I know this place as Select Property Management in Paradise, CA. The apartment I've been living in for almost 18 years was sold to the Sandgren Brothers (Eric and Brian) in Yuba City, CA in January 2024. Kim Black runs the property management and her sidekick, C.J. Zarback, a realtor from Chico, CA, does her dirty work, that is, handing out "notices of termination" which he carefully explains are not "evictions." Nevertheless, I have to leave here by 9/10/2024. C.J. tried to sneak the "notice of termination" on my door quietly on 7/11/24, but I caught him at it. When I told him I had nowhere to go and no money to get there he pursed his rosebud lips and made his beady little eyes (fake) sad and trilled, "I'm s-oo-rr-rrr-eee-ee!" Yeah, I'm sure he is, but I'm turning 80 in November and I'll probably be spending my birthday on the street. I'm gloating about a couple things, tho'. There are things wrong with this place that are so expensive and difficult to repair that they're going to have fun fixing them. I highly recommend not doing business with these people! They did a background check on me & seen that I have no credit & said that I needed a cosigner. I payed the fee for my gramma to cosign & they said that I was good. After a week I received a call stating that I owe a small claims fee from 2009. I got the case number & someone with the same name as me did wrong with a property management & will not rent to me because of it. I did alot of foot work to get the case file & to see that there is no Birth Date, Signature, SSN or Photo ID of the person. I also tried contacting the person that took this lady to court & I've yet to receive nothing. Also in the file it stated that the lady owed rent in August of 2008 which I wasn't 18 years of age. This rental company was one of the hardest I have ever worked with. They refused to spray the property that was infested with ants which caused the driveway to collapse which they also refused to repair. I then had to pay for this myself out of my own pocket because we couldn't keep living in an ant colony.They stated the driveway is cosmetic and not part of the house to be maintained by them which left me not able to use the driveway in my own house anymore. The microwave also went bad that was wall mounted and refused to replace it and on top of that I was expressly told I may not remove it so that left me with a totally useless space in the wall with the busted microwave. Again we were told this is cosmetic and not part of the rental, this was an "added extra they are not responsible for replacing".This was all said and done way before the reason for my review here though. My main reason for this review is that we were part of the Camp Fire that destroyed Paradise and we had already paid rent for the month. We have made numerous calls to resolve this but are not able to get through nor has any one contacted us about our house that was burned to the ground. As far as I am aware, during a total loss like this one the deposit and pro-rata amount of rent due for return should normally be processed. They haven't even called me or emailed me once about this let alone to find out if we even made it. Don't deal with this agency if you can. Sadly they had a monopoly of a lot of houses in our area in our price range and we had been living in the house they took over as agents for at the time so we had no choice. We now sit in the position where all of our expendable income was spent on a deposit for a new place hoping to hear from them to be reimbursed what we were due in rent for a house that burned to the ground and clearly were not able to live in anymore... I am hoping someone sees this review and contacts us although I'm not holding my breath considering previous issues listed above... I believe much of these are illegal practices which they continue to employ which may lead me to seek legal action in this regard. Update coming soon... read more

I recently applied for rental property through this company work specifically with shelby mills who seemed to never actually review my application at all the property I was trying to rent was 5587 crepe myrtle dr 38115 every document requested was sent over ,shelby then stated certain info she still needed then I informed her it was sent over only then she stated she found it, I received a email from her on 10.23.20 stated that had received all documents allow at least 48hrs to send over to owner for approval or denial after not hearing back I reach out to shelby mills and she only then told me application was denied for no rental history when stated on application my previous address I rented home for several years and had to leave due to sudden illness of parent she told me my rental history was too old what she stated made no sense and she began to attempt to run circle around me but failed I wouldnt recommend dealing with this company at all and as a property owner they could potentially run off great renters she seemed very unorganized and honestly couldn't careless rather u got property or not she was very unprofessional read more

This property management is incredibly unprofessional. My roommates and I are between the ages of 19 and 22 and we have lived here for 5 months. During this time we have had No noise complaints, no issues with the neighbors, and have paid rent not only on time but early every month. Most of us not only work but go to school full time as well. Even though we have been excellent tenants they still treat us like we are dumb teenagers. We have had several repairs needed to be done and they have only fixed one since we moved in. Also, one of my roommates decided to move and the lady humiliated my boyfriend and I in front of everyone in the office telling us that if we can't prove we can still live there she will evict us immediately. So was so rude I was in tears. Don't get me wrong not all of the lady's in there are cruel like that, but if you are a young hard working person like myself they will still discriminate against you and treat you like dirt. read more

My neighbor in Magalia hired this company after a bad experience with another real estate mgmt firm. These people were "WORSE"; unprofessional, cussing her, not keeping up to date with the renters in her house, etc. Renters obtained 2 big dogs, lease called for 1 small dog; CB Properties NEVER checked on it; result: $2,100 damage to her house. CB Properties would NOT stand behind landlord; instead, charged renters only $900 from the $1,800 deposit! Caused landlord to have to anty up the rest. VERY UNPROFESSIONAL employees/company. NEVER go to them if you want honest & reliable renting or rentors. read more

