Cheyenne helped my boyfriend and I purchase our dream house in Kensington about a month ago. We have had a wonderful experience working with Cheyenne, from the first (zoom) meeting through now - as we are settling in to our new home. Cheyenne educated us in the eccentricities of the Oakland/Berkeley area housing market, was very patient as we explored different neighborhoods until we honed in on a few that were good fits for us, and helped us through the nerve-biting offer process. Cheyenne is very well connected to people that can help you both before and after your purchase - e.g. to home insurance, handy-people, landscaping; and can recommend reputable/respected companies for services like sewer later replacement. Cheyenne told us that he likes to establish long-term relationships with his clients - not just for this purchase but also for additional sales/purchases many years from now. We really appreciated how responsive, pro-active, and thorough Cheyenne has been. We've had a fantastic experience with him! read more

After getting my girlfriend pregnant, I needed a place for our future family. This agency is awesome and efficient. Highly recommended.

Buying a house in the Bay Area during the pandemic was a crazy idea -- but Cheyenne made it happen for us. He set up an initial discovery meeting where he introduced us to the process, gave us insights on the East Bay market specifically, and asked us questions to help us really get a sense of what we wanted in a home. As first time homebuyers, this initial meeting was SO helpful. No amount of real estate YouTube or advice from friends/family could have matched Cheyenne's knowledge and experience. Cheyenne KNOWS the East Bay and is so well connected. We would send him listings that seemed interesting and he would promptly reply with his first reactions and insights about the neighborhood and even the specific block, and help us decide if it was worth scheduling a viewing. The listings he'd recommend us were also always on point, and showed that he was really listening to what we wanted. We made 3 offers total working with Cheyenne. And each time he coached us through the emotional roller coaster. He was honest with us about our odds, super communicative, and worked his connections with other agents to help us make strategic offers. It helped us keep a level head and made everything feel less intense and more manageable. On the third try, we had viewed a single family home in our ideal neighborhood that we were certain was going to sell for above our max (neither of us work in tech/had a fixed down payment amount to work with). We had pretty much decided to put a pause on our search altogether and focus in on the condo market in the new year. But when we forgot about the property, Cheyenne kept a pulse on it, and immediately contacted us when there was an opportunity to make an offer. We've been moved in for two weeks and I still can't believe we got the house. Once we were in contract, Cheyenne helped us navigate all the paperwork, made sure we were doing everything on time, and helped us get questions answered by the sellers agent. He also worked seamlessly with our lender to help us close during a super busy holiday season. Now that we are new homeowners, Cheyenne still feels like a resource. He knows local contractors, designers, landscapers, repair people you name it --we know we can call him when we're overwhelmed by Yelp lol. TLDR: Cheyenne is amazing. Couldn't have had a better experience. read more

Cheyenne is an absolute rock star! We started the home buying process together almost 4 years ago, and due to various life changes on my side, we had to take breaks and put a hold on a home search. Each time that I was ready, Cheyenne was right by my side ready to give advice and guidance to walk me through questions and decisions. Recently, I got very serious about finding a home to purchase. Although a very tight timeline between first seeing the condo and putting in an offer, Cheyenne did everything in his power to make sure this was a sound decision. He guided me through each step, making sure I understood everything and then helping me create a solid offer. I'm almost certain that it was Cheyenne's clear communication, attention to detail, and diligence is what helped seal the deal to get my offer accepted. Cheyenne stayed with me through the whole process, from start to finish, no question was too small. Home buying in the Bay Area nuts, but when Cheyenne is on your team, you can rest assured that you're in good hands and will come out with a home on the other side. Thank you so much Cheyenne, couldn't have done this without you! read more

Cheyenne and his team were really great partners in helping me and my family find a new home in the East Bay. He is well connected in the local market, and used his network to find us a good mortgage broker, inspection expert, builders, and roofers. He coached us through the bidding process, constantly communicating with us even while we were traveling overseas during that week. He was transparent about the range needed to win and his estimate was accurate. I'd highly recommend working with Cheyenne as he's a local expert that comes with a great network of professionals. read more

