    Hi Jeffrey and Son,…read more I am so sorry to call you on Christmas Day. I was going to call you first thing in the morning and I just found out From my husband ....this minute at 10:30 pm..... Christmas Day.... The commercial Precor movers from LA are coming to our house at around 10:30 am tomorrow. Possibly a little later......i do not know for sure. I asked my Husband to call them when he wakes up to ask for a more accurate arrival time. My husband thinks he can arrange the pieces himself. He has zero space planning skills. . The machines are very heavy and need great care moving them from our living room back down a hallway to be placed in my guest room .... from their Covid home taking up my living room! Ugh! finally!!!!!! I am so sorry I did not give you more notice but, he has been planning this all on his own and just advised me tonight that they are coming tomorrow. I will pay you triple whatever your consulting fee if you or anyone in your company would be able to come over earlier and give me a feel for where you think each piece of equipment should go. The room is completely empty! my husband already has the mats on the floor, but, he is not a designer at all. I desperately need someone to just give me their professional opinion. I don't want to make stakeout heavy exercise equipment. I would feel very comfortable if there's any way your son or you or even any designer you know could come over anywhere from 9:30 am to 10:30 AM tomorrow and just take a quick look at the room as well as the Commercial Precor equipment. It is extremely heavy to move and needs the professional crew from LA to safely move it down the hall and into the back bedroom . There isn't too much: 1 commercial Precor treadmill, 1 Precor adaptive motion trainer(step machine). 1 Commercial bicycle and one commercial size ----- low to the ground water rower. 1 normal size flat / reclining weight lifting bench. Free weights can be stored empty clothes closet. The back room of the Bougainvilla one plan in Indian Ridge country club was designed to be a guest bedroom. It has an attached bath. Even if just your son could come over or any other designer that may work for you it should be a pretty easy job. In spite of the short notice, I will have to remain very blessed and delighted if one of you could come over or even another designer that you think might have a spare half an hour to take a quick look. I did not call Jeffrey Joravsky as I know last time we spoke he was exceptionally busy with his project up in Colorado. I just don't want make a mistake of moving this heavy equipment into a room and have it look hodgepodge. We may not have many options due to the small space, but at least I will feel at peace, knowing the designer looked at it and reassured that the placement would be best of the furniture From a design perspective. Manny was very professional and made us feel at ease. we gave him information on the type of Granite that we had previously picked out at Arizona Tile, (A great place to shop for any type of stone). Later in the day we received a quote by email which was a great price for the Granite slab, fabrication and installation. (We had other quotes that were much higher). We accepted their proposal and within a few days, AST sent out their Technician Ted, to take measurements and do a template. Within the next week, We were notified that the Granite was ready for installation. Ted arrived with his crew and perfectly installed the perfect beautiful Granite counter top with our new undermount double sink. Holes were perfectly drilled for faucet, soap dispenser and dishwasher push button. The workers were very careful to keep the area dust free and clean. All in all, they did a great professional job and we are delighted with our new kitchen island. Hats off to AST Stone Corp. of Coachella.

    I hired Stephen Nieto the owner of Southwest Concepts to draft architectural plans for multiple…read moreprojects. He is without a doubt the laziest worst architect I have ever worked with in my entire life. Every correction requested by the city no matter how small took him roughly two to three months to correct. When he did make corrections he usually forgot a few corrections which only made things worse. Then there were the errors. The plans showed the existing alleyway as 20 feet wide which it wasn't. The plans showed a parking stall as 9 feet wide when it was actually closer to 8 feet wide and could not be counted as a parking spot for the project. Given we were already short on parking this was a fairly major error. But the worst part was the civil engineer noted the new wall we were building was off by 2 feet. Stephen Nieto made the changes as the engineer stated and never informed me the wall was not on the property line. I was in escrow with the building and closed escrow prior to knowing about the error and he put me in a liable situation with the new owner. When I circled back to try and resolve the matter he simply said sorry not my problem. Once he took no responsibility I started prepping my claim which I am filing with the state architectural board. Turns out Stephen Nieto isn't even a licensed architect nor is SWC. But he does have a retired architect who is collecting SS and does not officially work for the company stamping his plans. This means there is most likely no supervision happening within SWC. The other job I was working with him on. Was to step in and finalize other plans a previous designer I was working with had drafted. He was not licensed to work on Commercial plans. But his partner was. But given the plans were for a Cannabis warehouse his associate was not insured to work on Cannabis warehouses so my existing designer needed a licensed architect to stamp the plans. At the time I was not aware of it but the state architectural board actually frowns on architects stamping other designers or architects' plans. Regardless of the State Architectural Boards' opinion meant nothing to Stephen Nieto. He gladly agreed to take on the job. Didn't complete the job and still kept 5 k of my money. Yes, he is a real piece of work. I strongly suggest you do not work with this company.

