Upon calling now, I got a rude and obnoxious reservation representative. Had an attitude and acted though I was bothering her to look up rooms. Not all people calling are from NYC but locals. How do you answer a phone and have an attitude when someone is asking questions about the facility. WOW. Shocked! She needs to find another job and be more hospitable and personable. Booked through third party site and "sea view" was advertised however after paying they assigned us a lawn view and then the hotel told me to take it up with the third party we booked through. After the third party site contacted the property I was assigned a partial sea view when I arrived. That partial view was very lack luster. Walls are very thin.. it sounded like someone was in our unit but it was the noise from the surrounding units. The beach is very shabby looking .. The young male pool attendant with the dark curly hair was a sweetheart (very polite and sociable young man) Most of the other young staff were rude and dismissive. Called about a later check out since 5pm is the check in and 10 am is the check out .. I literally asked DEVIN (front desk) for an additional 20 mins and said we would check out at 10:20 but I was told "No unfortunately you and your party need to be out by 10" SHEESH Smdh .. I will say my family did enjoy the mobile pizza truck that they had there giving out complimentary fresh pizza on a Monday and also they had an outdoor family movie that I thought looked nice. The pool hours are also too early .. it's august and they close the pool at 7. Overall I would NOT stay here again or recommend it. The property is well maintained and cared for. We stayed 2 nights June 12-14,2020. The mobile check in and keyless entry was such an easy process. We traveled as a family of 4 , with a 4 year old and a 20 year old. As a family we look for many things such as clean, comfort, location, amenities , price and safety . This property has it all, from the kitchen, rooms, pool , beach and well Kept grounds . Kitchen : it is fully equipped with the following : pots, pans , utensils, plates, a bowl, cups, wine glasses , glasses, toaster, microwave, stove w/o oven, nice size fridge , paper towels, tiny dish soap, dishwasher soap ( two individual ones) Pool: they provide you with beach towels in your room . Beach: the beach is right down the property's law and private/exclusive to those staying at the resort. There are enough beach chairs. Location: the property is 5 minutes away from Greenport . We order dinner from the few restaurants in Greenport and never was disappointing . ( must try Green Hill) We will be back the second week of July with the whole family . read more

I booked through Expedia for 2 nights. With all the fees it came out to around $650. I thought it was reasonable since it's not in peak season. When I got the bill the management had charged me $935. When I called to ask the office why so much difference in the price, she kept on telling me call Expedia. She was very angry and non supportive. Before my scheduled booked weekend and upon reading the reviews here, I contacted the resort asking if they had any opinion on their reviews. They assured me that there no cleanliness issues and to let them know if there any problems. When we arrived I was a little worried, but I have to say that the place was amazing. Everything was clean and spotless. Their pool is one of the cleanest I ever went into. They stocked the room with everything you needed. They were friendly and no issues with service. With that said, the views and the location is great! I stayed in Greenport Village before so I wanted to give this a try and I was very happy. My intention this weekend was to get some peace and just relax and read a book. This resort has a beach, chairs on a big lawn and a balcony all available for me to kick back and read. And the sunset was the perfect zen moment each night. I highly recommend this resort. Well worth the price for visitors with a family. read more

The condominium was nicely decorated, had two bathrooms, kitchenette and balcony with a lovely view of the north shore. I wish this unit was maintained a little better, as there were remains on the ceiling and walls from squished bugs. Also, the sofa mattress was missing springs and was sinking in, so some guests had to sleep on pillows on the floor due to discomfort. We also ran out of bath towels and toilet paper because there were only a few extra under the sinks and maintenance didn't come until after we left. The saving grace was the view, beach, pool and location. We used an Uber to bring us to the town, it was 5 minutes away and saved us from looking for street parking. All in all, I would give it another chance but bring an air mattress, extra towels and toiletries. read more