I came to CB Properties as a property owner hoping to ease the difficulty of finding a good renter. During the time my property was with them, they did not bring me one rental application. They also called with a water leak "emergency" hoping to send a maintenance person out on a service call. A friend of mine was in the area and stopped by within an hour. There was no water leak or water damage. It did appear they had loosened the connection to the water heater for a short period of time. Highly suspicious. My keys could not be found when I decided to pull the property from their management. They promised to mail them, but they were never received even after followup phone calls. Would not recommend risking your property to their care. read more

Extremely unprofessional. We initially turned in an application for a house that someone got to just before us. We turned in the application anyways and were told that with the application fee we could apply it to any house that they had available. We (my boyfriend and I) turned in along with the applications a reference list, proof of renters insurance, proof of pet rabies vaccinations, a co-signer letter in case it was needed, employer references, and copies of pay checks to help move the process along. We have extremely good references from past landlords as well. The first house we viewed was showed to us by a very friendly older lady who was very sweet, and we really enjoyed working with her. The next four houses we saw, were showed to us by the lady who said she handled all rental applications and she was extremely rude. She would just stand outside on her phone while we looked in the house and didn't show us anything or explain anything to us. Regardless, we settled on one of the houses and asked her to apply our application to that home. I followed up by calling every day for the next two weeks. If I got an answer, the same lady would tell me she was still waiting to hear back from one of our landlords and could not move forward until she spoke to them. Keep in mind that said landlord was from over three years ago and was your typical college campus slum-lord. I expressed to the woman that these slumlords more than likely don't even remember me living there, if they even were to get a hold of them, as they owned over 30 properties. I suggested that they call my landlord prior to that one, as well as the THREE following, as I knew they probably would not reach that particular person. Not only did they apparently not reach them, they never even returned our calls, or contacted us. If they were not going to approve us because of one landlord from years ago in our college days, the professional thing to do would be call us and let us know. Instead, they told me for weeks they would call when they had an answer, and never had the decency to even call. I would like to call this waste of time and money a blessing in disguise because the houses we were considering renting from them were all trash and we were settling for a high price. We ended up finding an independent home owner to rent from and couldn't be happier with the beautiful home we ended up in. Use craigslist to find a place and do not waste your time with this company. They just give you the run around instead of being straight forward and to the point. read more

This property management company is incredibly unprofessional. During the walk-through inspection, she told me that it was one of the cleanest move outs she had ever seen. However, when it came time to receive our deposit, we were charged a full cleaning fee and other unnecessary service fees, resulting in only $200 returned from a $1000 deposit. To top it off, the staff is very rude and unhelpful. Don't give this company your business. read more

My sisters and i have been using CB for the past two years and are extremely happy with them! We NEVER have to worry about our property as CB takes care of everything--minor repairs, collecting rent, finding tenants, getting estimates on major repairs, etc. Highly recommend! read more

I called and spoke with a leasing consultant with CB Properties and was NEVER told that an old bankruptcy would prevent me form renting from them, the guy Robert(leasing person) told me I was approved on December the 14th and we began looking at several properties. Every property I was interested in he would either show it to me and it would be gone the NEXT day or they properties were listed for rent online but still occupied or not clean and available to view. I have talking to Robert and Doyle for almost 3 weeks regarding the viewing of properties and never once did either of them mention my application was denied due to a discharged bankruptcy form 6yrs ago. Only today 1/2/19 when I saw a new property they listed available online today that I was interested in I was told about this old bankruptcy affecting me. I feel I was mislead and my application fee needs to be f=refunded because if they don't accept potential residents with old bankruptcies then that needs to be disclosed before customers waste their time, gas, and money viewing and paying to apply. I want my application fee refunded and never to do business with this company ever again because they are scamming people. read more

My roommates and I contacted CB Properties in October 2016 and filled out their applications. We had to do a little paperwork to verify income but they walked us through the process and they were extremely patient and helpful. We had to find a place by the end of November that had 3 bedrooms, 2 bathrooms, a fenced in backyard and would accept pets. The ladies at CB were diligent, kind, understanding and never gave up on trying to find us a home. I am happy to say that we will be moving into our new place 11-26-16 and our new place is more than we could have hoped for for approximately the same rent we are now paying for a 2 bedroom 1 bath place. I have previously been a landlord/property manager and I know the process. Even if you have a good application the owner of the property may like someone else over your application and the looking, finding and getting approved by an owner can be very very frustrating. I have read the negative feedback on here regarding CB Properties and I have to say that I did not find my experiences to be anywhere near what those folks have reported. I always figure you get treated the way you treat other people. I would highly recommend this company and the ladies who work there!!! They worked a miracle for me and my roommates! read more

