Pretty much fucking terrible if you are tenant. They raised the rent on me during my lease agreement, then wanted to raise it more if i wanted to sign for another year (they made that decision pretty easy.) and took almost 400$ from my security deposit when the house was SPOTLESS and completely free of damages. Why did i spend the time cleaning and maintaining the property when they were going to gouge me at the end anyway? 200$ for cleaning, with an included list of things they needed to clean, ALL of which were cleaned well prior to me move out. Then another 188$ for maintanence, to include AC filter (changed before moving), AC drip pan (not a part of regular maintainance, and was in good working order prior to move out), and light bulb changes (all were working prior to move out) I would not suggest this for any tenant. Unless you find a really good property and dont mind getting fucked. read more

DO NOT USE THIS COMPANY! HORRIBLE CUSTOMER SERVICE. It took weeks to get in touch with someone and when I did they didn't pass me the correct information, then blamed me for being in the wrong location and then cancelled when I was 1 min away from the office. As of yesterday afternoon there were three appointments available to view in back to back slots... but apparently they couldn't got me in. I'll go elsewhere and you would be wise to do the same. Here is the message I sent in response. "I'm very disappointed in your service. That was a very bad experience. I told you I was driving from the Destin office and you didn't say anything. Now I'm one minute away and you cancelled? All I said was you should text or email the address so people don't go to the wrong one and you blamed that on me too. I rented from Coastal Realty in the past. I was not impressed with how this SLUMLORD treats their tenants. "Greg R." posted a "spot on" review about this company & their operational practices. Coastal kept part of my deposit when I moved out. I knew the actual Coastal employee at the time that cleaned their rental units after hours with her boss the "rental property manager". The rental manager was only a few feet away getting cleaning supplies ready to go clean vacant units. The rental manager acknowledged this fact & joined into our conversation. I had even visited the Coastal rental office in the past as these 2 were getting their cleaning supplies in order at the end of the day to go clean vacant units. When I moved out she told me that she & her boss couldn't believe how clean my unit was. She said they had not seen a unit left that clean before. She said there was nothing to clean! Coastal ended up keeping $25 of my deposit for "leaves in the foyer" outside entrance of the unit. I moved out in the "FALL" as well as the neighboring house had extremely LARGE trees that covered their entire lot. I bagged like 12 to 14 large lawn bags of leaves after moving my stuff out. There was not a single leaf on their property when I moved out. I can't be blamed for mother natures affect in the "FALL" after I move out. I talked to the Coastal rental manager & she told me that she was the person that made the decision to keep $25.00. She also said there wasn't anything I could do about it & that her decision was final. She said it was "gas money" & for "her inspection time". The other female employee told me that she could not believe that her boss did that over like 5 or 6 leaves outside the rental unit door in the FALL. Don't let Coastal tell you that they don't clean their own rental units themselves. This is a common business practice among reality rental businesses. Most rental businesses pay their own employees very well for this practice. They have standard fees for cleaning & they often charge you for what was already cleaned. That is how the cleaners get paid. It's called piecework, Look it up! I know a few Realtor employees that are friends. They know other reality employees that work as unit cleaners after business hours too. I had a plumbing problem while renting from Coastal that occurred every few months in their rental unit. They tried billing me for a "known" plumbing problem more than one time. They tried billing me for several plumber sewer clean out charges for a sewage backup problem or blockage. Each time they pulled out pieces of tree roots while snaking out quadplex town house's LONG sewer line near the roadway. Sometimes they also removed female hygiene type products near the end of the driveway. I am a male & didn't have any female guest while living there. I was Police Officer & working for 2 different Law Enforcement organization at the time. I didn't have time for dating females at that point in time of my life. Nothing was flushed down the drain from my unit. I lived in a quadplex townhouse building. After repeated problems they sent another plumbing company that they had been using for years. This plumber told me the truth about the "known" problem. I was having a "known issue" to Coastal Reality. He said that trees roots had gotten into the sewer lines. Plumbers always pull out pieces of tree roots each time. He told me that Coastal had refused to have the lines repaired for this known problem. Busted! Coastal DID bill me for things they should NOT have been billing me for. Coastal cheated many people out of parts of their security deposit when they could get away with it. This is a standard operating procedure among many Realtors and renters. It's a known practice. I got tired of Coastal Reality's games. I decided to buy a house. After dealing with Coastal Reality ethics of doing business I knew not to use them as the Realtor while buying my house. UPDATE: Joe is providing nothing more than" lip service". I talked to the ACTUAL Coastal employees that ALSO cleaned their rental units at the time including my unit. These ACTUAL Coastal employees DID clean units after hours. The female employees told me how it was done. Poly lines are used for water "IN" lines & are still used by plumbers this very day. "Poly lines" were NOT the problem. PVC sewer lines were used & are still used this very day. Tree roots damaged "PVC" sewer lines OUTSIDE near the end of the driveway. Coastal WAS provided an estimate to repair THEIR problem long BEFORE I moved in & out. Coastal & or the property owner REFUSED to make the repairs. Joe next time you might want to ask what "year" the problem occured, what the "address" was & "unit number" where it occurred. This didn't happen recently & was MANY LONG YEARS AGO! Joe's reply clearly shows that his statement is nothing more than an attempt to COVER UP and SUGAR COAT what actually happened! read more