The WORST condo resort I have ever been to. Check-in is at 5pm ?? What, yes, we should've looked at that from the beginning but still even at a five start hotel you don't check in so late! Never mind the 10am checkout! 10AM??!!! Where are we?! Not even in the Hamptons did I ever have these check in and check out hours. We booked for two nights, definitely not worth the $800 we paid! They had kids who were "working" in the office after 5pm because the office closes at 5 daily. They didn't know how to answer any of our questions. We asked multiple times to change to a late check out but we're denied even when the room wasn't booked. The remote controls to two tvs were not working, the handle in one bedroom was broken and kept falling off every time we opened the door, the balcony door lock was very loose but they had no maintenance on site after 5pm neither. ‍‍ Never mind that housekeeping never came to check if we needed anything. The beach is horrible. You have to access it from a wooden staircase that was shaking to go down the cliff, neither of the two water fountains to rinse off were working so you had to walk back to your room with sand all over your feet. The pool full of pebbles and sand never was cleaned out in the 1 day we were there. One day because that's exactly how much time we were there, from the 5pm checkin Monday evening to the 10am check out Wednesday morning. Not even a correct 36hours. It was the most inconvenient place to stay. Never again. $800 down the drain such a shame. The Hamptons are so much better and the beaches are cleaner. read more

This past weekend I made reservations for 2 couples to stay at the Cliffside in order to attend a wedding we are attending nearby. When I booked the reservation I indicated that we were 2 couples and wanted 2 bedrooms with queen size beds. We were shock at the accommodations. One bedroom had a double bed and the other had 2 bunk beds and a twin. Now remember these rooms were for 2 married couples. This was not acceptable. Why are you puttIng adults in bunk beds? A large man over 6' and more than 200 lbs is not going to fit in a child's bunk bed. After several attempts and leaving several messages, I finally received a call back from Jade who told me there was no guarantee that we would get 2 Queen beds. I told her this was not what I was told and if I knew we would have a room with bunk beds, I never would have booked there. Advertised as a luxury hotel this is far from it! Your customer service is less than acceptable. What a terrible accommodation you gave us. All others we spoke to who stayed at the Cliffside were give queen beds. So we were lied to. How in the world do you expect a 200 lb. man to sleep in a child's bunk bed? For the price we paid for this so called luxury resort I am appalled. Additionally, the mattresses were terrible, extremely soft and mushy, only half the shower head worked in one of the bathrooms, there are no mirrors with the exception of a medicine cabinet mirror. Hardly able to look in that mirror when attempting to get dressed for a wedding. After all you did block these rooms for a wedding. The flooring is lumpy and this unit is less than adequate. Not a LUXURY resort! Plus you require 2 nights of miserable stay. The couple who accompanied us left immediately after the wedding as they could not stand one more night on bunk beds. I requested that the resort comp us one night so that I could reimburse the other couple. This request was denied. I will say that we received a 10% discount. The office staff aren't very friendly. We encountered a problem with noise. We asked for a quiet room. The people next door allowed their kids to scream and yell at 7am, and all day long. plus all they did was slam doors, especially the sliding door. We dealt with the noise for 3 days. We paid for waterfront view and expected peace and quiet. They was never any towels available at the pool. Definitely not a place to come to relax. Not worth the money, if you want a romantic getaway. Eileen at the office didn't want to hear anything. She said well you should have called the 800 number. I had to stay here for a week for work and I would have to say that the service and security, in my opinion, was deplorable at best!!! Waking in my first night, I noticed that everything was filthy, from stains on the floor and the wall to dirty bed sheets. I travel for work and have seen it all. I could do a little cleaning myself no problem. What really wigged me out was what happened early in the morning of my first day there. I was sleeping soundly with something propped against the door. (There are no deadbolts on the inside) I heard the boots a stranger walk into my condo early in the morning. He/she had a key and abruptly left. The propped object against the door had been knocked over. After reporting this to the manager he found it hard to believe and insisted that this had never happened before. When I asked for them to rekey the room, they said that that would be impossible for them to do (What no locksmiths in the area or were they too cheap)? They were willing to put a chain on the door but that was the extent of it. When I explained that I had a lot of expensive equipment in the condo, they could care less. I politely asked to be moved to another condo. The manager Rick said that there would be a cleaning fee. Are you kidding me?!! They not only did not get it, they did not want to get it and kept denying the possibility that someone could have copied the condo key. I would stay anywhere else other than this place. Save yourself the trouble and go to a motel 6 for better service, security and quality. read more

