In both reports, every item in that same bathroom, including flooring and plumbing, is marked "Satisfactory" with no action needed. A room they recorded as inaccessible was certified as being in good condition. Twice, in their own paperwork. On a couple of occasions it was faster for me to buy a replacement appliance myself than to go through their maintenance process. Owners should also read the compensation section closely before signing. The agreement gives SJC 3.5% of the sale price if any tenant ever buys the property, with no time limit, and it survives termination of the agreement. Interior inspections are an add-on at additional cost, not something included by default. In my opinion, do not assume anyone here is actively monitoring the physical condition of your asset. Budget for an independent inspector of your own and verify that the rooms marked satisfactory in your reports were actually entered. I think the fundamentals of a good management company are here.
