We ended up having to move out 2 days before our wedding in the beginning of December. The next day I could not get my mail or anything from the building. Management did not communicate with us regarding turnover. Management then got rid of all of our personal belongings in our garage, including family heirlooms, family pictures, furniture( one of which was my great grandmothers that she crocheted the backing and pedal stool), tools, motocross bikes etc. When reaching out to Lori who works at Haven she told us "it wasn't her problem and she doesn't have time for this". She also stated, " you should have paid $7000 to break your lease ‍ not my problem". I would NOT recommend moving here as the management is unprofessional and inconsiderate! They do not care about the individuals living in the apartment or those moving out. All they care about is their bottom line! A simple phone call regarding turnover, property removal, etc. could be the difference between generations of memories wrongfully disposed ! DO NOT MOVE HERE. Their google review has been skewed as since my post they had asked 16 people post positive remarks regarding staff and management instead of reaching out to us regarding their wrongful disposal of our personal belongings... pretty desperate if you ask me.

Maybe that's why people keep suing her and the company. Maintenance? Things constantly break, and if you're lucky enough to get a response, don't expect a solution anytime soon as they do temp fixes cuz I don't think they actually know hoe to fix anything. And god forbid they give you something new after your 100 complaint. The hallways in the building don't expect to be cleaned dog shit was caked on our side door for the longest time as they don't care. The gym disgusting and they permanently locked the windows so you can't get fresh air in there. Dog poop litters the property because no one enforces a thing. The pool area well... broken chairs from a decade ago--and yet management will throw loud, ratchet parties for themselves with the new property manager Robbi passed out when her hooligan friends destroy and disrespect the property. If you did that? $500 fine, no questions asked. The hypocrisy is laughable. They don't fix anything, ignore complaints, retaliate when you speak up, and then slap you with outrageous rent hikes at renewal time--as if living here is some kind of luxury. Spoiler: it's not. If Shay is involved and don't like you she'll find a way to push you out. Robbi the new property manager is just not the brightest bulb on the tree and has to go to her bff Shay for everything. Avoid at all costs unless you enjoy being overcharged, ignored, and disrespected.

Alert to all Eden Square tenants - and any looking to rent for the first time: Even though "on the…read moresurface", it appeared that our 2025-2026 lease renewal was only going to increase by about $30 per month, as we reviewed the lease, we discovered: 1. They were charging us almost $180 for a renters policy, despite the fact that the office held proof that we were already insured. We had to get "approval" from some new 3rd party vendor they're using for the policy we had already renewed (at $131 for the YEAR with much better coverage). Be careful, because they didn't discuss this with us in advance. 2. We had been paying $25.00 per month toward internet service as part of our rent, plus about $50 directly to Armstrong and were stunned to learn that, effective with our 2025 Lease Date, we will be liable DIRECTLY to Armstrong for the "free internet" that was promised when we rented back in 2020. So our ACTUAL monthly increase in housing costs at Eden Square will be about $150 per MONTH more - $120 per month more than expected. (It appears from their website that they no longer offer "free internet".) And we simply found out from an email from Eden Square announcing that upon lease renewals they would cease providing internet and cable completely. I was a licensed broker in two states, have managed apartments and an office building in two different states and would NEVER treat a new or renewing tenant so cavalierly. So, if you are considering renting here, pay attention to hidden costs. My most recent fav re: "hidden costs". We now must pay an additional $2.50 per month to the 3rd party vendor we MUST pay our rent to either by bank transfer or credit card, because they will not accept cash or checks (other than cashier checks). So we pay extra for the privilege of "paying our rent". Amazing. One more caution - their standard lease is a 25 page "form" that they apparently use for many complexes - very sloppy way to create a lease. The first draft we received said that we had to give notice to some LLC in Philadelphia (about a different complex). Just be sure to read everything carefully and discuss before you sign. For instance, the lease says you can't hang anything from the balconies - but you will see various items, like planter boxes and lights, hanging from the balcony in our complex- and unless they grant a waiver for a variant use, you risk a warning and possible eviction. All of that said, based on what I'm seeing on other rental property websites, the apartments are comfy, quite a bit below the current (ridiculous) "market" in Cranberry for newer units, maintenance (despite regular turnover) continues to be excellent, and Robbie (the on-site Manager) is a pleasure to work with who actually goes above and beyond to be helpful.