Cheyenne Ward: Knowledge of market: 5/5 Knowledge of houses & what to look for on tour (in-person & virtual): 5/5 Ability to articulate & educate: 5/5 Responsiveness (phone, text, email): 5/5 Trust factor: 5/5 Network (lender, other agents, home repair): 5/5 We found our dream home & a place to raise our 16-month old son because of Cheyenne, and for that I am forever grateful. What I will say that will hopefully resonate with anyone reading this in search of a real estate agent to believe in, is there were numerous times on our year long journey together when I was ready to throw in the towel and either purchase something far below my expectations at a lower price point or stretch ourselves for something we liked but did not love. In both scenarios, Cheyenne was there to walk us thru the unintended consequences , both good & bad and how that would affect us in the now, near, and far. He never rushed us and in most cases urged us to really think through how a house could impact us down the line, whether that was future repairs, schooling for our child/children, proximity to our needs, form & function of home, and the list goes on. If you're looking for someone to be a proper teammate on your journey in a very uncertain and potentially anxiety provoking time in your life, I'd urge you to pick up the phone and give Cheyenne a call. You won't regret it. We don't and in the process have created a life long friendship. read more

When we first started talking about the possibility of buying a house in the East Bay, a friend of ours recommended Cheyenne. Looking back, we couldn't feel more fortunate for that recommendation. Buying a house in this market during a pandemic is not for the faint of heart, but Cheyenne expertly guided us through the process every step of the way. He was responsive, friendly, and insanely knowledgeable. We never had a question that he couldn't answer. We were thrilled to find the perfect home for our family and couldn't have done it without Cheyenne. Even after we moved into our new house, Cheyenne has continued to support us with recommendations for local service providers and with tips for tackling various home projects. If you want to buy or sell a home in the East Bay, Cheyenne is the right person for the job. You'd be lucky to have him on your team! We can't wait to work with him again in the future. read more

As a first time homebuyer in the Bay Area (Oakland specifically), it was beyond overwhelming to know what to do and where to begin. But as soon as we got on the phone with Cheyenne, he made sure to educate us and walk us through all the necessary steps. He answered all our questions with patience and kindness which when making such a big decision as buying a home, you really want and need. In our first conversation, we spoke about what we were looking for and he instantly had something in mind for us to look at. And his first instinct was completely spot-on. We looked at a few other homes for comparison but ended up getting a great deal off-market on the amazing condo we live in now. This all happened literally within about a month so if you want to move fast, Cheyenne will meet you and go beyond. Our first time purchasing was an honestly amazing experience with Cheyenne from start to finish and we literally could not have gotten our condo without him. He is also very fast at responding, checked in a lot during each step of the process and did so many extra, sweet gestures to make us feel good about our purchase. My partner and I cannot highly recommend Cheyenne enough and will be referring him to any friends who are thinking about buying in the East Bay/SF Bay Area. read more

Absolutely top notch service, communication and results. Cheyenne helped us find our dream home despite a global pandemic and an intensely competitive East Bay market. His relationships with other agents really helped us get a better sense of the houses we were looking at and what sellers were expecting. His knowledge and network of contacts made the process more transparent and allowed us to make the right bid on the right house. Cheyenne is easy going, knowledgable and perhaps most importantly, focused on your needs. He works with you to understand your requirements for a home and can open up new opportunities you may not have even thought possible. We had a very specific set of requirements for our house and Cheyenne ended up getting us into a place that far exceeded even our wildest expectations. It was his reputation and direct relationships with other agents that put us at an advantage and ultimately got us into the home of our dreams. And it didn't stop when escrow closed, Cheyenne has continued to assist us after the sale, connecting us with contractors, landscapers and generally making the process of settling in smooth. With Cheyenne you're getting a partner in your search for a home, he genuinely cares about your experience and needs and it shows throughout the entire process. read more

My mom just retired and she was exploring the possibilities of renovating, renting or selling her home. Cheyenne met with us to discuss all the options and the potential advantages, disadvantages and strategies for every scenario. My mom had endless questions and went back and forth on what to do. Cheyenne was always there to help but never put any pressure. Without a doubt, Cheynne put my moms interest and goals above all and really took the time to walk us through the process. Ultimately, my mom decided to sell and Cheyenne recommended certain upgrades to get the best price for her home. Cheyenne and his team did an phenomonal job at upgrading the home, so much so that they neighbors were blown away by the transformation and were inquiring for Cheyenne's contact info. In the end, Cheyenne was able to help my mom get over $650k over asking price! I highly recommend Cheyenne for any of your real estate needs. He is incredibly knowledgable, patient, accessible and transparent. Thank you Cheyenne! read more