I rented from Coastal Realty for 2 years, and recently purchased a home so we finished up the 2nd year of our lease and moved out. We left the home in perfect condition, even hired a cleaning lady to do the job right. The place was cleaner and in better shape than when we moved in, yet we only got back 1/3rd of our security deposit. Also, this company is shady. There were a few times when we were talking to them about us moving out early to purchase a house, and they told us about the lease breaking fees. Which is fine, except that they offered to waive all the fees if we used one of their agents to purchase a home. I wonder what the owner of the home would think of that? I have a family member who is a realtor so I kind of had to use him, and even he said that offer was shady. It's basically a bribe to use them to buy your house. You scratch their back they scratch yours. The timing of us buying a house happened to work out perfectly with the end of our lease so we weren't forced to either use them or pay the lease breaking fees. Bottom line, I would not rent from Coastal Realty if you can help it. They will invent reasons to keep all or most of your security deposit. If I end up moving and hiring a company to manage my property, it certainly will not be Coastal Realty. Update: I recently went into their office to pick up a package that had been erroneously sent to my old address at the old rental, and the office manager actually made a dig at me for this review. He called out from his office saying I should "check them out on Yelp" knowing I wrote this. Totally unprofessional and childish. I would never refer a friend to rent from these people. read more

This place has gone so far downhill since my first review in 2008. I remained in the same house because it was conveniently located to work and it was too much of a pain to move. Coastal Realty does not take care of their tenants nor to they look out for the owners of the properties they manage. During my tenancy, they allowed the house to fall into disrepair despite the many times I requested service on the house. First, it took them 8 months to repair the shower in my master bathroom. The maintenance guy actually told me that since I had two showers, I could just use the other one until they got around to fixing it. The way I see it, if I am being charged full rent, I should be able to use either shower whenever I please. Second, they never fixed the drippy eaves over my front door. Third, they ignored the fact that the downspouts were falling off and tree roots were growing under the house. Actually, the maintenance guy told me that the tree roots fell under lawn care and were my responsibility as a tenant. (Say what?) Whatever. I've moved out and am glad to be done with them. I feel sorry for the owners. Coastal is letting their property waste away. I haven't seen a cent of my security deposit and I probably never will. Absolutely worse realty service if you are a perfect tenant you still will be charged almost all of your security deposit when you leave. We busted our butts cleaning the house and cutting the bushes and going through the check list they give you before leaving and they still charged us to have someone come out! They also left us paint to repaint the walls and it was rotted. Absolutely the worst. Also they will take money out of your security deposit for things they did not disclose in the rental agreement or on the list of things to do before you leave. read more

