Co-op City is a middle income cooperative located in the north-eastern most corner of the Bronx. I know that there's no cachet to living in the Bronx, (ask someone from Riverdale where they live) but Co-op City is a pretty nice community of hard working people. Sure, you could live in Manhattan or Westchester County, but you can't beat the rent here with a stick! It's one of the largest housing project in the Mitchell-Lama program. Residents buy shares into Riverbay Corp. as part of the purchase program. And you really can't beat the central air-conditioning with gas and electricity included. Many people who have left Co-op City sorely miss that if nothing else. The newly repaired garages are priced low as well. I consider myself very lucky to have grown up in Co-op City. There's lots of grass, trees, and wildlife. Yes there is wildlife in the Bronx. We regularly see pheasants, egrets, hawks, rabbits and more geese than you'd ever want to meet. Now we even have skunks! No...not large cats with white paint down their backs. Wild skunks. And I kid you not, I saw an opossum just last year. It's sort of like someone put a little piece of suburbia in the middle of the city. There are still some untouched spaces. There's Givens Creek Woods adjacent to Co-op City and Pelham Bay Park just across the Hutchinson River. The best thing by far about Co-op City is its diversity. You'd be hard pressed to find a country in the world that is not represented in its residents. Co-op truly is a city within a city. Co-op City has its own educational park, a private security force, and three Shopping Centers right on the premises. Then there's Bay Plaza on its southern end. The downside is that it is pretty remote. Walking to the nearest subway is a trek, so you will have to take the bus. There is express bus service that will get you into Midtown Manhattan easily. Many of the households here own cars. If you do, just hop on I95 and & head north to do all your shopping. Having lived in 4 out of the 5 boroughs, Co-op City still ranks #1 for spaciousness & affordability. I loved my 23 years there. I think you will too.

What can I say run for it. Some of the people are very rude and the floor smell like trash.

Their sister buildings on the Grand Concourse are over priced and have ridiculous bills that more than half of NYC especially the bronx doesn't pay for. The Agent informed me that once my lease started I couldn't turn on the ConEd until the new year - FALSE All utilities are grouped with the rent until that time - FALSE The building has a contract with DirectTV so no other cable or internet providers are allowed in the building - True but retarded You have a water bill, YES YOU ARE READING CORRECTLY you have to pay a separate water bill -True You have to have a 750 Credit score - False it's the bronx people he should've known that solely on the borough And last but not least he quoted the apartment was going for $2500 - FALSE FALSE AND FALSE the listing was STREETEASY in plain site for $1950 The other open house had a very similar feel minus the water bill, credit score convo, and utilities grouped in with my rent. My guess is either the agent was brand spanking new, or he probably wasn't an agent at all just some random person from the office they gave the keys to conduct the showing, or the leasing office coached this idiot thinking someone will bite and they'll scam additional monies out of a tenant to pocket themselves for the holidays. This all took place back in Nov 2016. Regardless of all of the issues listed above I decided not to lease with Goldfarb all together since both open houses seemed very shady. #I'llPass

After the apartment viewing I was ready to sign the lease with two exceptions (that fyi were not deal breakers). I constantly emailed my "leasing specialist," M. Tavarez that failed to respond to ANY of my emails. I left kind voicemails and sent various emails. I could not get a hold of him no matter what channel of communication I was trying. I then attempted to have my case transferred to a different specialist because he was doing such a poor job. She claimed to have forwarded my email to her manager but when I returned the call, my case was still under Tavarez. How hard can transferring a case be, right? I ended up losing the apartment because someone had already signed the lease. Tavarez failed to even notify me that the apartment was no longer available. I'm not upset that I lost the apartment that I wanted I am frustrated with the incompetence and lack of communication from the "specialists." I wish I had read the reviews prior to committing time, money, and energy into this company.