Oh boy, this review is overdue. We bought our house in August and are over the freaking moon. How do I even begin to describe how grateful I am that my husband and I found Cheyenne, and that he got us into our dream home in Oakland? 1. Cheyenne is deeply integrated into the real estate community. We looked on and off for over two years, worked with a couple different realtors, and made several offers, and I could just tell things were not moving forward. Once we found Cheyenne, the difference was like night and day. He's a top agent in the East Bay and knows all of the other top agents in the area. Since they really like to work with each other on deals, you have a giant leg up with someone like him on your side. This is obviously a tough market, and you need every advantage you can get. I have friends who made literally dozens of offers before they got their home, and Cheyenne told us his clients usually get their first or second. We got our first offer with him in just a few short weeks of working together. 2. Cheyenne grew up in Oakland, so he knows everything and everyone. We were relocating from SF, so we weren't super familiar with every neighborhood and amenity and transport option. Before we worked with Cheyenne, we were all over the place, looking across wide swaths of Berkeley and Oakland and going to seven or eight different open houses in a single day with our toddler. Exhausting. Cheyenne helped us home in on specific neighborhoods to focus our search, and he had answers for every question we had about local stuff. He also knows all of the contractors and other home service providers so can give you great recs. 3. Cheyenne is a badass. When my husband and I met with him the first time, he gave us about an hour and a half of the best business meeting either one of us had had in a very long time. He provided us with extensive context on the real estate market in the East Bay, which clarified a lot of things we'd been seeing but couldn't understand about pricing, etc. He's got really high EQ; he was excellent at reading us, understanding what we cared about, and helping us navigate the areas where my husband and I disagreed about what we wanted. He's charming and lovely and just fun to work with. We were home-buying noobs, so it was a huge relief to have such a consummate professional with us every step of the way. THANK YOU, CHEYENNE! We're so happy in our place, and we could never have gotten it without you. read more

Cheyenne recently helped us to find an amazing home for our family, and we couldn't be happier with our decision to work with him. We were new to the East Bay, and throughout the process we were so impressed with Cheyenne's knowledge about the different cities and micro neighborhoods within them. He really helped us to narrow down our search to find the neighborhood that was right for us. Cheyenne was incredibly patient and transparent with us throughout, and also highly communicative and reliable. The support team in his office is also super easy to work with. We've stayed in touch after the close and we would absolutely recommend him to anyone looking to buy in the Easy Bay! read more

If you're looking to buy a home in the East Bay, I highly recommend reaching out to Cheyenne. We contacted a couple agents at the start of our search but ultimately chose to work with Cheyenne and were glad we did! Cheyenne is highly informative and patient. My wife and I were first time buyers, so to kick off the process Cheyenne spent a couple hours walking us through the basics of home buying and gave us the scoop on different neighborhoods. Cheyenne continued to educate us as we reached each stage of the process. Cheyenne is honest. Maybe the most important quality, I was really looking for an agent that would be direct and unafraid to tell us "no" if a property didn't make sense. It would have been easy for him to tell us to pull the trigger at multiple points early in our search (when we thought every home we saw was a "once in a lifetime opportunity"), but he instead he encouraged us to play the long game and wait for the best fit for us. Cheyenne is a friend. By the end of our 6 or so months of working together, it felt like Cheyenne was a long time family friend. We still text message to this day to talk about design, home improvements, and more. As soon as the COVID situation lifts, we look forward to hosting Cheyenne at our home for a BBQ. So if you're getting started in your East Bay home buying process, I highly recommend giving Cheyenne a call. At the very least you'll walk away with some additional education and an honest, friendly contact in the real estate industry. read more

Cheyenne is deeply knowledgeable about East Bay real estate, was highly attentive to what we were looking for, and was on our side from our first meeting through to some initial questions after we moved in. We were impressed throughout the process with his ability to find good matches, uncover areas of concerns in disclosure packets, be very helpful during visits, and otherwise ensure we had what we needed to make the most informed decisions possible. His recommended team (mortgage, escrow agent, etc.) was professional as well. He's as good as they come... read more

Cheyenne went above and beyond. He was with us for 1.5 years of house showings until we found what we were looking for. He showed patience as my husband and I learned the ins and outs (and ups and downs) of a first time home purchase, was willing to listen, provided excellent advice and support, and connected us with outstanding resources to help us get a great loan and thorough inspectors. He's well connected in the community and leverages his network to put you in the best position possible. The sale we closed was a true roller coaster and Cheyenne worked tirelessly through multiple challenges to get us through. Now on the other side of home ownership, he has continued to support us and check in as we get our bearings. 10 out of 10 would recommend! read more

You want Cheyenne and Aaron on your team, they are an unbeatable team! They have the local expertise, connections, and savviness that worked in getting us our house with little stress and within a month of starting to look! Cheyenne and Aaron know Oakland and know the housing market. They knew exactly what price would be most competitive when we formed our offer. They know which home inspectors are legit and which ones we should be wary of. They walked us through disclosure packets and distilled all the important information. They walked us through several properties and were able to give us an understanding of what looked good and what might need repair in the short and long term. They told us in our first meeting which neighborhoods would fit our lifestyle and budget, and they were right! Since buying our house we have tapped into Cheyenne rolodex of contractors, handymen, and service folks for a few projects which has been great. 10/10 would recommend. read more