Dear Yelp... Please make a 1/2 star Option. This place was a STRONG 3.5 stars. We stayed in the 2 bedroom suite, with 2 full bathrooms. We were there for a bachlorette night. There was 8 total of us, and with the addition of an aerobed all had a place to sleep. There was also a nice sized balcony with a nice view. There was a nice sized pool, and i must note..WAS HEATED. Always a nice touch. There is also access to the beach and tons of adirondeck chairs to hang in. CONS- Listen....for $500 + a night.... get a nicer staff. LITERALLY all but one person who worked there was rude to us. I mean..RUDE. No one was helpful, and everyone was pretty terrible at their jobs. Front desk woman on Sunday morning was lovely and apologized when we complained. ( A real apology would be some $ off our bill.... but she was nice enough about it.) Pros outweigh the Cons.. so I would def suggest this place. read more

Overpriced for the service offered, however the views and location are pretty wonderful. Had staff walk in on both Friday and Saturday of my weekend getaway with my wife. When I went to the office the teenage girl eating cereal was more focused on her food than providing customers with service, I can't believe a hotel doesn't have a policy for staff just entering rooms unannounced. Pool is small but nice, be on the lookout for weekend power moms with numerous kids, coolers full of food, and controlling a section of tables and chairs for their "camps". Clean rooms, nice amenities in the rooms and the BBQ stations are wonderful. The Cliffside was my home away from home during a friend's wedding weekend at the beginning of June. The resort overlooks the Long Island Sound and offers 2 bed/2bath condos, which is perfect for families or groups traveling together. Ours featured 2 bedrooms (one with a queen bed and attached bath, the other with twin beds and a bath across the hall), a kitchenette with both a mini fridge and a wine fridge, a living room with ample seating, and a balcony. I didn't step foot into any of the other units, but my guess is they are probably similar in layout and decor. Our condo (which we shared with another couple) wasn't waterfront, but we were still afforded a fairly good view of the Sound. To be honest, I didn't actually spend much time in our condo other than to sleep. But it was super clean, comfortable, and spacious. There's a pool on site, although again we didn't utilize it... wedding weekends tend to be a bit jam-packed, particularly when you're in the bridal party! The resort also offers private beach access, which I imagine is a definite draw for vacationers. And I can't forget one of my favorite features: FREE Wi-Fi! How many times have you stayed at a hotel lately only to discover that you have to pay for wi-fi?? Well I know I sure have, and I am certainly not a fan of shelling out the extra cash when I'm already paying a pretty penny for the room. So Cliffside gets major points for offering free wireless internet to guests. Aside from the room itself, I was super impressed with the staff. Early check-in was no problem and each person with whom I interacted was friendly and informative. We checked in at noon on Sunday 9/13/15 and chewed out Tuesday 9/15/15. We got room #203 in Forward Watch Bldg. B. We absolutely loved our stay here. It was my husband, twin 6 yr old girls and myself. We had 2 bedroom, 2 bath, with an ocean view. It had some trees on the left and My husband felt like that was considered "an obstructed view", but I thought this added to the beauty of our view. Anyway, the room was clean, it was fully stocked with pots, pans, plates, silverware, etc. We didn't do any cooking, only brought breakfast foods and drinks. Only complaint about room were the beds. The mattresses were horrible. Like really bad. Ps I could stay here for more than 2 days because of that. The grounds were beautiful and clean. The property sits on top of a bluff overlooking the water. It was quiet while we were there, so it felt very secluded. We felt like we had the place to ourselves. So I think this made a huge difference in how much we enjoyed our stay. The pool is very small for how many rooms they have. And the area surrounding the pool itself is super small too. Definitely not enough space. But it was heated and we had it to ourselves, so we had a great time with it. If for some reason they were busy those days, I would have hated it due to lack of space. There is the beautiful grass area on your way to the beach, with Adirondack chairs. It's a beautiful spot to have some coffee, or do some yoga and enjoy the view... But it was socking wet and muddy in half the area. It was from rain or anything, it seemed like they had some kind of an issue. Forgot to ask what was up with that. The private beach they have is absolutely stunning. Like out of a movie. The chairs were kinda filthy, like it seems no one goes down there to take a look at the conditions the chairs are in and there was this random Chair under the staircase. Another indication no one was taking care of the beach area. Either way, it wasn't enough to spoil it for me, just pointing out what I noticed. it was absolutely heavenly while we were down there. Loved it. Overall, we all loved our stay, but I think a huge part of that had to do with the time of year, it was empty, and we only stayed 2 days. Beds not comfy enough for any longer than that. If they upgrade the mattresses and get a more spacious pool area, they would get 5 stars. read more