I feel like CB properties are good at collecting application fees and wasting peoples time and that's about it. I applied in person for a place to rent, and am overqualified with great credit without any response while the specific rental is still advertised as available to rent. Their website and Craigslist adds are poor at best. I feel extremely bad for the people that hire CB properties as property managers as their rental homes continue to sit on the market while they have renters who are qualified and ready to sign a lease. Very unprofessional! I scheduled a walk through of one of their rentals in Oroville before deciding whether or not to rent it. My boyfriend, 3 month old and I live and Paradise and we both work in Chico. I scheduled this appointment with them the week before. The only time that they could show the rental was when we were both working. We both took off of work early to look at it. I drove to Paradise to pick up my child before driving down to Oroville and my boyfriend drove directly from work in Chico. He noticed when he got there that there was other people looking at the property also so he went in without me to let them know that we were there and interested. This is when they informed us that the property had already been rented and they were doing the move in inspection. Really?! Absolutely ridiculous! Not only did I take off work early and drive the entire county to be there, but this lady did not even apologize to us for the extreme inconvenience she caused and the money that we lost. Instead she made up lies about how she had tried to call and was unable to leave a message on my phone. My phone is in perfect working order and has been receiving phone calls and messages the entire week. I would never rent from these people and I will make sure to let everyone know of this situation. I can't imagine how they treat their actual tenants if this is how they treat people that are looking at their rentals. read more

My roommates and I, all mid twenties, rented a house from CB last year/early this year. And while we loved that house, the owner of our house and the neighbors were an absolute nightmare. The owner, who was supposed to stop by once a week to do some "landscaping", routinely showed up whenever he pleased without prior written consent and I recall only 2 occasions where he actually did any physical yard work. Our neighbor, who was a spiteful, bitter, hateful old bag of a human being frequently called our property manager and the homeowner to tattle on us for the most ridiculous things even though we were very quiet, respectful neighbors. I realize most people think "college age" and immediately assume we're loud party animals but we're in fact all working professionals and my boyfriend/roommate is a classically trained pianist. She hated that my roommate worked third shift and complained about him starting his car to go to work at 1am. Just an awful person... Regardless, all of these issues with the owner led to us getting almost none of our security deposit back despite us hardly having any furniture and living extremely gently because the owner hired someone at almost $40/hr to clean our house for 18 hours after we moved out (so ungodly unnecessary). I realize none of this is CB's fault and everyone at their office was super friendly, helpful and professional, however I was disappointed that even though my property manager agreed that the owner and the neighbor were ridiculous, and even though the owner frequently stopping by was in complete violation of our lease, there wasn't really anything she could do to help. It is absolutely not her fault that Paradise is a town that hates young people though. With that being said, I would absolutely rent a different property from them as their staff was intelligent, friendly and very professional and they have best selection of nice properties in town. read more

Where do I start?! Reading all these terrible reviews I can't believe CB Properties is still in business. If you care about your money, your peace of mind and your sanity then never even consider using this terrible company. They did so many unprofessional, unethical and completely terrible things to me and my family. We spent four years renting a house that they manage. Although there were so many things that ended up happening, the very worst started during our 3rd winter in the house. A leak formed in my sons bedroom. We called to let CB know about it. We never heard from them (like always) we called back four different times. Finally an insurance adjuster came to take a look. (can you say insurance fraud?) Then again, never saw anyone to look at the leak. The winter was a dry one so we never had much problem with it. Then this last winter with all the rain the leak got worse. We called CB again, and again no response. We called again and a roofer came out and said he would like to fix it but wasn't given the okay to do so. One wet and rainy night we could tell the leak was getting worse. Sure enough the actually ceiling fell in onto by son's bed ruining his bed and desk. Again we called, and this time we got absolutely no response. We called and e-mailed over and over without any success. After two weeks with a huge hole in our roof, and my two son's sleeping in the living room a maintenance man came to "look" at the hole. He told us he couldn't touch the hole until the roof was fixed. After 35 days of calling, letter writing and e-mails still no one ever came to look at the hole. We felt we had no choice but to move. I have a family with four young children. Do you know how much it costs to move? Not to mention even find an adequate house in Chico that we could afford? Then to top it all off they wouldn't give us our deposit back. I had to threaten to take them to court, and even then they took the whole deposit claiming we owed them money. This isn't even including when the septic overflowed every 6 months and they refused to have it fixed, as well as the dishwasher and numerous other things. I know the owners are as much to blame for this terrible experience we had as the management. But, isn't the property manager suppose to help you deal with the owners? We dealt with several people in the office at CB Property. It got to be a joke how each one would blame the other for not getting things done, or how they wouldn't return our phone calls. One woman would actually lie right to my face, telling us we would get our deposit back or she would have something fixed, and then it never happened. We have moved and now I know what a real property manager does. They return calls on the first day, they are courteous and professional. They actually do their job! CB Property on the other hand, does NOT! If you care about having an ethical, professional experience with a property manager then do not use CB Property. In fact, if you are considering using them at all, my advice is to run and run away fast! read more