I have used Coastal as a property manager since Nov 2012. They have been great I have only had a few months without a tenant. They handle all contracts and tenant issues. Theu have plenty of vendors to handle issues that arise. The only thing is I would like if they provided photos of repairs. I have also used them to find a new property for purchase. They were excellent I explained my wants and needs and they found multiple places in my range. I will continue to use them for years to come and would recommend them to my friends. read more

I moved into my condo Aug 2016. The apt was not cleaned. It needed new carpet. It needed painting. There was food in the fridge from the previous tenant. I cleaned it took pictures let them know. They did nothing. I tried to clean the little fridge under the sink because of ice build up. It caught fire because someone had taped wires. I was without a cook top for over a month The microwave died. Never replaced had to buy my own. Ac went out. Was not fixed for about a week. I paid my rent early every month. And they have the nerve to charge me for drywall damage above the sliding glass door. I never even hung curtains up over it. Outrageous. I left that place spotless and they charged me for a light cleaning. Do not ever rent from them. I have pictures. read more

RENTERS AND AIRMAN BEWARE: If you are looking to rent a property from Coastal Realty, I would suggest looking elsewhere. They will charge you a premium in rent, with minimal amenities in the property, just because its close to the bases. For example, in the townhome I stayed in specifically(Treeline Ct), there were no ceiling fans in the bedrooms, that are located upstairs. Seems like a small thing, but in Florida, during spring and summer months, it gets extremely hot on the second floor. Hot air rises, that's basic science. Small upgrades like that could maybe justify the high rent, and improve a tenant's living quality by a lot, but they don't care about their tenants. These people are only out to make a buck. I deployed, just after moving out, left the place a clean as could, with the exception of some normal wear and tear. I didn't expect my full security deposit back, but after a full 30 days of having waited, they sent a check for $400 out of a $1125 deposit! I ask politely, and professionally on several occasions from my deployed location, if they could show me the "damages" and justify the repairs that required over half my deposit(save for the items in the lease agreement), and they've only responded to my initial emails. I have no other details, no pictures, it seems like they just want to blow me off, in hopes that I forget about it. I'm not that desperate to get 600 dollars back, but the way they do business with their renters is crappy and a little shady. If you were looking to possibly rent from these folks, do yourself a favor and do a little more research on some other property managers. And if you still decide to go with them, be sure to read the ENTIRE lease agreement, front to back. Ask any questions you might have, and be sure to schedule your pre and post inspections. They don't tell you and wont remind you, that you have to schedule the inspections yourself. If not, you may be liable for any issues that came from the previous tenant. And finally, when you shell out the money for you deposit, when you leave don't expect anything back. I hope this info helps at least one person out there. read more

This company does not care about the community. On September 6th 2018 I reported that ab tree on one of their managed properties had a dead tree that was a threat to personal and property. This was followed up with additional calls and emails. Today, 10 October a Large branch fell from the tree and slammed into our house next door. Luckily no harm to humans. Coastal Realty was the best thing that happened to the property I rented in Destin! I lived there for five years (until the owner sold). The first two years were with a terrible property manager who would not follow through on promised repairs and updates, and fought with me over a pre-existing (but unbeknownst to me) rodent infestation that went on for eight months. Thankfully, she retired and Coastal Property took over. They solved the rodent issue in less than two weeks and responded immediately any time there was ever a routine issue. When the property went on the market, Kevin Krueger went above and beyond to work with my schedule for showings and honored any request I made during that process. They gave me the extension I needed when I moved out, and Joe Capelotti immediately settled a question that came up with my deposit refund. I would rent from them again without question. read more

