I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

We have rented from Progress for six years (two years in Las Vegas, NV and four years here in…read moreFlorida) and will continue with them because they are nice people with whom to work. They have one flaw, however, and that is timely maintenance. Our complaint is that Progress does not maintain a team of repair techs in every area in which they rent homes. We live in Palm Bay, and the AC repair techs they use have to travel to us from Orlando or Fort Lauderdale. Loss of AC is considered an emergency by Progress, but although we reported the failure of our system on Monday, it is now Wednesday, repairs have not yet been scheduled, and we know from three past AC failures that we will not have our AC restored until next week. That means at least 7 more days of 85-degree indoor temperature for us. Maybe we are wrong about remaining Progress customers?

DO NOT RENT FROM THIS COMPANY!!!!!!!! Started a "2 year…read morelease" 9/2025 ..... lease was finally terminated early 7/2026 due to ongoing poor home conditions. It was an absolute nightmare from the very beginning to the end .....&still ongoing. I never post reviews but I feel the need to warn future tenants before renting a home from Progress Residential. Home was NOT "move in ready" as they falsely advertised. In 9 months, I put in 65 maintenance work orders. None of which the work was actually performed successfully. Consisting of ; broken windows, broken doors , broken locks, no air conditioning for months , water leak from corrosion of pipes, mold, electricity fuse box wires on fire , diseased trees falling , etc etc First they send a progress worker to your home who basically does nothing but reconfirm the work needs to be done . Then they refer it to a 3rd party vendor who can care less about getting the job done. So you do the math on how much effort /days off from work it takes to maintain these crappy homes. Orlando office workers are rude and nasty constantly closing out work orders without cause . Regional Manager Kim won't assist either , so don't believe her sales pitch . Customer Service Advocates do nothing as well , they all read from the same script. Currently waiting on my security deposit way past the florida statutes limit, they are withholding Although they let me out of my lease early at no fee due to home conditions. Do yourself and your family the biggest favor and DONT rent from them. It will be the biggest and most expensive mistake ever!

Im currently sleeping on a blow up mattress, couch surfing or staying in a hotel. This was due to a leak/roof leak that was left UNTREATED and UNREPAIRED for over 2 weeks! What started out as a drip in the ceiling resulted in the collapse of a section of my bedroom ceiling. After countless calls to their office stating this was an emergency situation, and countless calls being re-routed to their outsourced call center, they sent countless repair people who didnt have a clue what was going on. After 12 days...12 days...they sent a team over who tore my daughter's bathroom (upstairs) apart, left her toilet in the tub, ripped her bedroom wall apart and left for the day. They returned to repair my ceiling, my wall, and my daughter's bathroom and bedroom wall. Think it ends there? Oh no! They painted the walls (if that's what you want to call it) a different shade, but only in the areas they had repaired, in both my bedroom and my daughter's bedroom. And now we wait, for them to return at a future date in time to repaint the room. So, my furniture...all my furniture sits in the garage or the living room or where ever else we can find room, till they come back to repaint. Oh and my bedroom has a stale musty smell to it. Could it be mold from the time the ceiling collapsed and no one came to repair it? My advice to ANYONE thinking of giving your hard earned money to this company, save your money and your sanity, go else where!

I recently had the good fortune to become acquainted with Matthew McLean of Shoreline Realty in…read moreDaytona Beach after observing his excellent service involving the sale of a neighbor's beachside Daytona Beach home. When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus. If you are looking for a real estate agent in Volusia County who's willing to put in the work and go the extra mile, I enthusiastically recommend Matthew McLean of Shoreline Realty.

At the meeting, they discussed cameras in the complex to help with the issue of people driving the wrong way. Multiple times I've almost been run over! That was FIVE YEARS AGO THEY DISCUSSED THIS! The HOA gave me a huge issue about my unit bathroom renovation. Nothing was said when my downstairs neighbor did his WITHOUT PERMITS! Nothing was done about building materials in the dumpster by someone else, but they HUNTED ME DOWN about mine when I arrived! Selective enforcement is a serious legal issue guys! Let's enforce this with everyone!!

I could write an epic tragedy about our experience with First Service from before we moved in to…read morethe present day. Fortunately, my fellow condo owners at our complex finally overthrew the board and are in the process of finding a new management company. Previous reviews mentioning the click to pay service are spot on. I have had multiple issues with it, and have paid penalty fees on top of "convenience" fees up the wazoo. It's not user friendly, it's not convenient, and they offer no alternative to avoid the fees. Before we closed, the office manager, Laurie assured us that the high HOA fees were temporary and they were on the verge of winning a lawsuit over poor construction only to have the fees rise every year and after three years get hit with a $13,000 special assessment!! It gets worse! Our HOA fees doubled, DOUBLED last year!! It gets worse!! Laurie the manager has been nothing but rude and dismissive during HOA meetings and anytime confronted with an issue. I am not putting full blame on First Service for the rising costs of owning in this complex, but if Laurie had not lied to us regarding the lawsuit or if First Service hadn't settled the lawsuit for such a small amount, I would not be writing this review. Please do not consider owning or renting any type of property run by this company. That is all.