Pest control services are offered twice a month on the 1st and 3rd Monday of every month. If you have any questions please reach out to our leasing office.rochestervillagem...." I am disheartened to pay $1,700 a month to sleep with insects. You say the pest control reported no insects in the building publicly on the post but you don't publicly mention them "checking" was them coming into my apartment for 10 minutes and the man from FireDex performing the moisture test saying to me "I thought this was a ground level issue, there's nothing I can do here." and then leaving. I have since called Will with 0 response, and I still have silverfish. As of the posting of this comment it has been 13 days since I have called without a response. Will told me over the phone the invoice for my personal exterminator would be taken care of from morgan properties, then emails me the next day, not a phone call, and lets me know that the refund was not "approved"? I assure you it is not confined to one apartment, I have seen them in the halls and on the ground floor as well. When it rains, I can see a hundred silverfish on my balcony. Turning on the AC attracts them through the vents, supposedly because of the condensation the unit creates outputting cold air, Kate even mentioned this (perhaps this isn't the first time this has been brought up?). So my apartment either needs to be in the low 60s or high 80s unless the weather is cold to not live with bugs. No one is that sorry about missing my call because they consistently do not return them. It is strange how once I came in person to the leasing office and made this an issue someone was waiting on the line for me for the first time ever that following day. Since though, its back to blissful ignorance. What a truly nightmarish place where the landlords ignore insect problems and regurgitate the same phrase out of the handbook "our exterminators come on these days, sorry for missing your calls".

Where to begin? First the positives - the neighborhood is clean, quiet, has friendly neighbors,…read moretucked away from the main roads and is in a premier school district. When we moved in, the home was filthy. There was a brown water stain on the living room ceiling, the inside of the kitchen cabinets were filthy and had salt, sugar and rice in them and the exterior of the kitchen cabinets were greasy. The master bathroom towel bar was being held in the wall by a bunched up paper towel. The laminate floors were also filthy, one bathroom sink had a huge burn mark on it presumably from a curling iron and the bedroom doors were hung improperly and wouldn't stay closed. I could go on and on and on with the maintenance issues that should have been done and should have been caught by the property manager before leasing the home. Maintenance is almost impossible to get in touch with since they NEVER answer calls and voicemail is full. While we lived there three years, the property went through three property managers. The property managers, all three, were unprofessional, made themselves scarce by never answering phone calls, never returning calls and never returning e-mails. The most recent property manager, Nancy, was extremely rude, never followed through on anything and did nothing to facilitate getting anything done in the rental. Residents are responsible for cutting grass, shoveling snow and pretty much completing their own maintenance. Towards the end of our lease we had several on-going maintenance issues that we had called and sent numerous e-mails about that were never addressed. The property manager stated in a rare e-mail to stop by the office to schedule for the maintenance, one of which was the towel bar continually coming out of the wall in the master bathroom. When my husband went to the office to make arrangements, as soon as he walked in to the office, the manager told him to stop and not come any closer. Being caught off guard and puzzled, my husband stopped. The manager then proceeded to yell that she was sick and tired of all of our issues, which were routine maintenance that should have been completed in a timely manner, but had been ongoing for months and months. I had had a horrible accident a week or so prior to this day and she told my husband that my injuries were probably fake and she tried to say that my husband broke the front door to the management office, even though there is a video camera, and she had nothing to back up her claim. She told my husband that we'd be hearing from her attorney. About a week later we received a letter from the manager stating they would not be renewing our lease and we had approximately two months to vacate. No reason was given for the non-renewal in the letter and it was not an eviction notice. We were shocked because we ALWAYS paid our rent in full and on time, kept the rental and property looking nice and were never disruptive to our neighbors. We tried contacting the corporate office multiple times with no luck. We moved out, which was a blessing in disguise. My advice DO NOT MOVE HERE. Management is unprofessional, rude and disrespectful. Maintenance staff is inept and getting any maintenance completed is damn near impossible. You will absolutely regret it.
