By Monday afternoon, the driveway and parking areas of the Dover apartment complex still had not been cared for. I called and sent in a maintenance request on Monday afternoon. On Tuesday, February 6, nearly 48 hours later, trucks were sent out to plow our parking area. On Wednesday, February 7, we again had snow, freezing rain, and ice. Once again, nothing was done to care for the property. I again had to submit a maintenance request asking for someone to come shovel and salt. The driveway conditions were so poor on both occasions that it took me multiple attempts to get my car up the hill of the driveway to the parking area when I returned home. As well, I provided 60 days notice (more than the required 30 days) of my intent to vacate. The final month of my residency included multiple required showings to potential new tenants. I tried to object because I work from home, but I was told that I was required to allow entry with 24 hours notice. When I moved out, I asked for a walk through inspection. Despite the 24 hour availability of Sherman staff to show my apartment to new tenants, they told me that they were not available to complete a walk through with several days advance notice on my part. They also refused to mail me a copy of the inspection report despite multiple requests. They waited until Day 30 to return my security deposit. Overall, Sherman is not interested in providing good customer service.

Had a decent experience while a tenant there. But the moment I moved out it all changed. They stole my entire security deposit because I had painted the walls a neutral shade of premium light yellow paint instead of the cheap/pealing thin white paint that I inherited. They offered no explanation except that my lease states they can keep the security deposit if I dont leave the property the EXACT way I received it. I invested thousands of dollars into the space including building a loading dock at my expense, adding electric throughout, lighting throughout and I had an entire portion of the unfinished space cleaned, drywalled, and painted before I moved in because it had never been finished or cleaned in decades. But all they would talk about was that the walIs were a different color...the fact that it clearly improved the space was irrelevant to them. When I was first moving in, Mark said, 'do you want me to paint the floor for you?". I said, 'sure'. Well he painted the dirty floor with one coat of regular paint and never primed it or properly cleaned it. It was certainly frustrating that the paint pealed off every time we swept the floor but I didnt make a big deal about it because I thought it was nice that he offered to do it in the first place. Well...come move out time....you can bet they were charging me because the floor wasnt exactly the way I inherited it. I know countless other people with similar stories. The security deposit isnt coming back no matter what you do. It starts out good and always ends bad even if you have a personal relationship with them as I did. There are plenty of better options in East Falls and surrounding areas with respectable and fair landlords. Mark Sherman is not someone to do business with. Avoid at all costs

Tom sold our house after another agent had 6 months and couldn't get the job done!…read moreBy that time, we had moved all our furniture to our new house in Las Vegas & I had real concerns about an empty house and being over 2600 miles away, but, Tom put our mind at ease and all required documents were completed without our having to travel back to Newtown Square. There was also an issue with the title insurance that Tom & his team had not caused, however, it did hold up a great deal of money which was put in escrow. Tom's team (esp. Cheryl Vaughn and Wendy Friedland) went to a lot of work to resolve the issue and keep me informed & I really appreciate the effort they put forth. There is a much more minor issue still waiting for the township to act on, but I'm sure they'll resolve that, as well I believe that Tom handled a rather complicated bit of negotiations in a professional manner with our interests in mind at all times & I am cynical enough to believe RE agents don't always do that. I would definitely recommend Tom & his sales team if you are looking to sell your house.

