My experience as an owner at Lilley Pointe Condominium Association has been extremely disappointing. Over many months, I repeatedly requested basic financial transparency regarding significant Association expenditures, including road reconstruction, landscaping, snow removal, and special assessments. Despite numerous emails, a certified records request, and multiple follow-ups, I was unable to obtain the level of documentation I requested to understand how Association funds were being spent. As an out-of-state owner, I authorized a local representative to inspect records on my behalf. Instead of receiving meaningful access, the process involved repeated delays, scheduling issues, and restrictions that made reviewing the records extremely difficult. Communication was another major concern. Many of my questions went unanswered or were met with responses that did not address the information I requested. Meanwhile, violation notices and additional charges continued to be issued. If you value: financial transparency, timely communication, responsiveness to owners, and accountability, my experience suggests you should carefully evaluate whether this management company meets those expectations before entering into a contract. For existing owners, I encourage you to become actively involved in your association. If you demand itemized vendor contracts, clear balance sheets, or general ledgers--which you have a legal right to inspect as a co-owner--you will be handed entirely useless, superficial summaries. It is an absolute eye-wash designed to keep owners completely in the dark about how their assessment funds are actually being allocated. Hostile Retaliation Against Inquiring Owners: Compass operates with zero customer service standards. If you dare to ask legitimate questions regarding financial transparency or operational integrity, they do not answer. Instead, they actively retaliate, utilizing targeted rule enforcement and arbitrary violations to pressure vocal owners into silence. To Any Prospective Condo Board Considering Hiring Them: Do not let them near your community. Once they secure a management contract, removing them is an incredibly painful, drawn-out process. Save your community the severe drop in operational standards and avoid them at first sight. This place is on a real power trip. My by-laws state that owner MAY purchase insurance for the contents of their unit and these bullies are telling me that I am under insured. Even it that was true, it is an issue for the mortgage company and not the HOA. They also tell me that my tenant, who has been living there for about 8 years, needs to sign a new lease when my lease clearly states that it reverts to month-to-month. The by laws say only that the initial lease term must be more that 6 months. The lease I submitted was for 1 year. read more

I live in Sierra Point, Farmington Hills, which is managed by Compass Management. During our recent Annual Meeting attended by Stacey, the Owner and Manager of Compass, several residents raised concerns about a reported 400% increase in legal fees. When questioned about this, Stacey's responses were unclear and lacked transparency regarding ongoing litigation and related expenses. Additionally, there has been no proper sharing of meeting minutes, and residents seeking transparency have faced dismissive and unprofessional treatment. Unprofessional and incompetent. Twice charged me late fees when I'm always a month ahead on HOA payments. I had to take my time to prove it. Also charged me a fee for not providing proof of insurance, when I had. I simply forwarded the original email I sent as proof. When I sold my condo they charged me $400 for a copy of the bi-laws for the new owner. This is just a sampling of many issues with Compass. It was always some kind of battle with them. I've worked with several management companies, having lived in condos for 25+ years, and Compass is the only one I've ever had any problems with. read more

BEST Property Management Team I've Ever Worked With! As a former HOA Board member and now, as just a resident for the last 2 years, I can say that the Compass Team is, BY FAR, the best management team I've ever worked with. This includes working with management teams in Texas and Michigan. I'm impressed with how they are wonderful stewards for saving costs, but not at the expense of providing less in services. Plus, their planning - both short and strategic - is exceptional. This planning and their skillful negotiations with various contractors has enabled HOA increases to be minimal. Finally, they are prompt in replying to both routine and emergent issues. They also installed a work order system that tracks work projects and costs. These figures are presented to the Board and the residents in great detail. I've worked with Management companies before and the Team at Compass has demonstrated exceptional responsiveness and genuine concern for being the best possible stewards for keeping costs reasonable while maintaining exceptional service. Never get response from them no matter how many voice messages I left. After trying multiple times, I finally got the chance to speak with a lady and stated my situation. We didn't receive any notice/statement from Compass Management in the past 4 months, no emails, no phone calls, but only received a letter from an attorney for additional paperwork fee and late fee last week. When I receive the letter, I called Compass Mgt immediately tried to make the payment for HOA fee, and explained my situation. But the lady answered the call was impatient and rude, she didn't want to listen to my explanation and directly ignore my payment request. She just wanted me to pay additional $400 more for the late fee, but I really really didn't receive any letters nor phone calls from them. IT IS EXTREMELY UNFAIR! ! ! read more
