He gave us a very good price that included sewer scope. We had a scheduling and a waiver issue with the builder on his first attempt where we were frustrated and he calmly told us, we just gotta "roll with it". Inspection day came and we did the wrap up via facetime with our agent. The inspection was throrough and very complete. He explained everything and went over each item. We will be calling him again for follow up before our warranty ends. Thank you.

Thorough inspection. Reasonable pricing. I added a sewer…read moreinspection and he took several videos of the sewer and identified a short stretch of old orangeburg. But the thing that I really appreciated was that after the inspection, they've already been paid, and I'm hiring people to do the repairs. I texted the inspector several times for follow up details and help weeding out the bs of some of the tradespeople trying to sell me stuff. He was responsive and helpful, even though he didn't need to be. Turnaround time was also good. I hired them and they were out for the inspection within a couple of days. The report came same day. I'd recommend Patterson for your home inspection.

This has been by far the worse experience!! First time homeowner and I had Adam Pitman as my…read moreinspector who let's just say....didn't exactly "inspect". On the second day after closing on my home, my A/C unit compressor completely goes out. It was obvious the rear coils were rotted into dust which was not noted/discussed/or pictures were not on the report; a pair of scissors were thrown inside the unit and the coolant leaked completely out. I am no technician and even I could tell you that the A/C unit was not in good condition. After immediately contacting my home warranty, they would not cover it and now I need to purchase a new unit. Had I known that there were issues I would have reconsidered my offer in purchasing this home. As a consumer, we trust that we are paying for quality work which has been 100% disappointing. If you are looking for an inspector, I definitely would never hire this company again. I trusted Adam to do a thorough job and it has been upsetting to know how sloppy this was handled. Not exactly the way you want to start off on your new home.

Erin came out to inspect a house for us (buyers). He was professional, detailed in his…read moreexplanations, and thorough in showing us where the issues were located (if accessible, and if not he had detailed pictures). After he is done inspecting he emails two reports, one with every detail in the inspection and one as a summary. In the summary it marks items that need to be addressed immediately, normal wear and tear, and just questions that may be valuable to ask the seller. They also work with a pest company to inspect for problematic bugs like termites as an additional service to purchase. I believe the price of the inspection and termite inspection (as of June 2020) is good value because of the detailed nature of the inspection and coordination of the two services. As a buyer or seller, I would use PHI again and would recommend to other buyers/sellers. I noted there was one exceedingly negative review here on YELP. I can't speak to the gentleman that did that particular inspection, but I will note that my experience was the exact opposite of what that reviewer described, and the circumstances of that reviewer are questionable (having another inspector do the initial inspection, fixing items, then hiring a second inspector to come out and claiming he came out 3 times even though they weren't satisfied with his work). My suggestion would be if you're worried about it, possibly request that Erin is the one who comes out to do your home inspection. This was during the CoVID pandemic, and he wore a mask the entire time and maintained social distancing guidelines.

I reached out to Karl and he I told me the inspection was good for 30 days. So make sure you do your own inspection within that time. Not sure why I paid for an inspector if i need to do one myself. That's what I though I paid Karl to do. He also told me there was no access to the attic due to duct work. This I later found out not to be true it was just a piece of insulation for the access hatch. You would think a home inspector might know this. Not sure it was Arizona summer time. Hence I did not notice the garage.