Cheyenne is INCREDIBLE! I just moved into my dream home after working with him over a period of 2.5 months. Throughout it all Cheyenne was super detailed, responsive, and knowledgeable about the home buying process, connecting me with an amazing lender and inspector. My wife and I just purchased our first home, and we could not be happier with the service that Cheyenne provided. He was incredibly responsive, anticipated our needs before we even thought of them, and helped us to land a house in Alameda that we are absolutely in love with. Cheyenne was an eternal optimist throughout the process, and we never felt rushed or pressured to do anything. Honestly, a wonderful guy to talk with, and the fact that he is still in our lives post-purchase with recommendations for contractors, pest control, general home issues, etc. really demonstrated his commitment not just to a purchase but to our family. Would work with Cheyenne in a heartbeat if we ever were to move, but he landed us in a home that my family and I are going to be happy with for some time to come. Thank you Cheyenne! read more

Cheyenne was such an asset to our home buying process, especially as first time home buyers! He invested so much time teaching us about the Bay Area market and specifically the east bay. We were exploring multiple areas including Oakland, and although we ended up choosing a home outside Cheyenne's area, it was with an agent that he directly referred us to, and we were already armed with all the info he had bestowed upon us! He was always there cheering us on, and is a great resource in the field. He is well respected and connected, so you can't go wrong if you start your search with Cheyenne. He came highly recommended to us from friends and did not disappoint! read more

There could not possibly be a better realtor in the business in my opinion. My Fiance and are were first time home buyers with very little knowledge on the steps to buy our home. We started our search on a real estate site, and quickly became disenfranchised with the entire process. We had some friends tell us about Cheyenne so we decided to reach out to see if he could help. The following 2 weeks were such an amazing experience in ever possible way. Cheyenne took time from his weekend to meet with us, and walk us through the whole process. He answered every question no matter how stupid or trivial with meaningful answers and a smile. He was very frank with us about what we should be looking for, and how we can get the best home we possibly could. His network for the other services you need when buying is extensive (Insurance, Mortgage lenders, etc), and they all had his great attitude and excellent customer service. Cheyenne was so great with "handling" our expectations and making sure we were thinking of all the angles when it comes to purchasing. The home we bought BEYOND exceeds our expectations. The process of escrow and closing were incredibly easy, and we have found our forever home thanks to Cheyenne. I don't write many reviews, but I felt compelled to write this one because you could not find someone better for your housing needs and wants. Thank you so much Cheyenne!!! read more

Cheyenne is exactly who you want as an agent, especially in this lighting speed and hot market. He knows the East Bay market inside and out, with personal and professional experience to speak from and research on specific homes you are interested in ensuring you know exactly what you are looking at in a home. Equally important, he truly cares about us as people, making us feel secure and protected throughout the whole process of buying a home, and even after! As first time home buyers we had a million questions that were answered with patience and expertise. With so much experience, he often anticipated what we might be wondering or would tell us what to expect, always with honesty, care, and even humor. We had a broad idea of what we wanted, and as Cheyenne worked with us and helped us focus on what was right for us after viewing many different homes. Once we started to hone in on what we wanted, his communication and transparency about the homes we were looking at helped guide us in the right direction. When he came to making an offer, Cheyenne was extremely communicative and masterful. As this was one of the most stressful and exciting aspects of buying a home he was calm, honest, positive, professional, and sent constant updates keeping us in the loop each step of the way. Cheyenne is deeply committed and caring and I can not recommend him enough. read more