A weekend wedding led us to this property. The place is ok -nothing special. Rooms are small. It's the little things . . . TV didn't work in one of the bedrooms, clock batteries are dead, coffee not replenished each day. At $1200 for 2 nights we expected more. A 10 am checkout time is also challenging. So very disappointed that we paid $1000 for two nights and not everyone had a place to sleep. We were guaranteed that this condo would sleep 6 people. The first night the sleeper sofa was broken and no bedding was provided. We called for someone to at least bring us sheets so we could sleep on the mattress on the floor. We called after hours twice and no one answered. Someone finally came by at 1:45 am, he seemed quite out of it, possibly under the influence. He came back at 2:30 am to bring bedding. We called again in the morning to have them bring something (cots or an air mattress) by to actually sleep on. They left two paper thin, broken cots outside the condo. The housekeeping also broke the sleeper sofa even more so we couldn't even get the mattress out to sleep on. read more

Booked a quick family get away here with my parents, siblings and our significant others. Everything was wonderful! We booked 2 rooms for the 10 of us and we were very comfortable. The rooms were immaculate and the decor was wonderful. The views and sunsets were just amazing. We grilled on the provided BBQ's and had dinner on the picnic tables. The beach was nice and private and the provided lounge chairs were very comfy! We even got permission to have a bonfire on the beach! The heated pool was great since the ocean was still a bit too cold for a swim. The staff was all super nice. The resort was a short drive from everywhere we wanted to be. My husband and I stayed here overnight. I have been wanting to stay here for a while but every time we would look they would be fully booked and would require a two night stay minimum. We arrived early and our unit was not ready. Check in time is at 4pm. So we decided to walk around and go down to the beach. The steps down to the beach are pretty steep so just need to be extra careful. I would recommend bringing your own chair if you don't want to lay on the ones they provide. But they have both lounge chairs and regular chairs to sit on. I would also recommend bringing your own umbrella as they do not provide those. It is a rocky beach so a plus if you have water shoes. We were finally able to check in around 3. Our unit was located on 2nd-floor bldg 2.We had a beautiful view of the Sound. Some issues, my husband went to sit down on the bed and sat on the handle of the balcony sliding door. Lucky there were two doors that were functioning so we were able to sit on the main deck. But the one off the master bedroom we could not open. We called the front desk and they said maintenance tried to come up but they were not able to enter the room? We had been in the room the whole time after checking in and did not hear anyone knock. So we told them we were in but maintenance had left for the day. Kind of odd. The main bedroom mattress was not comfortable and the pillows were too soft and flat. The twin beds were a little better but nothing to rave about. Aside from this, we still enjoyed our stay. I loved the view and beach access. My husband even brought his fishing pole and we enjoyed the sunset as he fished. We did not go into town for meals as we brought our own so we could really make use of the property. There are grills that you can use and a picnic table. The great lawn had plenty of Adirondack chairs to sit on. I would have to say we had a relaxing visit, but it is overpriced. There should be better maintenance on these units if they expect people to pay these prices. read more

