    2026 -- Management has hit a new low. It was never great,…read morebut previous teams were at least responsive. The current team is disorganized, inconsistent, and careless with resident safety. The car fob has been replaced with a large transparent sticker (approximately 5 × 1 inches, with bold silver and black text) that residents are required to place on the headlight. This is a questionable and unsafe instruction. Under California vehicle requirements, headlights must remain clearly visible, maintain their required white color, and not be modified in a way that affects performance. A sticker of this size--especially with reflective silver elements and patterned lines--can scatter light, create glare, reduce brightness, and distort the beam pattern. This may be interpreted as a modification of the lighting system and could place residents at risk of non-compliance. The previous interior tag option, used for years, has been removed, leaving only exterior placement. This forces residents into using a safety-critical vehicle component for identification purposes without a non-damaging alternative. Beyond regulatory concerns, adhesive on headlights can leave residue, cause surface marking, or damage the lens over time. It is also visually intrusive, disrupting the clean design of the vehicle. The sticker functions as an external ID key linked to a resident unit, raising both practical and safety concerns when applied to a vehicle. From a technical standpoint, headlights are engineered with precise optics, and even minor obstructions--particularly reflective or patterned materials--can affect light distribution and visibility. This is not an appropriate application for a lighting component. Under California vehicle equipment standards, lighting systems must remain unobstructed and fully functional without alterations that impact visibility or performance. This raises a basic question of judgment: why require residents to place an external identifier on a safety-critical vehicle component instead of using a non-damaging interior tag as previously implemented? If a ticket is issued, it is legally the driver's responsibility, even if the requirement came from property management. If a sticker on the headlight is deemed to obstruct or alter the light by an officer, the driver--not the property manager--is held accountable. In that case, the fine is paid by the vehicle owner/driver. From a safety and operational standpoint, this approach appears poorly considered. Repeated Management Issues Alarm replacement was scheduled, residents waited all day, then it was canceled last minute. Residents were asked to clear balconies for inspection, but staff only came to replace an AC filter. Maintenance tasks are split across multiple days with poor coordination. Key fob pickup is no longer delivered and requires in-person pickup during limited office hours that don't match working schedules. This reflects not only poor organization, but poor judgment in execution. Replacing a long-standing interior tag system (used for over 16 years) with a low-cost exterior sticker prioritizes administrative convenience over resident safety and vehicle care.

So, when we decided to purchase a second home in Newport Beach, we thought they would be a good choice. We found a home we wanted to see, and Sean sent one of his agents whom we had not met yet to do the showing. That's when we met Ryan Tarr. That first house wasn't for us, but Ryan was dedicated to finding us the perfect home within our budget. We weren't exactly sure where on the peninsula we wanted to be, so he helped us narrow down our search by spending a day with us driving through it and pointing out the advantages and disadvantages of all the different areas. Once we decided on an area, he was on it! It seemed like he never slept and treated us like we were his only clients. He worked hard showing us many properties. We don't live in the area, and he often went to new listings and walked the property while we were on facetime so we could decide if we wanted to fly down to get a real look. A couple months in of looking and unaccepted offers it seemed like nothing was coming on the market and we were feeling a bit discouraged. Then I got a text message from Ryan with a picture of a stack of addressed envelopes. He was mailing all the owners in the area of our interest! (see attached photo) A few weeks later there was a response to his letter, then more houses started coming on the market. He went above and beyond, and I believe got things stirred up in the market. Even though it took us 6 months to find what we were looking for; the wait was worth it as I am confident, we found the perfect family vacation home that will be in our family for years to come. As an extra bonus our family has a new friend and go to real estate agent in Ryan.

I went to go work from a café, and didn't realize the parking lot I parked in wasn't affiliated with the restaurant I went to, but that it was a whole different plaza altogether, as the names of the plazas are very similar, and everything is very close to each other. I come to find out that without a single warning "~*BeCaUsE tHeRe WeRe SiGnS*~", so my car got towed, and I owed $569. I tried to call this company to explain my situation, but no one would answer.

They will just simply and indiscriminately tow your car if they feel it has been sitting there longer than they would like...whatever time frame that may be. These crooks just make up their own "rules" as they go. How any of this is legal is beyond me. Also note, there is no clear sign indications of what these frauds considered their rules to abide by when parking there is. Since I spend so much time in that area I have seen them do this to countless paying customers who were simply walking back to their car after lunch.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

NOT SAFE, NOT PROFESSIONAL, AND NOT WORTH THE RISK I truly tried everything to resolve the issues I experienced with this property, but the management company refused to take responsibility for extremely serious safety problems. From the first day, my apartment had plumbing issues and a strong odor. I emailed repeatedly, but no one ever came to inspect. eventually contacted the gas company, and they found an active gas leak coming from the stove--a stove owned and maintained by the complex. I had been unknowingly exposed for weeks. The storage area directly beneath my anartmant apartment was packed floor-to-ceiling with hazardous chemicals, paint buckets, clutter, and materials, which only worsened the smell. Even with photos and written complaints, management did nothing. (Attached pictures) Despite the uninhabitable conditions and their negligence, they kept my deposit and even sent me to collections. I filed a BBB complaint and attempted to work out a solution multiple times, but they refused to act responsibly. I'm now considering small claims court for personal injury related to the prolonged gas exposure. I also want the property owners, Linda and James Reitch, to know how poorly their management company is representing and maintaining their property. I will be forwarding all documentation to their Trustee through proper channels. To make matters worse, the application process was extremely intrusive. I have a high credit score and a stable job, yet they demanded a very high deposit AND required third-party access to my bank account. With such strict requirements before move-in, l expected much better safety, maintenance, and professionalism afterward. Based on my experience, I cannot recommend living in any property managed by this company" Daniel, I am responding with documented facts and dates. I moved in the first week of August. From the start, the bathtub had issues that worsened quickly and became unusable. I submitted a formal work order on August 30, only weeks after moving in. On September 13, I emailed and submitted a work order reporting persistent fumes/odors in the unit. No one was sent to inspect. After continued inaction, I contacted SoCalGas myself on September 25 because the odor persisted. They confirmed and repaired an active gas leak from the stove, which is owned and maintained by the property. While it was fixed the same day once SoCalGas was involved, this occurred only because I escalated it after management failed to respond. Had I not done so, I would have continued to be exposed. I was also charged for a bathroom screen that was missing at move-in. I have the original email and ticket number requesting installation. The ticket was closed without the screen ever being installed, yet your BBB response incorrectly states I owed for it. I raised safety concerns about the garage beneath my unit being used for non-residential purposes. After reporting this, tenants were informed of my complaint, which led to hostility and caused me to feel unsafe. I did not leave "simply to break a lease." I vacated due to unresolved habitability and safety issues after repeated attempts to resolve them in good faith. All of this is documented through emails, work orders, third-party findings, and video evidence. I stand by my review.