I had the pleasure of working with Cheyenne Ward on my recent home purchase, and I cannot recommend him highly enough. Cheyenne was extremely knowledgeable about the various neighborhoods I was considering, the market conditions in Oakland, and the resources I might need to make my purchase happen. He was diligent about following up with other parties to get my questions answered, and always responded to my calls and emails quickly (even replying to my emails at 11pm!). Buying a home is a stressful process, but Cheyenne made it as easy and painless as possible, which I really appreciate. He went above and beyond, calling a roofing company to make sure work was completed on time and even offering to help me set up appointments with contractors after the sale was completed. Several times during the buying process, Cheyenne said to me that his goal was to help me find a home that I really loved. He truly did just that, and I was amazed at how smooth the process was with his help. In 2010 I bought my first home with my then-husband - a foreclosed condo in a great Oakland neighborhood. Fast-forward three years, and we needed to sell it. I immediately called Anita Becker, the agent who helped us buy the place, while my ex-husband hit it off with Cheyenne, who he met at an open house in the neighborhood. Anita and Cheyenne paired up to help us sell, and what could have been an extremely sticky situation was managed flawlessly. I can't say enough good things about Cheyenne, who from start to finish was a neutral party and an extremely hard worker. He and Anita priced the condo perfectly, gave us expert advice on painting and staging, and sold our first home SUPER FAST for an amazing and unexpected profit. I popped in to one of the open houses with my mom, and we were both really impressed with Cheyenne's presentation and professionalism. He is also really patient about explaining the process. My husband and I closed on the purchase of our first home in January, much thanks to our extraordinary agent, Cheyenne Ward. We began to write this review about a week after moving in, returned to it a few weeks later, and are just finishing it now. We wanted it to be perfect because Cheyenne is exceptional, but this review will never be as good as Cheyenne is, so we'll just have to accept that fact and finish writing it. Cheyenne worked with us for eight months to help us secure our perfect home. When we entered the market, it was more of a buyer's market; by the time we made our purchase, it had shifted to a seller's market. We veered into the rental market for a few months in the midst of all the market changes, but Cheyenne never gave up on us. The fact that we have a dog we adore but wanted to purchase a condo and not a house did not make the process any easier. Nevertheless, Cheyenne stayed in touch with us and supported us when we decided to to reenter the home-buying market. Cheyenne hit the ground running with us after our previous agent gave up on us. He listened to us and made sure he understood what our priorities and non-negotiables were. When we began to get desperate and started to look at units and neighborhoods that didn't align with what we'd said we wanted, Cheyenne helped us stay focused, relaxed, and on course. Cheyenne always responded to us in a timely manner, he was honest with us about trade-offs we considered making, and whenever we didn't like a place he encouraged us to get clear about specifically why that was so he could help us continue to refine our search. When we found the unit we ultimately purchased, it had just returned to market that day. We contacted Cheyenne about it and he suggested we see it immediately. We liked it, so he supported us in making an offer right away. Thanks to Cheyenne referring us to mortgage broker extraordinaire, Terri Ellis, we had already completed the pre-approval process and were ready to go. Of course, unanticipated obstacles appeared in our way throughout the purchase process, but Cheyenne never wavered or lost faith, and he stayed in contact with us at all times, despite the fact that this all took place during the winter holidays. He advised us well, he asked great questions, and he helped us navigate our way through our sometimes-tricky, first-time home-buying adventure. We have already recommended Cheyenne to friends and acquaintances interested in purchasing a home in the Bay Area, and we will continue to do so without hesitation. He is a man of integrity and is reliable, responsible, honest, and enthusiastic. Two months into living in our new home, my husband, our dog, and I are still thoroughly blissed-out by the whole experience. We love our home, we love our building, we love our neighbors, and we love our neighborhood. We feel extremely fortunate to live here. We are absolutely certain that Cheyenne helped us secure the perfect home for us. THANK YOU, CHEYENNE! read more

Cheyenne also makes sure that we have disclosed every single details of the project to ensure that both buyer and seller are protected. I enthusiastically recommend Cheyenne. He is very knowledgeable and tapped into the East Bay market. These connections ended up making the difference on the seller of my home accepting my offer. Cheyenne recommended a highly regarded lender and had a strong relationship with the seller's agent. He took a lot of time to educate me on the market and wanted me to have the most information, which I really appreciated. All things considered, though, what I valued most from Cheyenne was that there was no pressure - he was totally cool if I wanted to buy tomorrow, in a few months, or in a few years and never second guessed my decisions. read more

Last Spring after deciding to look for a new house, we stepped into this crazy housing market! Lucky for us, Cheyenne was there to help us and hold our hands every step of the way. Cheyenne recommended some changes and due to his great connections with local tradespeople in a short 6 weeks, we were able to fix up our house, put it on the market, evaluate multiple offers and close on the sale for a favorable price! Finding a house was more nerve wracking due to the high demand for housing in the Oakland/Berkeley area. However Cheyenne's years of experience as a realtor combined with having grown up in the East Bay allowed him to give us excellent guidance as to neighborhoods and housing stock. Cheyenne was infinitely patient and encouraging helping us evaluate the pros and cons of each house and neighborhood. In retrospect Cheyenne seemed to know what we were looking for before we did. Perhaps he did! Cheyenne guided us through the bidding process and on the second house, our offer was accepted. Incredibly Cheyenne made the buying process an adventure and almost fun. Actually being in daily contact with Cheyenne was fun. Our only sadness at closing was no longer being the focus of his optimistic outlook and seemingly undivided attention. We highly recommend Cheyenne for selling and buying! If we could give Cheyenne 10 stars, we would! read more
