I loved the roundhouse, and CHT as a whole, it's a great company with welcoming staff and it is a breath of fresh air. The staff is very attentive and always so nice. I have had 0 problems with the staff, and they were helpful. I would disregard all the one star reviews, because most of them are from ten plus years ago, and the staff and management had changed drastically. I would especially disregard KT's review as she only had ever done one review, and it was on CHT. She seems like she was on some drugs while writing it, because the staff and management team was so wonderful whenever we had any problems. Thanks you so much CHT and I loved living here!!! read more

Do NOT trust these people or the family business facade they use to get away with lying to you. These are the classic landlords everyone dreads. When every washer and dryer was flooding and not working, they put up signs saying it wasn't their job to fix it and it was the TENANTS' responsibility to call the company and fix them. Only when a dryer lit on fire with all of someone's clothes inside of it do they decide it might be their job. And it still took weeks to have functional machines. They also charge you $300 if you lose your keys. Both my roommates asked if they could find their own locksmith (which should only cost 50-100), but of course, our CHT schemers make sure to trap you in your lease with THEIR locksmith who is $300. And then of course, they lied to my roommates about it, saying their locksmith was the only one who had the ability do it. They don't seem to think anyone is smart enough to just read the lease and see they are lying! Everything will break in your apartment quickly. AC doesn't work yet you're being charged crazy money for the electricity. When my AC stopped working, I politely went to ask when I might expect it to be fixed. They were extremely rude to me and said their maintenance workers were too busy fixing the AC of all the other CHT buildings that they had not a single idea when they might get to my apartment. So their excuse was that all of their buildings have no AC. All while being extremely rude to me! CHT sucks- they lie, they are lazy, and frankly selfish. Just as the landlord trope predicts. Thanks CHT, I'll never live here again and I'll make sure no one else I know does either. My biggest shame is you already have my money. read more

I lived in a one bedroom apartment at the roundhouse apartments for three years! I found it to be an amazing place to live with great management! Whenever we needed something fixed they responded to our requests in a timely fashion. The staff in the main office is always so kind and remembered me by name every time I came to get mail. This apartment complex is in a great location and is the perfect place for any college student! I would highly recommend living here! I've seen several bad reviews on here but I can attest that I haven't had a bad experiencing living here for three plus years. read more

The Roundhouse Apartments, managed and operated by CHT Apartment Rentals, continues to provide its' tenants stellar above-the-line campus residential accommodations and service. Our apartment is suitably spacious enough to allow for creative living that compliments the rectangular and perpendicular interior corner shapes mandate by the buildings unique circular design. In the five plus years that I have lived at the Roundhouse, I have always found the on-site management staff to be personable, helpful and professional. Any service inquiries or request were always handled in a straightforward and timely manner. Having lived in a prior unit with beautiful views of the UW men's and women's team cutting across Lake Mendota in the morning, as well as my present apartment facing the cityscape street views on legendary and vibrant Langdon street, I would definitely recommend The Roundhouse to any aesthetic who wants to live, work and play in the University of Wisconsin-Madison nexus. In close proximity we have access to: The Memorial Library ("the principal research library on campus for the humanities and social sciences. Housing more than three million volumes on 78.5 miles of shelving, it is the largest single collection in Wisconsin"), The Memorial Union and Lakefront Terrace, Embark/Disembark points for Route 80 intra-campus service, University Avenue transit hub for intra-city bus service (which includes travel to Milwaukee, Chicago Downtown and O'Hare Airport), The Kollege Klub, Walgreen's, the State Street Post Office, Fresh Madison Market, and Starbucks). CHT Apartment Rentals - To Infinity...and beyond. - Apartments Near Me - Madison, Wisconsin

Do not rent with this place they are extremely unprofessional and discriminative. I had a terrible experience with the company, my apartment had multiple malfunctions and two people hung up in my face when I attempted to make them aware of a problem with my lease. read more