Stayed here for the weekend for my sister's wedding. Let me start by saying the grounds are beautiful and from the outside, the place looks great. We had originally reserved the place for 4 nights but had a health challenge with our kids so we had to leave early. I will say that upon hearing this, the front desk folks were kind enough to let us check out early. That and the view from the "resort" and our room are the reason this place gets even the two stars that I gave it. It's embarrassing that this place is 400+/night and is as filthy as it is. I understand it's in a cute touristy town so prices are high but the room was just gross! If I were not traveling with kids, I'd have moved to a different place but it was just too difficult. The unit we stayed in was C106. The carpet was completely stained and dirty. If I took my shoes off and walked around they were black in a matter of minutes. The couch was pleather and had dirty hand/fingerprints all over it. The sliding glass door that leads out to our unit's balcony (to which there is public access) was coming off and made it difficult to close the door properly. The bathrooms were fine. The bedrooms were ok but the bedding needs to be updated or cleaned. Pull out in living room was uncomfortable and creaky. We were traveling with our two kids, kids like most who play on the floor, drop their things on the floor, etc and it was unbearable to watch this all occur on that filthy carpet. My brother and his family stayed in a nearby unit that was slightly nicer (had decor on the walls and a couple shelves/pictures - ours had none of that as though they had considered remodeling it but decided to rent it out instead) but their unit was also filthy with a stained carpet. (They at least had an area rug that was used to cover up some of the filth). My last complaint is that the place is not toddler friendly. The door does not lock from the inside so they can go outside if they can turn a lever door handle. Only half of the doors in the unit had a functional lock (1 bathroom and 1 bedroom were broken). And there is a HUGE fire extinguisher hanging on the wall that easily dismounts from the wall is really dangerous for little feet/toes. There's lots more but you get the point. Don't stay here. We've been lifetime vacationers in Greenport and Cliffside is as good as it gets (second, maybe, to renting some fabulous vacation home on the beach, but alas, that is often prohibitively expensive in the Memorial Day to Labor Day period). I'm sitting on our condo balcony right now, looking at yet another gorgeous sunset whilst sipping rose, while my son plays with other vacationer's children on the expansive lawn overlooking the sound with a giant beach ball. Tonight there are more kids out than usual because they are playing an outdoor movie on the lawn come dusk. The pool here is great. The location perfect. If you are looking for a family-friendly beachfront spot, this space is perfect. I'm shocked by the low reviews, frankly. We've stayed in some dirt bag places in Greenport (I mean you, Drosso's) and this place is worth much better reviews than it has so far received. read more

The rooms are significantly smaller and darker than pictured on their website -- especially the poolside ones. When we got there, we asked if we could up upgrade (and were happy to pay the difference) to a bigger room, with a water view. After initially saying no, and spending several minutes on his computer, we were told that in fact, there is one available, and that we could switch the next morning after the room was cleaned. Of course, it didn't happen, and the next day were told, very curtly, that we could not and the night clerk should not have made the switch! So we were stuck in this tiny, dark, place w/ our newborn. You could barely open the pack-n-play in the bedroom. We could not even open the window for fresh air because the noise from the poolside was very loud and kept startling the baby. Very happy with my impulsive romantic getaway with my husband! Checked out several places to stay in Greenport and chose Cliffside resort on yelp reviews. Well I must say I think everything we were looking for was exactly as depicted. The condos are gorgeous, the view from the master bedroom is beyond WOW!!! We were able to easily barbeque chicken and veggies because the kitchens were well stocked with all the utensils needed!!! The pool (heated) was very relaxing and the resort is kid friendly which for me normally would be a deal breaker but it is laid out so well the kids are actually not underfoot, They had a movie on the lawn Shrek the kids were so cute and quiet it reminded me of my childhood at the drive-ins great memories cudos to Cliffside... Only draw back the beach... long walk and climb back up....... anyway to do a winding trail so its not so steep a person not in great shape(me) was ....out of breath to say the least after the stairs back up saw some people not even bother to go down to the beach. Overall I will go back and stay longer definitely easy to unwind anywhere on the resort!!!! read more

went there for a family wedding, so there were numerous rooms booked with our party. Our room was water side ( mmm not you had to peek between other buildings) For the amount of money they charged the bedding was old and lumpy - should be updated, the rug in the bedroom was stained and the bathmat in the bathroom was dirty. There was an issue with my Dad, when he called to ask for someone to come to his room because there were stains on the bathroom seat, the man said to my father you called me for this and then proceeded to yell at my Dad , so loud that my niece in the next room heard it and went over to see what was wrong. When the complaint was made , nothing was done to the employee. At the pool. the man who maintained the pool area was rude to all of us also. My sister fell down the stairs and went to office to fill out an incident report, and the person in the office said we will call you tomorrow, which ofr course they never did, until my sister called to complain and then she finally got an incident report. The place needs to be cleaned and the staff needs to be re trained on customer service. I think the only nice person there was the life guard. The family will never be back read more