    I want to start by saying that I'm genuinely grateful this long process finally ended with my…read morepermit being approved. Having the resolution was a relief, and the job captain became responsive toward the very end. Unfortunately, the overall experience with Streamline Design & Permitting was extremely difficult, and I think future clients deserve a clear and factual account of what occurred. Background I purchased a home where the previous owner had illegally converted storage space into a studio unit. When I received a code violation, I began the permitting process with another company, but their drafter became unavailable mid-project. That gave me a point of comparison for transparency, communication, and timelines. I interviewed two new companies. One said submission would take 3-4 weeks; Streamline promised submission within one week. Because I was losing rental income, I chose Streamline based on their faster timeline. In reality, the kickoff call didn't happen for a week, and the first submission went in roughly three weeks after hiring them. That slow start reflected the rest of what became a nine-month process. 1. Lack of Transparency The previous company had been clear about timelines, what the City typically requires, and how reviews worked. Streamline did not offer the same level of transparency. I repeatedly asked for City comments so I could understand progress, but I almost never received them directly. The only reason I became aware of several major issues was because the previous drafting company was still copied on City emails and forwarded them to me. This created the impression that I was not getting full visibility into City feedback or into avoidable errors being made. 2. Repeated Avoidable Mistakes Several errors added delays and extra rounds of review: * The first submission labeled the unit as a JADU, even though I explained during the kickoff call that my zoning does not allow a JADU. * When the title was corrected, the internal sheets still referenced "JADU" throughout. * After a phone call I requested with the City--where reviewers clearly stated the space must be submitted as a non-habitable owner's office unless I pursued an ADU--Streamline resubmitted it as "living space." This contradicted explicit City direction and triggered additional comments, delays, and added costs. When I asked about the error, I was given an explanation referencing terminology used on another project rather than a clear acknowledgment that a mistake had been made. None of these issues were proactively disclosed. 3. Invoicing and Lack of Clarity I repeatedly asked for a breakdown of how the billed hours were spent. The previous drafting company separated administrative coordination from drafting work. Streamline billed everything at drafting rates without itemization, including tasks like forwarding emails, coordination, and follow-ups--some of which I ultimately handled myself. When I requested clarification, the responses felt defensive rather than explanatory. 4. Communication Tone From Leadership When I expressed concerns about transparency and billing, the CEO's response felt dismissive. He stated that if I didn't like their pricing, I should have hired someone else, and noted that questioning hours could result in the project being placed on hold. This was after nine months of delays and multiple attempts on my part to express concerns constructively. 5. After the Permit Was Finally Approved Despite everything, I reached out again for the next phase (an ADU conversion) because I hoped Streamline might handle the next stage more smoothly, especially since the job captain I had worked with was no longer with the company. I requested drafting support only--not submission--so I could personally manage communication with the City. Instead of a drafting-only scope, I received a large proposal priced as if the project was starting from scratch. When I requested my CAD files so I could hire a different drafter, Streamline asked for additional fees. I ended up hiring a new drafter who is recreating the plans for less than Streamline quoted to update the existing ones. Summary Streamline presents very confidently on the sales side, but in my experience the drafting quality was inconsistent, mistakes were not acknowledged, transparency was limited, and communication lacked accountability. The job captain was pleasant and responsive at the end, but there were many avoidable errors throughout the process. The experience was far more stressful, time-consuming, and expensive than it needed to be. Final Note Streamline's contract includes a non-disparagement clause. Everything above reflects documented facts: dated emails, City correspondence, the project timeline, and written communication with Streamline. My intention is to provide an accurate account so future homeowners can make an informed decision.