Hands down one the worst places I have ever lived. The apartment complex itself is decent, but the service is extremely horrible. Upon moving in they tell us that the apartment is cleaned and carpets are cleaned and vacuumed and shampooed, but they lied because we found dirt and junk from the past residents in corners behind drawers and beds. I've lived with CHT for the past two years, the first time in a different apartment and that place had rats. When I called to complain, they did nothing about it. Now, at the Roundhouse, requesting service is extremely slow and we have to make constant reminders to get them to fix our things. The divider between my roommates bedroom and I cannot even be fixed because they said they don't have those anymore. I'll let that slide. But the one thing I will not let go is the treatment they have give us. CHT staff are extremely rude and even yelled at my mom last year when she called in to complain. They make accusations and are liars. One staff claimed that there was a report filed from our neighbors about noises in our apartment, then another staff said no, someone saw animals in our apartment. They constantly give us attitude when we call them with our questions and concerns. The least you can do is provide good customer service, and these people can't even do that. When I called to ask about apartment showings (because they were showing our apartment) just to ask what times and if we can get notified with appointments and not just general forms of notification, the first thing they said was "what are you hiding in there?" This is extremely rude. They did not try to accommodate to us or try to understand our concern. All I asked was a simple question. I had flowers delivered to me one time as a surprise from a friend. The lady in the office said "we don't hold flowers in the office" as she rudely hands me the flowers. Each year they raise the prices of their apartments, and I am telling you all DO NOT SIGN WITH CHT. It's NOT worth it. read more

The apartment itself was good. Great view, great location, decent amenities, high price. However, management was an actual nightmare. This is shown well in a story about how our apartment building got shot at this year. (https://wkow.com/2019/10/18/property-damage-located-after-shots-fired-in-madison/) It was unrelated to the apartment building at all, all in all, a freak occurrence for the neighborhood. All of my friends living in buildings around the block got notes from their management company talking about the police report and arrest. CHT management absolutely did not send out a note or talk to residents, even though it happened at our apartment building and there were literal bullet holes in the management office windows - for weeks! Talk about a metaphor, them being too lazy to even fix the windows for weeks but even then refusing to talk about it. Also, another story that shows their management style is their apartment showings. They were constantly entering my apartment to show it to future renters - usually without a 24-hour notice. Then, one time when I asked if they could show it earlier or at a different time, as I had a skype job interview scheduled for the next day, they said no. They got strangely defensive and said that they had the right to enter my apartment whenever they wanted and that I had to deal with it. I understand that they have the right, but it was strange how aggressive and angry they seemed to be. Also, they didn't even know my NAME when they called to say they were showing my apartment. Their records were from some previous year because they are so unorganized. Not to mention, I never saw my apartment before signing because every apartment has the same layout, so they really could show any other apartment for this one showing. I had to go to a friend's apartment to do my skype interview because it was in less than 24 hours so I couldn't reschedule. I also felt so weird, though, applying for my first full-time job and having my unhappy and rude management come in during the interview. Overall, it was not a great place to live. It is not worth the price, given the management. I chose it for the location, but there are a lot of better buildings on the street that aren't run by CHT. I had friends who had lived in CHT apartments before and warned me about the management. I figured it was the perfect location for this year and that it wouldn't affect me that much. Management matters a lot more than I thought, especially when they are so rude in the little interactions you have with them. It really ruined my living situation for the year. So, I hope this post gives you the warning I got, and I hope that you take the warning. Get out while you can. read more

