Roaches in the living area. Unit came with very old outdated carpet.

Disgusting place to live. INFESTED with roaches. Climbing over bedding, kitchen, couches. No matter how many times sprayed the roaches came back. If I could give this place 0 starts I would. Management was helpful but still would not sign a lease here. Definitely DISGUSTING

A whole lotta mold in the shower

The kitchen closet has a washer and dryer within it, and the bathroom is equipped with an iron, ironing board, and hair blow dryer. The kitchen is a full kitchen with a full-sized fridge, stove, oven, microwave, basic drip coffee maker, silverware, pots/pans, and plateware. It's a shame The Lofts aren't walking distance from a supermarket, and there's no public transportation to get to one, because that kitchen could be useful. There is a Walgreen's about 0.8 miles away. The location is super convenient to the University of Texas Arlington as well as downtown Arlington and the restaurants on Abram Street. So, there's access to food, just not groceries. Being so close to where the local WNBA team plays, and doubling as a university dormitory, the area/hallways can get a bit rowdy on weekends. In general, I found if I shut the bedroom door that it was plenty quiet. The central air worked well (although I couldn't figure out the thermostat). It gets a bit bright in the morning, and the shades knock out about 60% of the morning sunshine, but certainly not all of it. Both the television in the living room and the bedroom are equipped with cable channels. The room comes supplied with Dial white soap, laundry detergent, fabric softener, and a shower cap. No shampoo! You also are given only one towel, one wash cloth, one hand towel, and one bath mat at a time. Plan accordingly. Overall, I consider my stay at The Lofts at College Park to have been quite pleasant.

My main issue is that they conduct unit entries in which they enter your apartment and even your personal bedroom ( I have 4B4B) without telling you when exactly they are going to be coming. They give you like a week range in which they'll come with maybe a day or two's heads up but anytime between the hours of 10-7 they are able to just enter your apartment with only giving one knock as a heads up. This is frustrating as you are kind of in a chokehold the entire week and feel like you can't nap/ use the restroom/ shower when you're at home as they could be trying to enter your unit at any moment. They say these are for safety but not sure how this is effective as if someone really did have something unsafe in their apartment they could literally just remove it for the week and then put it back in as soon as the week is through as we are technically given a bit of a heads up notice. I'm a fairly private and also unfortunately messy person and this is a source of stress for me that I think is unnecessary. Part of the reason I got an apartment in the first place is to have a source of privacy and a space of my own and the idea of someone poking through my room unnecessarily is aggravating and feels like a useless invasion of privacy. Otherwise this place has proved to be a pretty decent place to live but just be aware of them conducting random unscheduled room searches ( gives military/ strict parents with a high schooler/cult vibes lol) PS would love if management didn't leave an AI generated response to this lol, yall always leave stuff like please reach out without offering any actual solutions or responses to criticism. Would love an actual response from a human or nothing at all !

I am a current resident at Liv+ (though, thankfully, my lease is ending soon and I will not be…read morerenewing) and I do not suggest living here. To start off, I will bring up the roommate pairing system. I was given a form to fill out that asked me about my allergies, if I owned any animals, my habits and what I look for in a roommate. I filled it out, along with everyone else, and submitted it. I indicated that I owned no pets, but would be ok with someone who did own pets. I was given two other roommates; one woman who owned a large, well behaved and friendly dog...and one woman who was extremely allergic to pets, and had to take allergy medication daily if she was going to be around pets. Both of the women had indicated their respective issues; the woman who owned a dog explained she had one and was paying pet rent. The woman who couldn't be around pets had marked this on her file and provided a doctors note. Eventually, the woman who owned the dog had to move out of the apartment into another unit because of this issue. Other problems include; a constant, unbeatable roach infestation. They live in the halls. If you call the exterminator, they will exterminate you apartment and the roaches will be gone for a few days, and then roaches from the hall will just move back in. The fire alarm always goes off. The first day I moved in, the water main connected to the sprinkler system broke...and set off every fire alarm (5-6 per unit, plus all of them in the halls) on, at 3AM the day before the first semester started. The fire alarm continued to turn on and be shut off until 5AM. Beyond that, every time I use my stove top, the fire alarm goes off. I have boiled water and it sets the alarm off, even with all windows up and two fans running. I can no longer use my stove top because it sets off the fire alarms. It is not just my unit, on any day I hear at least two other units set off their fire alarm in my building. I called maintenance to check my alarms. Someone came by and one by one took down each alarm and checked them. Taking down the fire alarm sets the other ones off. So they come in and set off my fire alarm about 5 times, tell me nothing is wrong with them, and leave. There are constant water leaks - usually coming through active light fixtures. And not always a small amount of water. On one occasion, I came home to my entire kitchen soaked through and water just pouring out of the lights above the kitchen island/bar area. Mold; there are multiple places in my apartment that have been previously water damaged and now have mold eating away at them. The paint flakes away and the material is peeling back layer by layer. All maintenance does is paint over it again. You cannot run the dishwasher or laundry machines and have hot water in the shower. You can only do one at a time or else your water goes cold in under five minutes. Do not live here unless you have absolutely no choice. If you are forced to live here, make sure you take pictures of all the mold and roaches you find (because you WILL have them) so that the company cannot try and blame you for the damage.

In my three months of living at Loft Vue, Fort Worth, I experience - poor/ lack of Air Condition for over a month - gnats and roaches infestation due to the neglect of regular trash pick up (even the chute in the trash room began to overflow due to build up). Thus leading to many code compliance laws being broken. (The case number for the property is 20-557356. You should be able to look it up online and view the details of the case or call customer service for Fort Worth compliance with the case number to get details.) -leaks in stairwells, leaving possibly of slipping - lack there of upkeep and cleanliness, never once in my time of living there were the hallways floors mopped nor even swept -elevator being down for weeks - lack of proper security such as : *broken locks on outside doors, enabling anyone to enter. Still currently broken. * Multiple instances with the gated garage door was unable to shut; again, allowing anyone to enter. - and unkept promises from management: such as a $200 gift card being (as part of leading deal) and never receiving it despite written assurance I would. TCU students and parents, as a senior, I advise living in a dorm or alternative housing. Yes, I understand there are certain benefits to living in an apartment verses a dorm, yet for your health and safety, live elsewhere. For what Loft Vue costs, it is not the place to live. They paint a beautiful picture of what they'd like for you to see on their social media; don't buy it. If you'd like pictures of all things listed above, leave a comment and I'd be more than happy to present proof.

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.
