mess) and once he found out the insurance denied the claim, Scott told us there's nothing else he could do. He left our house in total disarray and then had the gall to charge us over $5,500!!! On top of that, just like Cheryl's review, he slapped a lien on our house without ever providing us notice of the lien as required by law. It's too bad that a company would take advantage of a homeowner that had a catastrophic accident on their property. My husband's review was taken down as an anonymous person reported it as being untrue. Condensate from our heat exchanger started accumulating in the ceiling to our closet. The blower launched the condensate all over on the inside of the drywall. We worked with Conejo Valley Heating and Air Conditioning to replace the HVAC who subcontracted with Conejo Restoration for mold mitigation. Scott at Conejo Restoration came to assess the situation. He isolated the problem area and used specialized equipment and non-hazardous cleaning chemicals to remove the mold. I was pleased that the work was performed in the least invasive way possible. Scott is very honest and will complete the job on time, and with results. Tina in the office was also very helpful and was regularly contacting us to coordinate the work. I had a water heater leak and had to replace my water heater. However, I was told before I could get a replacement the foundation had to be repaired and dried first. Needless to say I was really frustrated that it may take weeks to get the work done and not have hot water. The water heater installer contacted one company and they couldn't come for a week. So, he then called Conejo Restoration and Scott showed up within the hour to give me an estimate. The next morning he was there making the repairs and two days later I was able to have a new water heater installed. Scott and his team were fantastic and did a great job. Highly recommend Conejo Restoration. The a/c unit in our daughter's town home leaked which caused a considerable amount of mold in the furnace closet. We recently needed to replace our FAU. The "box" the unit sat on was damaged from a prior water heater leak. Conejo Restoration was brought in to remove and rebuild the box.