Note: This review is for the CHT management company as a whole, not necessarily just the roundhouse apartments. Our very first sign of trouble came when the person who was supposed to take us on an apartment tour was 15 minutes late. We had to call the office and were met with a rude comment about how the person was "on their way". We looked at each other and laughed a little, brushing it off. That's fine, anyone can be running late. The first apartment building we saw was absolutely filthy and I thought I was witnessing the beginning of a new show on TLC about apartments that should be condemned. However, the last unit we toured turned out to be just perfect for us - a spacious and affordable basement unit. After deciding on that, one of my roommates exchanged emails with someone in the CHT office and were told that we could stop by any time on Friday or Monday to sign our lease. After trying to coordinate our schedules, we all arrived to the office on Friday at 3:30. The lights were on but the door was locked and no one appeared to be inside. Had we arrived too late? We looked at the hours posted on the door and saw that they were supposed to be open until 5. Maybe they just stepped out for a minute? We took a seat and chatted for 15 minutes before deciding that they were never going to come back. We also knocked on the door and attempted to call, but no there was no answer. We returned on Monday and were told that our lease wasn't ready for us to sign, contrary to what we had been told in the email. That was all right. Yes, we'd wait. We grabbed some of the free candy and enjoyed the sounds of Taylor Swift's "Wildest Dreams," which for some reason always seemed to be playing when we were in the office. Our eyes still bright with the excitement of a new lease, we signed on the dotted line. The day we moved in, the entire place was dirty. The furniture was coated in layers of dust and the floors were so filthy that we didn't want to move our belongings on top of it. Laughing and shrugging it off, I went out and purchased $100 worth of cleaning supplies and went to work. We also had four people living in the apartment, three of which were moving in right away, and only two twin beds. Luckily some folks arrived to clean the unit at 6 in the morning the next day. At least the me and my other roommate who were staying there (the third had to sleep in a different location due to lack of a bed) are early birds anyway. To be honest, they didn't clean that much, but at least there was an attempt. Until I was able to get a carpet cleaner, I had to wear shoes on the floor of my bedroom because otherwise my feet or socks would be coated in dirt before I even reached the kitchen. Things weren't all fun after we moved in, either. My roommates' bathroom sink and shower didn't drain water and there was an occurrence where the sink was completely plugged up. On a couple of occasions the water in the kitchen came out completely yellow. The empty unit next door also had a smoke alarm that frequently emitted that annoying beeping sounds which signals a low battery. One of the banes of our existence became a small family of centipedes that had decided to take over our apartment. It's unclear how many there were, as we killed a couple, but there always seemed to be another one popping up a few weeks later. Their presence wasn't ubiquitous - sometimes it would be a month between sighting. But it always provided a feeling of dread in the back of my mind went I entered the bathroom or kitchen for the first time in the morning. But hey, they're not the worst rental company I ever had, so I'll give them 2 stars. At least we got our full security deposit back, so that was a plus. read more

I wish I could give 0 stars. I have truly never had a worse service experience. All I can say is to save yourself and DO NOT LIVE HERE

Sub par management and too expensive for what you get. Didn't ask permission prior to entering our apartment and charged us for services without our request. read more

There are whole bunch of problems and the maintenance takes forever. Unfriendly office staff. Bad living experience. First they didn't clean our carpet before we moved in. Our apartment had mold in the bathroom. The elevator broke often!! We were stuck in it for AN HOUR but cannot do anything about it. Recently, there is a pipe leak in our wall and we are sleeping in the living room everyday. They left us a hole in the wall, and chemical smell bedroom. Problems do happen because it is an old building, but if their management just show some care and do their job, I don't think it would make us feel so bad. Anyway, if you want to live here, I would say just pray nothing happens in your apt. read more

Overall: I have lived at 618 Gorham for about two years. They have been worst landlords I have experienced in my lifetime. Last year they raised the rent 8% and this year they raised the rent 10%. I was not stupid enough to stick around for a third year, because I am sure they are jacking the rent up again (average is 2.5% for Madison). I guess they would rather keep turning over tenants then keeping people happy. Out of 8 units 6 or 7 have turned over in the two years I have been there. They had to show my place about 30 times before they found someone willing to pay the rent increases. This business model may maximize the amount they can jack up the rent every year, but it really makes for a slummy apartment where nobody stays. Also, they are constantly showing your place, and even going through my closets, so it feels very intrusive. I suppose some of this is unavoidable, but I would much rather find a place that wants me to stay. On maintenance: While the maintenance guys are nice, don't expect any real fixes to happen, because they are not allowed to spend money. Our basement window leaks water when it rains and they guy basically said it was too expensive to fix, so we will just leave it. I have the only apartment without an double door on the front. They said it broke before I moved in and they are no longer installing new ones. There has been a gutter broken (badly) and dropping water two stories and eroding the ground around the foundation. The CHT solution is not to fix the gutter, but to throw rocks and construction waste down to refill the eroded ground. I guess replacing a ten foot run of gutters is too expensive as well. At least they come out quickly, which is good considering the undersized ass drains constantly clog and have to be snaked out. I never had this problem before and my neighbors have the same problem. The maintenance guy says one apartment needs their drains snaked every week. In conclusion: They are slum lords. I suspect that they are planning on tearing down this building or something, because they don't seem to care about keeping the building up. This would also explain why they keep jacking up the rent. They probably want people to move out, so they can rebuild and compete with the new building going up. No doubt they will try to grab my security deposit and I will have to fight for that as well. read more

