We hired this attorney to handle our home purchase last year, trusting them to protect our legal…read moreand financial interests. Unfortunately, the level of neglect and lack of professional communication we have experienced has left us facing a $15,000 bill to legalize an unpermitted basement. During the transaction, our attorney was made aware that the basement lacked a permit. Despite being put on notice of a major property liability before closing, this attorney never responded regarding the basement and failed to negotiate any contract protections, credits, or escrow holdbacks. As a result, we unknowingly inherited a massive municipal violation. The lack of communication has only continued now that we are dealing with this fallout. When we initially reached out to Joseph to express our serious concerns about this oversight, it took them 12 days just to respond to our initial email. Furthermore, we requested specific transaction documentation one week ago and have received absolutely no response. We paid for professional legal representation to shield us from predictable financial harm, but we were completely failed. Based on our experience, we strongly advise looking elsewhere for a closing attorney who is responsive, diligent, and proactive in protecting their clients.

They helped me navigate an incredibly stressful situation involving a mechanic's lien placed on my property at the 11th hour. It turned out I had been scammed by my contractor and realtor working together, and I was completely blindsided right before closing. Thankfully, George and his team were on it immediately and walked me through the bonding process so the sale could move forward. I felt safe, supported, and heard the entire time. They explained everything clearly, responded quickly, and treated me like a real person -- not just another case. I'm beyond grateful to have had their help during such a chaotic and painful situation. If you're dealing with a real estate legal issue -- especially one that comes out of nowhere -- I can't recommend them enough.

We've worked with Francesca and George on two challenging real estate transactions. The first transaction involved purchasing a cooperative from an estate at the height of the pandemic. Ongoing issues with the pandemic, the estate and title made this cooperative almost impossible to close with a conventional mortgage. However, Francesca was able to handle the impossible and get our cooperative closed when we needed it. Our most recent transaction involved purchasing a real estate owned home from a bank which presented its own unique set of challenges and a stringent timeline for closing. George was able to get issues with title cleared in time for us to close within 28 days of going into contract. We can't say enough about Francesca and George. We will use them again and recommend you hire them for all of your real estate needs.