My problem began when I was trying to sublease my apartment for the remaining three months I had on my lease per RSC § 2525.6 in my lease that allows me to have a chance to. They flat out denied my request even though it's NYC law to have a valid reason to do so, invalidating their renewal lease they gave me. I made it known that if that's not possible I will be leaving on 11/15/2025. They agreed and said that my security deposit will be sent to me with the legal time frame of two weeks minus any damage outside the normal wear and tear. The apartment was left in great shape with all appliances working and very minimal damage to the walls and floors after living there for over a half a decade. 11/29/2025 came and went and I sent and email out on December 1st, 2025 to remind them of the deposits which they responded that they will cut the check that Friday. That Friday came and went and any subsequent emails sent was ignored. I then contacted the OWNER himself on 12/12/2025 which he responded that "some one will reach out". And no one has reached out and he now reads and ignores all messages I send to him. Read the reviews from google, openigloo, Reddit, apartments.com you will understand that this company, The Equestrian, and Ashley's Backflips LLC have all the same M.O: no matter if you're a good tenant or not they will treat you like trash and steal your money, providing you with subpar living conditions and spotty communications. 6 years, never missed a payment, pristine kept apartment, and no complaints on my name...and what I got? - Thin walls where I had to listen to barking dogs at 2am at night, sex, piano, and singing - sage and weed smoke in hallways - and my security deposit stolen

I recieved a breakdown of what was wrong with my unit (well past the legal timeframe in which they're supposed to send it, and ONLY because I pushed them for it), and at the bottom, it shows that I am owed $600 of my original deposit, and to this day, I've gotten nothing. They've broken so many laws just in that above statement and from previous reviews, it appears to be an ongoing issue with them. So keep that in mind if you decide to proceed. I moved here from out of state in the beginning of 2022. The realtor I worked with was pretty easy, he sent me a video and gave me a lot of good information, so I moved forward despite the negative reviews. For the first year or so, it wasn't bad living here. I was on the third floor. There were some noise problems, but never terrible. That is when things started to go downhill. First, the laundry room is an absolute disaster. The only time I could use it was very early in the morning, I would race down there before the machines were taken. As a note for any renters- it is NOT OKAY to take 3-4 machines at a time. Have some decency. There was also some lady that would charge tenants in the building to do their laundry for them. In our shared laundry room. And she would take all of the machines to run her (probably) illegal business... and the Einstein kids move in every fall for a new medical school class and, well, just take that statement how you wish. Then came my upstairs neighbors in the fall of 2023. Now I know what it is to live in an apartment building. I understand noise levels are sometimes uncontrollable, but whoever lived in 418 ruined my life, literally. I knew their ENTIRE schedule from dawn to dusk because they would STOMP ALL DAY LONG. I sent in SEVERAL complaints to no avail. The super told me to call the police... we live in the BRONX. They don't care. but OK, cool. We also had a couple (I think?) that lived down the hall that had multiple knock-down drag-out fights where the cops had to come break them up in the actual middle of the night. There were also several dogs on my floor that barked all.day.long. Speaking of the superintendant... he is not your friend. Beware. He. Is. Not. Your. Friend. So yeah, two stars. The only good thing was that it was close to the Bx12 bus stops and relatively close to the 6 train. Nice park across the street. Safe area. Stillwell Ave gets really heavy traffic, so not great there. I would NOT live in this building again! I also had a package stolen from the mail room, so beware of that, too!

What impresses me the most about living in this building is how clean and orderly the facilities are. Our live-in superintendent, Victor, does an excellent job with the upkeep, and the laundry room in the basement enjoys a compliment of relatively new and industrious machines: 4 *huge* dryers, and 5 washers -- including one double loader. That's more than enough to accommodate a 7-story tenement, believe it or not. I rarely need to wait for machines. The block the building is on is also quiet and working class. In all my time living here I've yet to witness a disorderly incident outdoors or within its confines. It's probably because of the heavy police presence from the nearby courts, sure; but I've lived in the Bronx all my life and this is the safest neighborhood I've ever seen. But perhaps the best thing about living here is the courteous and speedy response of the maintenance department. Residents have easy access to help in the form of a quick phone call, or a filled out online form dropped into the inbox of the management agency's website. I've never lived anywhere else where help is this convenient. I once filled out a repair request and, literally, within 30 mins of hitting 'send' our building's super came to my door ready to repair the problem. That's insane! I don't know who I bribed in a prior life or by how much, but my luck really paid off the day I moved into Sheridan Plaza.