UPDATE: The elevator has broken at least 3 times since my last review and one of them is still broken. This morning I waited for the elevator for a few minutes (should have walked) only to be greeted by an elevator loaded with construction workers going up with loads of equipment. Thanks round house, I truly despise your management team. Let me first begin with the good. The units are surprisingly spacious and unique. The location is amazing - right off of State Street and you can pretty much walk anywhere. Before you read any of this, please know that the staff members there are pretty awesome. I always have good conversations with them and they're very inviting and helpful. I've never had an issue with them. It's the apartment structure that sucks. That being said, there are a lot of negatives. Everything OTHER than the units themselves are disgusting. The entrance doors are broken half the time, the elevator buttons, the elevators are gross (more to come on elevators), the laundry facility is atrocious, the hallways are scuffed up and dirty, and it smells like weed or dirty socks on every other floor. Back to the elevators - they're filthy after every weekend and usually takes a few days to be cleaned. There is usually some sort of food or liquid smeared on the floor and walls, and sometimes doesn't get cleaned. As of now, there is burrito smeared on the elevator security camera, and it has been there for at least one month. Everytime I step into the elevator I get the feeling I'm going to be stuck there because it moves so slowly and there are so many bumps on the ride. You also have to press your floor button at least 3 times to ensure you get to your destination. They're so bad, the lights that indicate which floor you're aren't even maintained. If you press the button to go down or up on any floor, both elevators will come for you, and after your done, the elevator will automatically go to the 1st or 9th floor...so odd and ANNOYING. The best part about it is that prior to my lease signing, they told me they were having the elevators re-done one month after I moved in. Clearly, management is honest. What makes me even more upset is that they're currently in the process of adding 42 units to the side of the building. They have the nerve to leave the rest of the building in utter disarray while the BUILD BRAND NEW UNITS on the side of the building, with construction going everyday but Sunday. By the way, they also told me construction would not happen on the weekends. They sent me a letter to re-sign my lease and increased rent to $1100 a month. (a $300 increase). Last but not least, their air-conditioners don't work and their maintenance crew is awful. Just want to say to CHT, thanks for the worst 12 months of apartment renting I've ever experienced. read more

Worst management I have ever dealt with. I mailed them sublet applications, which an employee then confirmed that they had received. I later find out that they lost the applications, but had the audacity to say they never received them. On top of everything, the office was incredibly rude when I questioned them and could not understand why I would be upset that they lied to me about a form with very sensitive identification information on it. Do not live here. read more

Renting from CHT was a horrible experience. The management team is ridiculously disrespectful and patronizing. Maintenance requests literally take weeks to fill, and there is no notice of when the maintenance people plan to enter your apartment. They will simply knock on your door on a random day. The landlords have also tried multiple times to blame us for maintenance problems in order to charge us for them, such as a broken toilet (the inside was broken, we didn't touch it) and a leaky sink. There's a reason CHT makes it nearly impossible to get out of your lease once you've signed it. Don't be lured in by their friendly sales staff like we were. CHT makes their money by taking advantage of undergrads. The location is fantastic, and its unfortunate that a potentially great building is being spoiled by ruthlessly greedy and condescending managers. Overall, it has been a very anxiety-producing experience to live in the roundhouse. read more

I have lived all over Madison the past 10 years. My philosophy is you get what you pay for. If you want to live in luxury, bust out your wallet and pay for it. Some places are over a grand per month just for a room. I don't need a bell boy, room service, pool or granite counter-tops. I was very happy with Roundhouse, of course one important factor I guess was that I was a good tenant. It's a 2 way street. If you come in and complain and bit&* all the time or you are rude to someone initially, you can expect the same in return. I see most of the college kids have a really bad attitude and expect everyone to do for them, but they don't care about the way they treat people. I deal with attitudes everyday working in service. I'm glad I wasn't raised to be that way. I wasn't born rich and I don't have a Mom and Dad to reward me with a glitzy and glamorous apartment and pay for everything I want. I work for a living and go to school. I found the service excellent. I didn't have any pests and my service needs were always met. Once I left my keys back in Minnesota and they came out right away to let me in. When my car had a flat tire one of the maintenance men came out and helped me fill my tire. I'm sad I moved because the landlord I live with now barely heats the building and I am freezing every day! The last time I asked him to fix something he went to the wrong apartment and it took him a week to even respond. Next year I will rent with Roundhouse again, can't wait! read more