I've waited awhile to post this review because I've been so angry about it for the last, almost, 2…read moreyears. We first met Katie at a home we were interested in. She seemed so knowledgeable about the house and the entire process that we felt we found a great realtor. We were also told that we were obligated to buy a house from the realtor who showed it to us... Anyway, we were fine with that at the time. We were then pushed off to a different realtor named Carla. She seemed fine so, again, not a big deal. We found our dream house and were SO excited to put a bid on it. When we did, it was quickly denied as they wanted their asking price. So I asked that we put back in a counter offer and we were told not to waste our time. Since this was our first home, I wasn't sure if this was normal or not but I trusted her. She quickly pushed us to a house that was new on the market and being sold by the owner who had flipped it. It wasn't in the best of neighborhoods but still in the school district we wanted to be in. We were told if we wanted it we had to make an offer asap bc the owner "wanted to sell to a family like us"; which in retrospect seems weird since he had no idea who we were and Carla seemed to know him well already. We put an offer in and it was very quickly accepted. Our inspector came and noted a bunch of things that needed fixing and also mentioned that since the house is old, we needed to get the pipe from the house to the street checked. The seller insisted that was unnecessary because it was brand new as well as all of the plumbing in the house. Now, this was our first house. We had no idea what a seller's disclosure was. We assumed our realtors had our backs and were on our side. Maybe others are, but Carla and Katie are not. We didn't get one, nor were we told we wouldn't be getting one. They just wanted the commission so they could be done. At our final walk-through, none of what we asked the seller to do was done. Carla nor Katie seemed to be bothered by this. In fact, the seller insisted these were things we could do on our own; like fix the windows that kept falling. We looked to the professionals we hired and at no point did they insist the seller take care of business. We signed and we got our house... We were happy until we realized every time we would take a shower, water went into the "water-proofed" basement. We called the plumber and he said it's either because the drains are clogged or because of the cracked pipe. When we asked him to explain, we found out that the seller lied to us about the pipe being brand new. It's a $16,000 fix and we never would have bought this house had we known. Why didn't we know?? Because there was no seller's disclosure... So here we are... stuck in a house that will eventually cost us a lot of money and all Carla and Katie wanted was this sale to be over so they could have their commission. When confronted about this, it was blown off as we knew about all of this. WE WERE FIRST TIME HOME-BUYERS!! Oh and to add insult to injury, the house we REALLY wanted sold for less than we offered. So to Carla and Katie, we trusted you both and you screwed us. I have told every single person I know that talks about buying or selling to stay away from your company. You should be ashamed of yourselves.

Back in September my landlord gave me notice to move out. Landlords have made it nearly impossible to find an affordable apartment in decent area. Some places charge more than $3 a foot for something about as big as my old apartment's living room. The first place I saw when I pulled up a search was Kuranda Financial Mortgage. I had heard the commercials over the years and driven by the office countless times. I figured I would give them a call. It was the smartest thing I've done in years. Justin Morrison picked up the phone. I could tell he had the kind of personality I could work with. Very professional and respectful. He was able to qualify me for a small condo without a problem in just a few minutes. He referred me to an excellent real estate agent who he works great in tandem with. What a winning team. Even though my credit was fine, I had an issue that he was able to tackle while still maintaining the best possible interest rate. In addition, although I carry no debt, the mortgage itself created a higher debt ratio than most lenders like to see. My own credit union wouldn't touch my loan. Let me now say that I used to be a loan officer years ago for a short time. Since the early 1990s I have heard loan officers and commercials boasting about closing a home loan in 3 weeks. Reality is that only the hardest working loan officers can accomplish this and many times it requires a bit of luck. So these promises of quick closings fall apart more often than not. I was recently listening to a The Jim Rome Show on Tune In Radio and a mortgage company claimed came on and said they could close a REFINANCE (much easier to close a refi faster than a home purchase) in 3 weeks. Well, in this day and age I would hope they could. By contrast, the only reason Justin didn't set up our closing in 3 weeks OR LESS is because we agreed with the seller to close in 30 days in the sales contract. Amazingly Justin was able to do everything over the phone or via email throughout the entire process. I still have not met him in person. I can tell you he is one of the most professional hard working people I have EVER had the pleasure of dealing with. When I'm spending my hard earned money, I refuse to deal with arrogance, not getting things done, and a lack of communication. Justin literally helped save me from the cold, harsh rental market. I now own something for the same cost as what I was paying at my apartment. That low rent no longer exists as the landlord basically gentrified me out of there by raising the rent from $910 a month for 875 square feet to $1600 or $1700. Good riddance!
