Buying and selling a house is not something I do every day, but we just bought our first house with…read moreProspect Mortgage and I must say Tyler Bahnsen and his group were excellent. When looking for a mortgage, I was originally only going to just go with a local bank, but getting in contact with individuals was rather complex and no one would return phone calls (not a joke, I tried... really and we even have an account at this particular bank). Tyler at Prospect was recommended to me and he even meet with my wife and I on a government holiday to get my pre-approved arranged for an offer I was making on the same day (small house in the Grove). That deal fell through, like so many others, but the last one worked. Prospect's fees are rather reasonable, and the rates are extremely competitive for the Miami market. Also, they will talk with you and answer your questions! And, they move your package through the system at a rate faster than most groups can. I know, as I am presently waiting on a buyer's bank (not Prospect) to close on the property I am selling. I would especially recommend Prospect if you are doing a FHA 203k loan, as they truly have a lot of experience with this program. At present we have a 203k, which we are using to renovate a roof on 1965 home. Prospect helped us get all of our required information from the contractor organized - and they communicated in a timely manner when issues occurred during the process. Let's face it, buying a home in today's market requires much more review and paper work than say 6 years ago. And, this is the important part, if your brokers is on the ball, they head off any issues and get in contact with you quickly, so that the proper information may be acquired. I had a great experience with Prospect in Coral Gables (used to be in the Grove) and Tyler's group.

I had equity in my building, so finding mortgage companies to talk to was fairly easy. I was hoping to find a finance company that would be easy to work with, could close rather quickly, provide cash out, and not place ridiculous covenents into the mortgage like our local bank did. After talking with Millie, who is extremely knowledgeable in mortgages, she quickly provided an offer that any company would appreciate. Low costs, long term, high LTV, low application fee etc... they really want to lend money. We closed our mortgage 60 days from our initial conversation right in my office. I had my cash out money transfered directly into our checking account without any issues. Overall, I would highly recommend Millie, and Silver Hill Funding to anyone who really wants to work with a pleasant, and results orientated mortgage company.