Just stayed over night in building A. We thought the atmosphere was serene, the Condo was very clean and had a good amount of room. The beach area was quiet and peaceful and getting to town was simple. However, all the work that is put into offering tranquillity was quickly forgotten by the extremely rude reception desk. I felt like I was dealing with an 8 year old spoiled brat who was in the middle of a temper tantrum. What ever happened to the customer is always right? I am a District Manager for a Fortune 500 Company where customer service is my priority. I asked the girl to stop carrying on and think about the way she was yelling at her guests who are paying good money to visit the establishment that signs her check and she only got louder. If she could have stamped her feet and kicked her legs she would have. She told me that she never had customer complaints which I knew was clearly impossible. This wasnt just a bad day for her because my GF had just stayed there and she was rude to her as well. Mind you this was over asking for a late check out.....from 10am to 11am...1 hour. I really think the staff needs to be provided with customer service training and just as I thought there are plenty of reviews on line naming the staff as rude and nasty. Boy was she just nasty and would be much better serving in a back room somewhere away from paying guests. Be happy lifes only going to get tougher....people are coming in to relax and enjoy....dont let staff ruin the experience and the fond memories. So let me start of by saying greenport is beautiful and the village was so cute and the people were so friendly which was so refreshing from the hustle and bustle of the city sooooo.......on that note driving into the resort and finding the room was confusing than to find a parking wasn't fun because it was fully booked. The room was ok decor is ok the bedding was dated and for $400 a night condo I expected more. The view was beautiful from the balcony the grounds were well kept. The pool was small god forbid everyone was in the pool lol the lifeguard looked asleep people were trying to get into the pool area through the child proof gate which is confusing for people obviously and he was just sitting there to the point I had to help annoying! Than the beach water was clear beautiful but bring your water shoes because the rocks get hot and they hurt your feet something horrible you can actually see people saying ouch and walking funny lol. So here is the reason for the one star and you'll understand the reason when I explain what went down I went up for a daycation with my sister she was the one renting the condo so she booked the condo for the day and spoke to the manager on the phone before going up fine it was booked we are there about to go the beach and there is a loud knock on the door it's a woman saying she has to be out by 11am just like that with a nastyyyy attitude I couldn't believe it the way she was being spoken to as a guest my sister was like no I came last night late and we booked this unit for the day the woman was like no sorry be out by 11 thanks bye I was like wow and just felt offended for her. So ofcourse my sister went to take it up with the manager for the obvious miscommunication so she takes it up with the like no I did not pay 40O$ to be here for a few hrs. He said sorry I don't know what your talking about the room is booked for another person be out by 11 am. So we are all ready to have a beach day and getting kicked out. In our group there where 2 small children and they were upset when they heard all the craziness because security later comes to the door and insist that they know some kind of mess is going on when will we be out of the room lol I was like excuse me what mess we are quiet people no one was out of line at all we just wanted the mix up fixed you know we expected good customer service this place was highly recommeded by friends so dissapointed let me say the manager calls the room so my sisters husband says it's ok charge my card for another day no problem or move us if possible the manager says get out of the room or I'll call the police so he responds by saying why I'm not doing anything wrong why are you threatening me and than my sister takes the phone and basicly lets him know this is the worst customer service I have ever expirienced in my life I will never come back here and this is embarrasing I have family here and hangs up not yelling talking nicely but obviously upset. Than another knock on the door they sent a staff member to say sorry for that and you can use the facilities for the day and stay till 2:30 pm but after all that who would want to. Omg I was in shock and so was the family there way to ruin a 4th of july. Lol so we stayed till 2:30 and made the best of it I was considering staying but I quickly changed my mind to stressful I'm not wasting my money or time on this disrespectful place too bad the staff sucks the view is beautiful ehh I'll stay in the one of many other resorts to enjoy the greenport ! read more
