Sutton Group Del Mar Realty & Property Management

Sutton Group Del Mar Realty & Property Management

Tasha was particularly helpful during covid and helped out with communications with our tenants. She took a personal interest in taking care of everything. We felt our condo and tenants were in good hands with the Sutton Group Del Mar Realty.

My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.

I only had the opportunity to work with David Tang from Tang and Kung and all I can say is that…read moreit's one of the best decisions I've ever made to go with him. I was really happy with how he handled the sale of my home, that I decided to go with him for purchasing my next home as well. David is not only an expert as a seller's agent, but he's is also amazing as a Buyer's agent as well. He's organized, tentative, very strategic, pays close attention to detail and most importantly, he listens! I would highly recommend David to anyone. He gets the job done well and fast and with your wants and needs as priority over how much money he will make off the sale. That being said, you do pay for quality service, and I guarantee you won't regret it. His team did an amazing job staging my home, taking photos of it and marketing it. My initial realtor was terrible and had my home on the market for 3 months, with only one low-ball offer, which he told me was the best offer I would ever get and that I was asking for too much for my unit. When I switched to David, people were wanting to make offers before the home was even listed, and in the end, we received multiple offers way above the asking price. I was really impressed with how well David executed the whole process - both for the sale and purchase of my homes. I will definitely use them again in the sale and/or purchase of my next property and I recommend you do too!

Not only did he manage to sell my condo unit more than the recent units that had sold but he created a seamless process which required minimal work on my end. From staging to repairing to even moving and disposing items. He is definitely top notch and very service oriented. I'd recommend him without hesitation.

Okay so I usually avoid paying for services I don't need, and I thought I could get away with "for…read morerent by owner" style renting through CL and other boards. I was trying to rent out my semi-luxury Vancouver condo but finding a good tenant turned out to be very hard. 5 Star tenants are not nearly as plentiful as tire-kickers who just waste your time. After losing two months rent I decided to try a professional property management firm. I had a business card from Orca Realty - Michael - from when I was renting a unit in the Wall Center.. so I gave him a call to see if they could help. Michael and Petr were awesome, and cool guys! They helped me to create a list of similar homes with the same statistics, and break down the similarities between them and mine. We looked over all the details such as amenities, parking, storage, neighborhood. As my condo is in downtown Vancouver, I can get decent rent . Another benefit of using Orca was they already had a large pool of AAA renters to look over, they get a lot of LUXURY houses in West Vancouver, so they know a lot of high profile renters etc. Long story short I signed over my condo to them and BOOM in 1 month they had it rented for me, with the extra parking spot. I travel a lot, so they can deal with tenant issues for me. Yeah it costs more, but it's worth it and these guys will go the extra mile for you.

Orca was horrible to deal with. Communication was extremely sparse, and getting a phone call from…read morethe real estate agent managing the property was impossible. We were told we were accepted and even congratulated, only to be told the next day that we were declined. Truly an awful experience... very unprofessional and disappointing for a real estate agency.

We contracted with IEPM to rent out our home on Saltspring Island. Let me just start by saying I…read morewould never use their services again. Though I understand why it took a few months to find a renter, I do not believe they did their due diligence in checking references. Our tenants stopped paying rent after 6 weeks, chalked up enormous hydro bills which they never paid, and in the end stole several items from our fully furnished house once they were asked to leave. Communication with IEPM staff during the beginning of these challenges was extremely challenging. When, at the middle of the 2nd month we still hadn't receive any rent for that month, I sent an e-mail and did not hear a response until I wrote another 2 times and called twice, leaving messages each time. I finally spoke with the owner and he informed me that they were having some "issues" with the tenants and was confident it would be resolved soon. It never was and the tenants were asked to leave. Once the tenants were asked to leave, IEPM stated that they checked the inventory list they created at the beginning of the rental, and informed us that there were 3 items missing from the house. When I mentioned that there were about 50 items missing from the house, some of which were on the list and several that were not the owner of the business defended his staff and said that they had checked the house after the tenants gave back the keys and this is what she found. When I showed him a locked closet that was broken into and that items on the list specific to identified locations on the paper, he continued to defend his staff. IEPM took their service charge while we are out close to $4000 in rent, hydro charges, and additional expenses to replace items that went missing. And they have done little to get the money from tenants they chose. In the end, we realize that the tenants they accepted are well practised at this sort of fraud. Our neighbour mentioned that her vehicle was broken into on her property while she was away. And that our tenant broke a hole in the fence to go onto her property repeatedly, harassing her. Lastly, the tenants left a pile of garbage that we requested IEPM to take away. They said they would and 6 weeks later when we returned again to the house it was still there. Two more phone calls finally resolved that issue.

Save yourself some trouble and do not use this company.Poor to no communication, hefty bills which…read morewe never had a chance to approve beforehand, overall poor service.
