**If 0 stars was an option, this "company" and Teresa Parkhurst would fully warrant it.** I have had the misfortune of communicating with Parkhurst as the representative of an owner in a CAS managed property, and I would be hard pressed to recall a more disrespectful and unprofessional interaction in recent memory. I reached out to the association to inquire about HOA documents, since CAS is listed as the sole point of contact. Apparently Parkhurst is not only the "CEO and President," but also functions as the receptionist and, by all appearances, only employee of her company. From the outset of the conversation, Parkhurst was combative, condescending, snide, and entirely unprofessional. The fact that CAS has multiple scathing reviews of a similar nature - accounting for the past few years - indicates that this was not an anomaly, but her standard "business" practice. **I can't give a stronger recommendation to avoid working with this company. Coastal has been managing our HOA for over 15 years now. My first contact with Coastal and Teresa was when I fell behind in my dues payments. Teresa was very professional, respectful and even empathetic as she explained that forwarding my account to collection was not her "choice", but that she was contracted to enforce the HOA's collection policy, which protects the HOA and other owners interests. I didn't take my frustration out on her, or demand she do something that would be a breach of her contract with the HOA! Because I listened to the information she provided, even though I didn't like it, it all made sense. Once I got caught up, if I had an issue on my account I would call Teresa right away, and I paid my late fees! Even set up a payment plan once when I lost my job, but it was my job to make the payments on time. Teresa had to get it approved by the board, but she was always very kind and professional. Since then, I became a board member, and have been for the last 8 or 9 years. They really are great! They have guided the board well and helped our little HOA flourish and remain financially strong. I have seen how dedicated Teresa is to helping our HOA from both sides now. She has helped us deal with some difficult issues, and fairly deal with a few very very difficult owners. When there is an issue she provides the board our options based on HOA law, we tell her what we decide, and she delivers the info. We are all so grateful to have Coastal/Teresa and her staff supporting us. As for the negative reviews about Teresa, interesting how not a single one suggests that she did something wrong, violated a law, failed to respond! They just don't "like" Teresa, or the information she has provided. Enforcing the HOA's policies and rules or delivering the Boards decision does not make her rude! And if she has to repeat herself multiple times to a demanding person who is unwilling to accept the information being provided, well....... come on people! read more

Coastal Association Services has been assisting the HOA of a condo I purchased 10 years ago. The challenge with people not liking the assistance and guidance of this company has to do with two things 1. inability to communicate professionally 2. failure to listen to sound "matter of fact" reason. The owner, Teresa is actually very professional in helping Board member's learn best practices and governing regulations within this arena. She is a no nonsense person that does not sugar coat or hold people's hands. Most folks like me do not have time to research every bylaw or to create month end profit and loss statements. We should be grateful to have someone who can assist us with our investment, our property. Ultimately, Teresa is an outside party that lets board members decide on what should and should not be budgeted, repaired and assessed. She lays out all of the options and has to navigate through the murky waters of upset tenants and owners. She follows the rules. It is up to whoever works with her to take or leave her suggestion. Save yourself a lot of grief and don't buy a condo they manage and, especially, don't hire them to manage for you. I once had a co-worker say she could handle people who were unpleasant, and she could handle people who were incompetent, but she had no tolerance for someone who was both. That's Teresa Parkhurst and Coastal. Steer clear. Every interaction is a nightmare of yelling and hang ups, as noted repeatedly in the reviews. I have to interact with a lot of HOAs in the course of my job, but Theresa is by far the hardest person to work with I have ever encountered. She has literally screamed at me on all three phone conversations I've had to had with her and acts bothered when she's asked to fix mistakes. I have owned rental properties for over 40 years. I bought into a project managed by Coastal in 2011. Theresa Parkhurst of Coastal in my opinion was obstructionist from the time I tried to buy into the project. She was the Property Manger but had never physically been to the project. In my opinion she was often rude to other owners and lacked the overall interrelationship skills needed to manage property. I'm quite surprised to think she may still be in business. She is in my opinion the worst property manager I have ever had to deal with as a property owner. One of my first tasks when I became President of the HOA was to find another property management firm. I would strongly advise HOAs to avoid this company. read more