Coastal realty has by far the worst customer services of any company I have dealt with. Janet Bishop was extremely pushy and offensive and lied about what was included in the rental up until I went to pick up the keys. Was also told by her that my rent would be back dated to the day I first saw the property. Joe Capelotti didn't bat an eye or attempt to help with the entire rocky process. I would highly highly recommended no military member use this company due to the unneeded added stress on top of a move/PCS that this company will surely put you through. I have dealt with this Company it is actually now Coastal Realty Services, especially one property manager is very rude, I do not think that in this market you should be so careless about the customer, they have not provided any quality service to me, and I would not recomend this company to anyone, it is a time for change. DO NOT rent from these thieves. They will come up with ways to keep you from getting your security deposit. I left my home cleaner than how I found it and they tried to keep $300 from my security deposit. Not to mention the home was filled with roaches, appliances constantly breaking down and the floor not even level. I did what I could to make the place as livable as possible, not to mention installing a ceiling fan I that kept in the home and had to put in weather stripping in the bottom of the door to block the 1/2 in gap that was letting all the bugs in. No military member should EVER rent from this company. I have never taken the time to write a review EVER, this is how bad this company is. They will wait to do the move-out inspection until after you depart. I installed LED lights throughout the whole home, they told me that lights were missing in the bedrooms. They also said that the toilet paper holder in the bathroom was missing.... because taking toilet paper holders was on my priority of things to take with me when I moved... I really wish I had read these reviews BEFORE renting with Coastal Realty Services. These posts are 100% accurate! Crooks... That's all they are. I rented with this company for one year. I ended up moving out early and as a courtsey, paid the remainder of my lease and turned in the keys early. Upon receipt of my security deposit, I learned that they kept HALF of my deposit. (For completely absurd reasons) My rental was cleaner when I left than when I moved in. (Of course they disagree) The day I moved in, there were at least 10 dead and dried up frogs stuck to the floor. (Should have kept those suckers for evidence) The grass was up to my mid-calf the day I moved in, yet they felt it was ok to charge me over $400 for yard work when I moved out... (Keep in mind, I had the yard mowed the day before I moved out and even happened to take a picture). Be prepared to take this company to small claims court or just eat the cost. They're only after your money. DO NOT DO BUSINESS WITH COASTAL REALTY! read more

Coastal Realty is a company that will put you through the worst hell you have ever experience while renting. I just recently turned in my keys on 8/14/2013 after exiting my lease early due to the unbearably poor conditions and treatment by this company. They should have already been accused of violating the deceptive trades and practices act. When I moved in they said that the kitchen and bathroom had been updated....We all know what this means anything to cover up problems and the least amount work done to make it look liveable. I was electrocuted by a water heater moving in because there licenses and insured vendors didn't even put the panel on and when I told the director he said "well what were you doing around electrical equipment"...which I didn't know moving in a vaccum to the closet was messing around with electricity. There was also ducktape used underneath the sink a giant warped dip in the ""renovated bathroom" along with a festering amount of black mold growing on the toilet and behind wall which had obviously been there before I moved in....Also they bugs were outrageous and coming to the rotted bathroom at all times there would be roaches randomly and I even saw some crawl right into the electrical outlet. I can not even begin to describe how their director Joe treated me as a tenant. He continuously used his personal feelings against my complaints and blamed everything on me even when a plumber said he would come back and didn't show up for 2 weeks with a leaking toilet and mold that had been there for over 2 months and well as deny my request for a mold inspection for over a month. I also was told that the next day after returning my keys which were due on August 15th 2013 that I would receive my check for last months rent and that the deposit would be sent within 30 days. Well I posted a personal opinion on my facebook which was public and on their public profile on facebook without cussing or being derogatory but forewarning future renters that this company is one you should most definitely avoid. But because of this post when I called about 30 minutes ago to ask when my check would be ready I personally spoke to him because all of a sudden the desk clerk said it would be sent with the deposit and the director Joe( whom personally told me it would be read) said so. So when I asked to speak with him I said that I would like to know when the check would be ready because we had previously discussed and set in stone it would be the next day after key delivery. His reply was and I quote "That was before you slandered us on Facebook by law I don't have to give it to you until I give you the security deposit" My reply besides being almost speechless was of course "That should have absolutely nothing to do with it."...Now I can't stress this more but a business should not all of a sudden change their mind and withhold money from you after previously telling you when it would be delivered based on apersonal opinion on a public forum. I apologize for the length and grammer of this review but godspeed and get the hell away from their page and lose their number if you don't want to be ripped off, ignored, mistreated, and a victom of deceitful business practices.
