And, believe me, they DEFINITELY charge like they're the only game in town - $1500 / mo for a 2 BR apartment. If this was a luxury apartment, I'd probably just suck it up and quietly move along. But this is far from it. Let's take a closer look. - The apartment had mold - LOTS of mold - growing under the LEAKING kitchen sink. They "cleaned" the mold, but never addressed what was no doubt growing under the cabinet. I fought sinus infection the entire time we were there. - The master bath STUNK. So bad, we didn't use the master bath for the first 2 weeks. The "fix" was to pour acid down the shower drain. - The breaker for the master bed & main bath would pop if more than two lights were on at a given time, so we were constantly resetting the breaker or taking showers in the dark. - The entry door threshold was loose. - The entry door was such a poor fit there was daylight coming in around the door. But I can tolerate a lot when it's only for (2) months. But that brings me to the topping on the cake: I am being charged a fee for failure to give notice of lease termination. The funny part of that is they expected a 60-day notice on my 60-day lease. Read that again. They knew the day I signed that I was leaving. Yet, then charged me fees for improper notice. That takes nerve, lots of nerve. Of course, the personnel at the office cannot address this, so I have to reach out to corporate by certified mail. Utterly ridiculous. So, if you have to choose between living in a tent on the street or renting from Traditions (Eenhoorn Residential), go with the tent. You will be happier in the long run.

Insulation is sitting in all of our air vents from the raccoons trying to bed and smells from the urine and fecal matter are being pumped in to my home every time the heat or air kicks on. I have submitted maintenance requests and spoken to maintenance directly. They sent someone and all they did was put some wolf urine down. I mean, really? Not gonna fix the holes to keep the coons out, or clean up the excrement?? Raccoons were stomping around up there the SAME day. Yes I am an occasional smoker, but the dander and nasty poop and pee coming through my air vents is causing me to have a constant wheeze and cough (which I've never dealt with until these nasty creatures made my attic their home.) Even my children can't get rid of their coughs! Raccoon excrement commonly contains Leptospira bacteria, which causes leptospirosis. Additionally, raccoon feces can contain roundworm eggs (Baylisascaris procyonis), which can cause a serious parasitic infection in humans, especially in children. I have two of those. I submitted a maintenance request the day after I heard the raccoons for the first time. I get dinged for every little thing I do, yet people are constantly, blatantly breaking the rules (like preferred residents who don't get in trouble for tying their dog up and leaving it outside, or parking a huge box truck consistently in resident parking). Apparently I was going to be fined for some broken blinds thanks to my dog, but if you look around, everyone else's blinds still look like crap. Oh, but not mine! I spent money I didn't have to purchase brand new ones. I'm sick and tired of being singled out when no one else is. I see people breaking the rules ALL the time. I don't intentionally break rules, yet these little things end up in a letter in my door warning me to change it, pay a fine or worse, face eviction. I can't WAIT until I've saved enough to leave this place and never look back. Oh yeah, my rent is also over $1000 a month for a 2 bedroom. For a place where they fix nothing but charge residents out the ass. There's a massive pothole outside of my apartment that could swallow the state of Rhode Island. Been there since summer of last year. My front door and frame has been broken for a couple of years now (from no fault of my own), and the weatherstrip underneath is gone. There is constantly cold or hot air coming in underneath, along with a large amount of bugs. To "fix it", they sent some guy over here and he didn't even clean the metal first, and laid a piece of weatherstrip down on top of dirt and grass pieces from the guys that had mowed earlier in the day. The "fix" didn't even last an entire day. People are allowing their kids to destroy and vandalize property, and doing nothing about it. But how dare I have an additional dog (which I take out regularly, is a 24/7 good boy and causes absolutely no trouble or damage) that I'm not PAYING for monthly. MAKE REPAIRS THAT HAVE BEEN REQUESTED AND ADDRESS PEOPLE ACTIVELY BREAKING THE RULES ON PURPOSE AND THEN COME TALK TO ME. I'm not a perfect person or resident, but damn... I haven't done anything to deserve the kind of neglect or treatment I've received. If I could have given no stars, I would have. Do not live here. Two enthusiastic thumbs down. I had previously spoken with the office and explained that my family was considering purchasing a home, so I was still determining what we were going to do. I relied on the deadline management provided and emailed my written notice on July 9. After moving out, I discovered that $123.50 had been deducted from my security deposit for "insufficient notice," with the statement indicating three days. I called the office simply to ask for an explanation. I was then told that my notice was two days short because the lease required 60 days. My concern is simple: if management provides a resident with a written notice stating that they have until July 9 to make a decision, it is reasonable for that resident to rely on July 9 as the deadline. There is also an inconsistency between my statement charging me for three days and what I was told over the phone about being two days short. Unfortunately, what should have been a simple conversation became unnecessarily confrontational. I tried to explain that the wording of written communications matters because residents rely on the information management provides. Instead of being able to have a normal conversation and ask questions about the charge, I was told I was being rude. I eventually ended the call because I did not call to argue--I called for an explanation. I was a resident for an entire year, paid my obligations, left my apartment in good condition, and had no reason to call looking for a confrontation. Residents should be able to question a charge against their security deposit and explain their concerns without the conversation becoming hostile. I have contacted corporate management and asked them to review the property's records, including the written notice that was provided to me, my July 9 email, and the final move-out accounting. I hope they review the situation fairly and correct the charge if appropriate. I will update my review based on how the matter is ultimately handled.

But, just because you have a section 8 voucher does not mean you'll be accepted at this propety. They denied me for lack of income. My social security check wasn't enough even though I've lived at another Kittle property for 4 years and was never late once. The monthly rent would have been just about the same. But, bottom line is I've spent almost 100 dollars trying to live at Gables. I understand not giving back the application fee, but they told me they would send back the 50 dollars I gave them to hold the apartment. Proceed with caution. Get them to tell you upfront if they will accept your income. Save yourself a lot of grief and money possibly. If they say they can't do that, move on. They just want your money. I applied at this property twice. They told me I had to wait 30 days to re apply after my first application. So, when I re-applied, they already knew my income, rental history, etc. It's a racket. They are ripping off people who can least afford to lose money on nothing. I am now going to contact Channel 6 news or one of the news organizations. This is shameful.

If you are looking for your landlord to be your best friend, then you have your own problems.
