We regret having to write a negative commentary on someone, but feel a responsibility and compelled to share in the hopes no more harm comes to other buyers in our beloved hometown Greenville. We met Shawn Thomas in December 2016. He owned a lot downtown we were interested. His position was that he would only develop the lot, build a house, and sell us the end product. We proceeded to invest five (5) months in developing the property and floorplans with Shawn, and obtained City DRB approval to build. In 5 months we could never get Shawn Thomas to sign a purchase agreement to solidify our invested time and energy. Many of our questions were left unanswered, to blatantly ignored. His building specs for a $500k home was subpar quality and below standards. Meanwhile, we discovered Shawn was marketing the lot and our floorplans hoping to find other buyers at a higher price. We confronted him, and he has never responded. We eventually obtained a buyer's agent and were able to purchase just the lot - however Shawn also increased the price forcing a bait-and-switch to get a higher price than his original MLS listing. We will likely be filing a formal ethics complaint with evidence to the Greater Greenville Association of Realtors (GGAR) commission. Hopefully our experience was an anomaly. If you experience poor communication or any hint of questionable business practices... walk away.

Each step of the way Don was attentive to our concerns and very informative when it came time to narrowing our search. From day one he understood our criteria for a new home and only showed us properties that met or exceeded our requirements. Don was very responsive via text, phone and email during the whole process. Once we found our home, his attentiveness to contract matters and negotiation with the seller's agent during the contract / inspection period was stellar. Moreover, Don's relationships with experienced local home inspectors and home repair service folks, even loan/financial services who deal in this Greenville market was key. It kept us confident during the whole process. Thoughtful, knowledgeable, thorough from our initial email contact all the way through closing. Truly, a great buyers agent.

Within a couple days we had some properties to review. Don immediately set up a showing and we fell in love with the house the moment we saw it. Don helped us negotiate the offer, was present for all inspections (since we were still living out of state), and kept us in the loop every step of the way. We truly felt we were in good hands with Don. This was the best home buying process I have experienced (and went much smoother than the sale of our house on the West Coast). Don really listened to our needs/wants and delivered. We will definitely refer Don to any of our friends or family wishing to purchase a house in this area.

Although he had assistance filling out the contingency agreement, he still got the timeframe incorrect. After initial inspection was conducted, two weeks later I had to ask him get the roof inspection scheduled. He never got more than two receipts out of seven repairs that sellers were supposed to have completed. I had to ask him to schedule final walk through appts. None of which he ever attended. He never personally ever went to the home, not once. Oh, but he collected his fees at closing for doing absolutely nothing! Sellers never fixed a few important items, dinged up the place moving, and left it incredibly filthy!! Again, he wouldn't know, he's never been there. I provided the sellers' realtor with 34 pixs of the damage and filth to no avail. It was sad, Kyle displayed no motivation or ambition to better himself or work for his client.

We truly couldn't have asked for a better Realtor for buying our first home!…read moreWe're relocating from North Carolina to the Greenville South Carolina area. We were looking for a home with enough land to eventually have a small farm. We also have a love for vintage homes and original character, so we weren't looking for something new or cookie-cutter. We wanted a home with history, charm, and a feeling that couldn't simply be built. We were referred to Bethany Angel by our longtime family Realtor, and she was prompt, professional, and incredibly attentive. Because we lived out of town, she worked around our schedule and understood that our time was limited. She made every minute count. We had researched many homes ourselves and had a specific itinerary for our showing day. The home we ended up purchasing wasn't even on our radar! Bethany had taken the time to understand our personalities, our lifestyle, and what we were really looking for, and she recognized something in this home that we hadn't seen yet. She was absolutely right. We found an all-brick home with timeless character that has truly stood the test of time. It has had only two owners, both of whom cared for it beautifully, and it still has so much of its original charm. It was the kind of rare home we had hoped to find, and somehow Bethany helped us discover it when we weren't even looking for it. Her knowledge of the South Carolina Upstate real estate market was invaluable. She helped us focus our time, understand the area, and avoid wasting time on properties that weren't right for us. Her process was organized and professional, from our showing itinerary and feedback system to coordinating inspections and connecting us with the right professionals. When it came time to make an offer, Bethany helped us put together a smart and competitive offer that won the home. She was there to guide us through every step, but never made us feel pressured. She made what could have been an overwhelming first-time homebuying experience feel manageable and exciting. Honestly, this couldn't have gone any smoother. We are incredibly grateful that our paths crossed. Bethany didn't just help us buy our first house--she helped us find a home that fits who we are and the life we want to build together. We would wholeheartedly recommend Bethany Angel to anyone buying or selling real estate in the South Carolina Upstate, especially first-time buyers, families relocating from out of state, or anyone who wants a Realtor who truly listens, understands the local market, and goes beyond simply showing houses.