I agree with Karen that Coastal has been very helpful both for me as board member and overall for our HOA. She knows and understands the processes, is on top of all of the the requirements and generally keeps us out of hot water by guiding us through the maze of HOA regulations as well as all of the laws/civil codes that affect HOA's. It's been my experience that most of the folks who post negative reviews for these types of services are the ones who have gone to collections or are generally unhappy and want to make everyone else unhappy too. Helping to run an HOA is no fun, and being the one who has to enforce the rules is no fun either. Teresa generally is upbeat and positive while still being firm and resolute in her execution of HOA policies. If I were looking to have someone help manage services for another HOA I would NOT HESITATE to recommend Coastal. There are many instances that were absolutely horrible, but the most horrifying one is the one that I think needs to be said. Our HOA allows owners to have one pet when living in the unit. If you are a renter, you are not allowed to have any pets at all. When trying to find a renter for our condo, Theresa Parkhurst denied an amazing renter from being approved because they had a psychiatric support dog to help with their severe anxiety and depression. According to the FHA and ADA, it would be illegal to deny this potential tenant due to their support animal. Theresa fought me tooth and nail and even brought me to tears trying to deny this applicant. I told her multiple times that it's illegal to deny this applicant because of their dog and she said, "Well that's when you have to figure it out and just go with another applicant." I was appalled and told her that we did not want to go with another applicant and that this was the only applicant we had. She told me that I could lie and say I had another applicant and keep looking, but that would put me and my husband in financial distress because we still had the mortgage and HOA fees to pay. I told her no, we were going to approve this tenant, but in the end, Theresa did the devil's work and found a vague, weird loophole buried in the bylaws that somewhat said I couldn't allow this tenant to rent our condo due to her support animal or else she would fine us and take action against us. The applicant and I could have fought this, but they were a student and needed housing fairly soon and also felt bullied by Theresa, so they decided to stop pursuing the issue and look for other housing options. Theresa is shady, cruel, ableist, and the most frustrating person to work with. I honestly hate leaving reviews, especially negative reviews, but this is one that I feel people should see. read more

My personal experience with this company has not been pleasant. In fact, I dread ever talking to anyone there, especially the CEO/President. She is the absolute worst, unprofessional, human being running this company. In my opinion, she should not be working with people or the public. She has no tact, no customer service skills, and a pain to talk with over the phone. I could not get a word in edge wise about any of my issues and above all she thought she knew it all! Honestly, I felt disrespected and talked down to. It has been an unfriendly experience for the past 10 years now. I would avoid this company if I could! Bottom line, Coastal Association Services are only in the business of taking their clients (homeowners and tenants) hard earned money and in return giving lackluster customer service, with no regard to quality or trust in service. I was truly shocked to read negative reviews for Teresa because I can only sing her praises. I was in a really stressful situation dealing with my father's HOA after he passed away and I contacted her to be my consultant and help me better learn how HOAs run, since I had no experience. While she did have strict guidelines to start the process, they were professional and reasonable guidelines, and once it was in place, things went very smoothly. She was responsive and helpful (and if she would be busy she warned me in advance) and REALLY informative/knowledgeable. She was also supportive and detail-oriented and just overall, so helpful. I feel like she saved my sanity and gave me a much clearer understanding of how things work. She was also clear that she wasn't giving legal advice, while at the same time she clearly had understanding of HOA law. I did end up consulting with a lawyer too, but I saw her as a supplement, because she was able to help answer a lot of questions/provide a lot of info that saved me HUNDREDS and HUNDREDS of dollars by getting info better organized/worded for me to go to the lawyer so that I didn't need as much of his time. Well, my grammar and sentence structure here is atrocious, sorry, but I'm writing quickly. I just wanted to counteract some of these reviews and give a good one instead, because dude, she was amazing as a consultant. Good sense of humor too, although you may not find that out unless you're funny first. ;) Can't say enough good things about her. Im usually a pretty pleasant person, but one thing that Teresa at Coastal Association Properties is not is pleasant. I had an issue where my landlord told me to speak with the HOA to discuss anything and was given her information. I called her and started trying to talk about my issue and she cut me off multiple times AND then hung up on me when I was trying to explain that I was told to call and speak with her. It doesn't seem like I am the only one who has had this experience with her so my advice to anyone looking to use there services, stay away. I work in customer service and sales and would never speak to or treat any customer the way she treated me. read more

I have had the unfortunate and lasting experience of having to deal with this company as our HOA management company for several years now. They lack both the expertise on HOA management and legal issues as well as the decorum and civility required of a company in their position. Using this company as your HOA management company is likely to put you at risk as an HOA. Their understanding of where the HOA's responsibility ends and the homeowner's responsibility begins is weak at best. They also tend to push the use of certain vendors on both the HOA and homeowners that have a poor record of performance, and have effectively threatened homeowners who do not use these vendors. In short, they are unsophisticated and inexperienced and frankly, at times incorrect, on matters pertaining to HOA management, making using them a liability for your HOA. read more
